As a condition of the variance a cement block wall was constructed around the property to a height of five feet, and the property was paved with blacktop. We feel that; 1- There is already quite a bit of vacant business property on Sunset east of 62nd Ave.; 2- We, Who live on 63rd Ave. are afraid that re-zoning this area to C-1 Would de-value our property. Most of us along this avenue have lived here a good mercy years, and have spent considerable money and a lot of time and effort in keeping our property in good shape; 3- In the brochure recently put out by the City of South Miami a long range Master Plan for the city was outlined. As a resident, of 7341 S.W. 63 Ave. , for over ten years, I would certainly seek to retain its residental status. I am very happy to state, that the present pccupants of lots 31&32 W.A. Hobbs subdivision, have proven to be very satisfactory tenants and on the basis of that statement I would not protest, and would welcome , another church using the premises. I was approached by a member of the petitioning group, South Miami Lions Club, for my signature to a petition recommending zoning shange. This man very frankly admitted that to finance such a projected building it would be necessary to seek outside revenue, by renting premises to any group or organization desiring same, for lunches , dinners, or meetings. Again I sincerely request that you maintain the area as that of residential classification by recommending rejection of this zoning change request. We wish to register our objections to the application of the South Miami Lion's Club for a change of zoning from RU-2 to RU-4 on Lots 31 and 32, W.A.Hobbs Subdivision. It doesn't seem quite fair to the home owners in this area to permit a service club to operate a clubhouse and restaurant in a residential neighborhood. A representative of this club called on us some time ago, and admitted that the Lion's Club planned to rent their facilities to any group for dinners, parties, etc. This building isn't much more than 150 feet from our residences, in an area of single hones and duplexes. It would be impossible to operate such a place without a great deal of noise, and wherever food is served there is considerable garbage and waste, with it's consequent attraction for flies and rats. We hope that you will reoematnd to the City Council that this petition be denied. The residents of our streets have, in good faith, spent our money to build our home here, and a change in zoning such as this would certainly depreciate our property, which is not fair to us. 4. There are still plenty of vacant lots east of 62nd Ave., and it doesn't seem sensible or fair to have a business building put up in a residential neighborhood, especially where there is so much available property closer to the business section, and which is already zoned for business. 5. If this change in zoning should be granted, it would almost certainly result in some property ovzners west of this area asking for a like change for their property, thereby further de-valuing our residential property. I understand that Mr. George Holihan is the attorney for hir, Berger and Mx, Straub, and that 1b7e Holihant law partner is a member of your board. Mayor Tevis called the meeting to order with all Council members., City Manager Bishop, Attorney Proby and Clerk Hartin present, As this was an adjourned meeting (front July 17) the usual formalities were dispensed with and Mayor. Tevis called for action on the minutes of the Regular Meeting of July 3rd., 1956, Councilman Corley., seconded by Councilman Willis, moved the minutes of the regular meeting of -July 3rd,. be adopted as individually read. Motion carried. Mayor Tevis then announced that at the last regular meeting, only four members were present and that he had thereupon made him- self a member of the prevailing side by voting for the adoption of Res. #9029 rejecting I-qr, George Hollahan., Jr. is request on behalf of his client in a zoning matter. Mayor Tevis stated that he had been informed that new evidence had been brought to light in this particular natter and asked the Council their pleasure. Councilman Willis and Councilman Gibbons were not in favor of taking up the matter when asked their respective opinions. The rest of the Council was in accord, Mr. Iiollahan then addressed the members of the Council stating that there had been a misconception -- that his client had no intention of using the property in question for "speculative" purposes, but that he (his client) had every intention of utilizing the property for himself.
