Since I will be out of the city the night of November
the 9th, I am taking the liberty by means of this
letter to protest any additional variance for the sub-
ject property.
As you know, this property was rezoned just a few ' .
months ago. The property I own is directly across
the street from the subject property at the corner
of 69th Avenue and 64th Street. The variance they
are asking would put these houses . directly in my
front door.
I bought my property oven ten years ago because it did
have one acre zoning, and with the set backs that we
have now, it certainly gives you a certain amount of
privacy. If this variance is allowed, these will be
the only houses in the entire neighborhood set that
closely to the street and in my opinion, will give the
entire neighborhood the look of a project.
I do hope you will consider the problem we have and
rule against any change. Thank you very much for
your consideration.

Dear sirs,
We have a contract to purchase lot 1, block 3, Tranquility Estates
(which is at SW 68th Ct. and 63rd St . ) with the provision that we
can obtain a one-foot variance required to build a house we already
have designed for us which was intended for another piece of proper-
ty.
The problem arises from the interpretation of the facing of the
lot. We intend to build the house facing the north, so that it
will be back-to-back with the house on lot 6 (or on Hardee Rd. and
68th Ct. ) owned by Mrs . Dill. But since the short side of the lot
is along 68th Ct. , the lot is considered to be a west-facing lot
with set-backs of 25 feet required from the street and from the
rear property line.
As we have the house planned, the east side of the house will be
within 24 feet of the property east of us instead of 25 feet.
Since the property there is the back yard of an acre estate, there
never will be a house built there anyway. And the house behind
the house we propose to build is within eight feet of that line
because that lot is considered to be a south-facing lot .
Both of the neighbors - Mr. Bookbinder who owns the acre east of
our lot , and Mrs . Dill who owns the lot south of us - are agreeable
to the variance, as borne out by their accompanying letters. So
Is 7'ranquility Estates agreeable, also evident by an accompanying
letter. None of the rest of the property is developed, so there
are no other neighbors.

RESOLUTION OF CITY OF SOUTH MIAMI, FLORIDA,
GRANTING VARIANCE AS TO REAR SETBACK REQUIRE-
MENTS SO AS TO PERMIT CONSTRUCTION OF A RESIDENCE
ON LOT 1, BLOCK 3 , TRANQUILITY ESTATES.
WHEREAS, ADON C. TAFT duly made application for a
variance as to rear setback requirements so as to permit
construction of a residence with a 24 foot rear set ack on
the lands hereinafter described, and
WHEREAS, the . Planning and Zoning Board of the City duly
held a public hearing on said application on the 29th day of
June, 1965, and recommends that the application be approved
and the variance granted, and
WHEREAS , the City Council, after hearing of interested
parties, finds that the existing zoning regulations as to
rear setback requirements would cause undue hardship and
difficulties if the variance were not granted
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
CITY OF SOUTH MIAMI, FLORIDA:
1. That a variance as to rear setback requirements is
hereby granted so as to permit the construction of a residence
with a 24 foot rear setback on those lands legally described as:
Lot 1, Block 3, TRANQUILITY ESTATES, according
to the Plat thereof as recorded in Plat Book
78 at Page 64 of the Public Records of Dade
County, Florida
2. PROVIDED, HOWEVER, that in the event an application for
a building permit is not filed with the City within 180 days'
from the date of adoption of this resolution, the variance
granted herein shall become null, void and of no force and
effect without further Council action and the property shall
revert to its prior zoning rights and status.
