Please review the following staff report to be presented to the City Manager.
REQUEST
Jose M. Meitin and Gloria Meitin of 6002 SW 61" Street are requesting an Administrative Waiver to
reduce the required front setback,from 25 feet to 22 feet pursuant to Section 20-5.10(C)(1)(a) of the
City's Land Development Code.
BACKGROUND & ANALYSIS
The owners would like to build a porch on the front yard of their existing one story single family
residence, zoned RS-3 (Low Density/Medium Lot Single-Family Residential). The property is an
irregular shape where the 25 feet front setback does not allow much room for expansion due to the
positioning of the residence. The proposed addition complies with maximum building coverage and
impervious coverage limits. However, the proposed addition would extend 3 feet into the required
setback maintaining a new and proposed front setback of 22 feet. The applicant's request for a
reduction of setback requirements does not exceed the limitations of an administrative waiver, as. set
forth in Section 20-5.10(C)(1)(a). Furthermore, through review of the application and inspection of the
property, it has been found that the waiver (1) would be in harmony with the general appearance and
character of the neighborhood and the entire community and (2) would not impose any substantial
negative impact on the surrounding area. Review of the site plan shows the proposed addition is
consistent with the existing architecture and poses minimal visual impact on the,adjacent public right-
of-way. Lastly,the applicant has submitted the written consent of all surrounding property owners.
COMPREHENSIVE PLAN
This requested administrative waiver does not conflict with the adopted Comprehensive Plan of the
City of South Miami.
RECOMMENDATION
Staff recommends aqpproval of the requested Administrative Waiver. Any construction will be in
accordance with the site plan presented with the application, and will require a building permit. The
applicant should be aware that only one administrative waiver may be granted for the subject property.
