SW 68-69 AVE_PB-YEAR-1956 p OCT 29 1g5F CITY OF SOUTH MIAMI 3114 Emathla Street October 24, 1956 Council City of South Miami, South Miami, Florida. Gentlemen: Request your consideration of a proposal to allow for the construction of a single family residence to be loc- ated on Lots 18 and 19- of Block 6, West Larkin Park, present restrictions now limiting construction to sites 75 feet wide. Lots 18 and 19 of Block 6 of West Larkin Park have been acquired by the undersigned, as evidenced by the attach- ed deposit receipt, contingent upon variance to permit construct- ion of a single family residence. Adjoining Lots 17 and 20 of Block 6, West Larkin Park 'now serve as building sites for existing residences and are not available for acquisition or use to allow conformance with building site width limitations. It is proposed that a three bedroom, two bath, single family residence be constructed on this site in accord- ance with the attached plans, allowing for all set-back and zoning restrictions applying to construction in this area. The existing frame structure now located on this property will be removed to allow for the proposed new con. strtiction. . Request consideration of this proposal at the next meeting of the Council, November 6, 1956. Respectful submitted, • GZti1,CL;o Charles L. Gentlemen: Attention - Mrs Wallis Referring to our conversation relating to Tracts A B, West Larkin Park, following is quoted from letter recei aed from the Owner Elizabeth Shef:t under date of January 5, 1963: "In answer to your letterof January 3 , I am enclosing a check for $10 in the name of City of South Miami, for the application for the zoning situation of my lots A B, Vest Larkin Park, Florida. Also, I hereby give you the 60 days you asked for exclusive sale of same lots." As I have exclusive sales right of the land, and the fact she sent me a check for $10 to make the applications that should indicate that I have authority to act for the owner. BOX 41) • CORAL GABLES 34, FLORIDA 18 January 1963. re : Tracts A and B, Vest Larkin Park. CITY OF SOUTH MIAMI, South Miami, Florida. Gentlemen: Referring to the captioned property, as shown on attached pencil sketch, it is necessary to obtain a variance as the land is less than 7-51 in width. In order to develop this land, we desire a minimum depth of 150' from each end for use in building a home on land facing west off 69th Ave, and tract facing east on 68th Ave . It is not possible to- procure more land on each side as the areas are built up solidly with homes. You will note after allowing 150' depth on each side, there remains 3251 ; the people residing, on each side of this - strip of land would like to acquire land back of their homes for further development of their home area. Wo would greatly appreciate your approval of the land: so that it may be- used. check far $10.00 is herewith. And that had she not insisted on having the lots the affiant would have settled for lots 25 & 26 Ibut it was the attitude of Hilda Bo Kent that caused the affiant to insist that she be allowed ,to take title to lots 23 & 24 in accordance with the original oral understanding between the parties 5. That it was not until October, 1955 that the affiant agreed to allow Hilda B. Bishop City Manager City of South Miami Florida In Re: Hilda B. Kent variance Dear Ut. Bishop: I have yours of the 18th wherein you stated that the City records show that title to all lots are vested in Hilda B. Kent. May I clear up the confusion on this matter - Two years ago when Hilda B. Kent purchased the land she did so with a Madeline Schwartzman witht the intent of building two homes on the four lots and each having her home in that location. Now that Hilda B. Kent was prepared to start construction Mrs. Schwartzman decided that she would not build and has asked Mrs . Kent to assign her share of the property to her. On October 71 1954, Hilda B. Kent executed a warranty deed to Lots 25 & 26 of Block 4, WEST LARKIN PARK, to Mrs. Schwartzman who now refuses to sell back the property fora reasonable price. Last January when Mrs. Schwartzman was in outh Miami she was informed that she could sell her two lots asbuilding site and nothing I have been able to do will convince her otherwise. At the present time Mrs. Schwartzman and PvZrs. Kent are not 'interested in selling to the other and each seems to think that the land is too valuable to sell at a reasonable price. Mrs. Kent has decided to build her home and live in South Miami. I hope this clears up the confusion on the matter, I am, Sincerely, Jr. LJB/rmk October 18, 1954 tqr. Lloyd J. Bonnett, Jr. 9810 S. Dixie Highway Boa 338 Kendall, Florida Dear Ear. Bennettt Your petition in behalf of Hilda B. Kent as owner of Lots 23 and 24 of WEST LARKIN PARK is in error in that our records show that Lots 23" 0 25 and 26 of Block 4, WEST LARKIN PARK, are owned by the sai Hilda B. Kent. You stated in your petition that the property on all sides of the .petitioner is prescn tly owned by persons other than the petitioner and that none of this property is for sale. If our records are correct it would mean that she has enough space in the four lots to conform to the zoning regulations of the City of South Miami. I would appreciate hearing from you as noon as possible in-regard to this matter since if Hilda B. Kent is the owner of Lots 23, .24, 25 and 26 there is no evidence of hardship. • r Sincerely yours, Leonard L. Bishop, Jr. City Manager CC; 'IR. H. Owens Building_ Inspector lSylva G.
