FLORIDA, AUTHORIZING WAIVER OF PLATTING
' REQUIREMENTS OF PROPERTY DESCRIBED HEREIN ,
UPON APPLICATION OF OWNER, E. L. ALLEN.
BE IT RESOLVED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF
SOUTH MIAMI, FLORIDA:
-Section I. That the application of E. L. ALLEN, owner, for
a Waiver of, Plat to permit division into two building sites of
the following described property, to-wit:
TRACT 15 .NELSON HOMESITES, PB 39/57
Dade County, Florida,
be and hereby is APPROVED upon the following conditions:
✓(a) That said Tract be divided into two equal parcels each
��. having.-A frontage of approximately 161 feet on SW 64 Street and
SW '65 Street.
✓(b)_. That. any, building to be constructed on said parcels
shall faee and front on SW 64 Street.
? .(c) That the property owner enter into an agreement with
the City for. the installation of such improvements as shall be
required by. the Public Works Department of the City and the posting
with the City a bond with adequate Sureties for 110% of the estimated .
cast of such improvements to guarantee the installation thereof:
✓ (d) That Waiver of •Plat be approved by Metropolitan Dade .
County in accordance with the Dade County Subdivision Law.

ARTICLE III. ZONING REGULATIONS
20-3.1 Zoning use districts and purposes.
(A) Zoning Districts Established. In order to implement the intent of this Code and the
city's adopted Comprehensive Plan, the City is hereby divided into eighteen (18) zoning use
districts with the symbol designations and general purposes listed below and permitted uses
set forth in Section 20-3.3(D). A planned unit development (PUD) district is also created in
Section 20-3.7. Standards shall be uniform throughout each zoning use district. District

(B) District Purpose Statements.
---� (1) "RS-I"Estate Residential District:The purpose of this district is to provide for estate
[ type single-family residential development located in a spacious rural-like setting
which emphasizes the preservation of open space.This district is appropriate in areas
designated "Single-Family" on the city's adopted Comprehensive Plan.
(2) "RS-2"Large Lot Single-Family Residential District.The purpose of this district is to
provide for semi-estate type single-family residential development located in a
relatively spacious setting which emphasizes the preservation of open space. This
district is appropriate in areas designated "Single-Family" on the adopted city's
comprehensive Plan.
(3) "RS-3"Medium Lot Single-Family Residential District:The purpose of this district is
to provide for low-density single-family residential development located in a moder-
