NO PERMIT WILL BE ISSUED UNTIL EXPIRATION OF 15-DAY APPEAL PERIOD P-Z100-90 REV. 11-80-63 INSTRUCTIONS FOR ERPB APPLICANTS NOTE : All plans for construction that is visible from the public right-of-way must be approved by the Environmental Review b Preservation Board . 1 . Submit: * one completed ERPB application ; * 'twenty- five dollar application fee ; * three sets of photographs which clearly show the lot or structure , generally , and the area of construction, specifically ; PHOTOGRAPHS MUST SHOW THE ENTIRE BUILDING/SITE. * thr:ee, sets of, accurate .plans drawn to scale , which show the proposed cons;truction . . Because the ERPB will be evaluating the aesthetics of your project , include full building _ elevations that show as much detail as possible . All colors and materials 'should be noted . All plans must include a site plan . Plans for new structures and fences must include a recent survey . 2 . All applications are reviewed for accuracy , completeness and compliance with South Miami 's Zoning Ordinance . If a problem is found with your application , you will be notified as soon as possible . Problems that are not resolved before the application deadline will result in the exclusion of the application from the upcoming agenda . 3 . Neither applicants nor their representatives are required to attend the ERPB meeting . However , your chances of receiving approval are much greater if someone who is able to answer questions about the project and is authorized to make corrections and modifications to the plans attends the meeting . It is recommended that architects and engineers , represent their projects in person. 4 . Approval from the ERPB is not authorization to begin construction . You must receive a valid building permit after approval by the ERPB . Applications for building permits for single family residential projects will be processed and issued as soon as possible after the ERPB meeting . All other tie permit applications must observe a fifteen-day appeal period before they can be issued . Submit a completed building permit application when you apply to the ERPB so that your permit can be issued as quickly as possible .
