Note: The applicant seeks approval for the installation of 6 foot chain link
fence for a vacant commercial lot on SW 62"d Avenue, across from
�P the J.R. Lee Middle School. There are existing royal palms along
kN nn the 62"d Avenue frontage that meet the requirements for street trees.
Recommendation: Staff recommends the applicant "green-coat" the chain link fence.
Alternately, the applicant may choose an ornamental fence type
which would be aesthetically more attractive than chain link.
B. TENANT BUILD-OUT [EB-99-013]
Applicant: Ken Bosted (Architect) for Eyetems
Address: 5701 Sunset Drive, Shops at Sunset Place, tenant space C15, Level 1
Note: The applicant seeks approval of a storefront, including signage. The
proposed signage for this tenant is unique in the Shops in that the
h� p corporate name and logo are incorporated into the storefront
structure. The sign will be of silver (chrome or brushed aluminum)
letters set in red tile. The sign will be illuminated via the existing
light fixtures for the mall.
Recommendation: Staff recommends approval.
C. NEW SINGLE FAMILY RESIDENCE [EB-99-014]
Applicant: Habitat for Humanity of Greater Miami
Address: 5942 SW 62"d Street
Note: ThW applicant seeks approval for a new single family residence-
located in the RS-3 Single Family Residential Zoning district. The
proposed residence is approximately 1,477 square feet. . A color
scheme and a landscaping plan have been included with the

application. The side setback on the western side of the property is
at the minimum requirement of 7.5 feet, thereby creating a large
"side yard" to the east (approximately 42 feet). Although the
existing residence to the west is not near the common property line,
the Board may wish to consider .requesting that the applicant
increase the side setback on the western side.
Recommendation: Staff recommends approval.
D. SIGNAGE (REVISION) [EB-99-015]
Applicant: McBride Company (Arch.) for First National Bank of South Miami
Address: 5701 Sunset Drive, Shops at Sunset Place,tenant space C07,Level 1
Note: The applicant received preliminary approval for tenant buildout on
January 19, 1999, with the condition that the applicant return to the
Board with a sign package. The proposed signage for the north
elevation(at the Red Road entrance to the Shops)has been reduced.
Recommendation: Staff recommends approval. .
E. NEW SINGLE FAMILY RESIDENCE [EB-99-016]
Applicant: Spillis Development Company
Address: 8140 SW 60 Avenue
Note: The applicant seeks approval for a new single family residence
located in the RS-3 Single Family Residential Zoning district. The
proposed residence is approximately 3,700 square feet. A color

Note: The applicant seeks approval for the replacement of awnings at the
building located on the corner of Sunset Drive and SW 58 h Avenue.
The subject property is located in the Hometown District and is also
designated as a contributive building. The applicant proposes to
install awnings on existing framework on the Sunset Elevation. The
applicant also proposes to install new awnings on four (4) windows
on the,58`h Ave. elevation. The new and proposed awnings are
maroon-colored and made of vinyl.

Note: The applicant received Board approval for tenant buildout, including
a sign package on August 4, 1999. The signage for the main
entrance to the restaurant has been revised to include a logo that
depicts an alligator and sunburst theme and also includes the phrase
j "Paradise Down Under". The words"Wilderness Grill" are the same
/ size as originally approved and an additional (smaller) sign with the
same words has been eliminated from the main facade elevation.
The proposed signage does not exceed the limits set forth in the
Land Development Code.
Recommendation: Staff recommends approval.

the City Hall bulletin board immediately following the ERPB meeting. An applicant may obtain a building permit
after noon of the day after the ERPB meeting,at which the application was approved, if all other requirements for the
permit have been met. An appeal of an ERPB decision or recommendation may be filed at any time before a building
permit is issued by filing same with the city clerk upon a form prescribed therefore. Appeals may be taken by the
applicant,interested citizens,or the city administration [per§20-6.2(A)of the City's Land Development Code].
