February 3, 1955 n Mayor and Members of the City Council Members of 'Planning Board r Members of Zoning Board Gentlemen: Attached is a cut-out of a City map showing the existing zoning on the southeast side of Dixie Highway marked in heavy black pencil and suggested changes in colored pencil. It is essential that South Miami plan a larger, high class business district if we are to make provision for healthy growth in the commercial areas Many large chain stores have located in Coral Gables, adjacent to South Miami, in the past two years because Coral Gables has provided adequate space for their needs. At present the corner of Red Road and U.S. Highway #'l is n d C-3 and moving south on Red Road the area to zoned C-.; moving�t along the highway frontage from Red Road to the City limits it is sporadically zoned C-2. Directly south of U.S. Highway #1 and SW 73 Street intersection an L-shaped area of two and -one-half blocks is zoned C-1. The south half of Tracts 1 and 2, LARKINS FOREST, contains only three homes; one faces Red Road, one faces SW 57 Court, and one faces SW 74 Terrace. All the homes in Block 1, FAIRGLADE MANOR, Face south on SW 74 Terrace. All the lots in the area of the proposed change on the west aide of SW 59 Avenue back up to C-1 zoning. If the changes are made, it would certainly not devalue the property and it would produce an area of uniform zoning. To illustrate the interest in extension of 0-1 zoning in this area I refer you to a request before you at the present time for variance in Lots 40 through 45, W. A. LARKINS SUBDIVISION, to 0-1 zoning to allow the erection of a supermarket. As we all know, a supermarket is very beneficial to a shopping area and produces desirable revenue to the City from property tax and cigarette tax. Lot 1, LARKIN PINES, at the corner of SW bl Avenue and SW 74 Street, is zoned residential. It is faced on two sides by 0-2 usage and on one side by C-1 usage. It seems logical to change the zoning on this lot to 0-2 to permit the erection of storage areas or parking lots to serve the commercial development along the highway. This lot is marked on the map with red checks. In OAR HEIGHTS and SOUTHGATE CENTER the area with the green checks and the red lines is zoned for apartment usage and continuance of this usage is recommended.
