City Council of South Miami Florida South Miami City Hall 6130 Sunset Drive South Miami, Fla. Gentlemen: Regarding the request for variance to permit the establishment of a fifteen (15) horse stable in S.W. 65th St. at 69th Ave., I wish to register my strong protest against such a variance. This is an area of above average homes which represent a large investment on the part of the homeowners and we feel that such an estab- lishment would greatly lower the value of our properties. The resultant odors, confusion, and breeding of flies would pose a health hazard as well as prevent normal enjoyment of our homes, to which we are entitled. Just across the street from the proposed stables are two still unsold homes in the $30,000.00 to $36,000.00 price range with thirty or more similar homes in the planning stage, representing, as you can see, a tremendous investment on the part of the developer. The presence of the proposed stables facing, and so near the above properties, would greatly deter the sale of these homes and result in great loss to the developers as well as to the City of South Miami in taxes. Therefore, we do ask and strongly urge that you deny the issuance of this variance. Thank you for your consideration. Sincerely, C/^cr Rosa Lena Craig (Mrs. R.M. W. 65th Street South Miami, Fla. Mr. Jack Stanton Planning and Zoning Board City of South Miami Re: Hearing # 65 - 17 Dear Sir: With referral to my last letter to you on the above hearing, I am attaching hereto a letter obtained from my real estate agent substantianting my claim to the devaluation of our properties due to existing conditions. I attended the hearing last Tuesday night and was annalled at the show that was nut on by these petitioners. I was under the im„ression that only neighboring nronerties owners had a voice in this matter, yet we were confronted ib, neonle who were not only not nronerty owners, but who came from at least 20 blocks away . Are we peonle who bought our nreTierties in good faith in the zoning law annlicable to it, who have toiled and sweated over it for foutteen to fifteen years and have spent thousands of dollars in im nrovements not to mention the constantly rising high taxes,; to be told that we must accent this blot on our neighborhood by neonle who would not tolerate the same condition in their back yards ? Since it has become necessary for me to live in a house that must be shuttered and air conditioned to shut out the dirt and odors from this nuisance - my patio and pool no longer being usable, I would invite at your convenience any in- spectbxn to come to my house and see these things for himself My phone number is Mo7-5468. Thrre are still many facets in this case which were not brought to light at the hearing I am sure, due to the discretion on the hart of the neighbors. Thank you for your consideration in the matter. TO WHOM IT MAY CONCERN: I hope this letter will further substantiate Mr. Miller's statement regarding the boarding of horses adjacent to his property at 6$30 S . W. 65th Street. As I was the Salesman who serviced Mr. Miller' s home -and kept it open and showed it many times, I feel qualified to say the only objection to the property was the stabling of horses on nearby pro- perties. My prospects were fearful lest the odor and dust would be, not only objectionable, but also a ser- ious health problem. VeZyruly r 6535 S.VJ. 67 ,Street, S.Miami, Fla. May 19, 1965. Mr. Jack Stanton, Chairman, City of South Miami, Planning & Zoning Board, South Miami, Florida. Hearing: # 65 - 17 -- Date: May 25, 1965 - 5:00 P.M. Applicant: Mr. & Mrs. Carter Dossey Dear Sir: I was approached one evening by a party to sign petition regarding keeping horses on Tract 9, less E 272' & 'Tract 10, Nelson Homesites, PB 39/57 - Location 6750 S.W. 65th Street. Since the petition did not specify the number of horses, I was under the impression that it was for the lawful number of horses, which I understand. is 2 per acre. There was nothing mentioned as to the nwnber of horses or their uses, and that is why I signed the petition in favor of it. However, the following day I received "NOTICE OF PUBLIC HEARING" where- in a request is made under Section 20-23.1, Unclassified Uses, to permit maintenance and rental of approximately 15 horses. I strongly object to the maintenance and rental of approximately 15 horses for business purposes due to the odor, flies which invade this area, and noise. My property is located on Tract 6 - my property adjoins this property north-east. Sincerely yours t S n P. Kirin RICHARD L. MILLER RAYMOND J. Re: Hearing #65-17 Tract 9 and 10, Nelson Homesites Dear Sir: In the event that my business prevents me from attending the meeting on this hearing, I want this letter to act in my stead. I am the owner of Tract #11, which is adjacent to and borders on the land in this petitioners request. I want to go on record as most strenuously objecting to its usage for anything except residences. My objections are listed below: 1. This property must be;maintained as originally planned for residential purposes of the high standard kept by the vicinity neighboring upon it. 2. These properties must not be zoned for business purposes. 3. A stable in this area, would be/busils, and would be most objection- able from a health standpoint. T fe few horses now kept by their owners in the neighborhood have already/posed`a rat problem, as well as a nuisance from odors and horse flies, 4. An abundance of riding horses su h as roposed would soon brin g about damages to the neighboring pro, ertie - as we all have exnerienced in the bast. This petitioner already maintains\for his own usage a few horses and we have gone along with him in this ona neighborly basis of glive and let live'. However, on several ocassions, I have had to complain to him of these horses when they have been most disturbing at night and he has always been gracious about it - so nothing more has been said; yet any increase in these disturbances brought, about by an abundance of horses would be interable. n RICHARD L. Miami, Fla. - 2 - This petitioner gaue me to understand sometime ago, that he maintained a farm for horses several miles out in the Everglades and only wanted to bring in one or two horses occasionally for his daughter to exercise. This I had no objection to. I pay high taxes for the purpose of the peace and quiet that I bought and improved this land for and I have no desire to see the value of this land depreciated nor my seclusion despoiled in this respect. I may be wrong, but I was under the impression that an ordinance existed in the City of South Miami, prohibiting the establishment of stables in residential areas. I also felt when we were taken in the C ity of South Miami, that our property rights would be insured. I have been told by some of my neighbors that my name appears on a petition circulated in the area before the petitioners request was made. May I state now, that I have never signed such a petition. I thank you in advance for your consideration of my case against this petition.
