Existing Conditions: The property survey refers to the existing one story residence with carport and terrace, to be demolished. The corner property is located on the southwest corner of SW 68th Avenue and SW 78th Terrace. The overhead wires running parallel to SW 78th Terrace need to be taken into consideration when considering the landscape design. The subject property will remain on septic with the drainfield located in front of the building, adjacent to the driveway and to SW 78th Terrace. Landscaping Plan: A landscape plan and legend has been submitted for review and approval, sheet L-1. The proposed new design has no conflict with the existing landscaping. No tree removal permit is required. The intent is for a simple uncluttered front yard with no physical barrier and landscaping emphasizing the front entry. The design consists of additional landscape such as palms and a gumbo limbo, on the rear yard and a hedge that borders the sides and rear of the property. Site plan including Zoning: RS-3 "Low Density Residential" located in the "West Larkin Park" subdivision, at the southwest corner of SW 78 1h Terrace and SW 68th Avenue. The use will be single-family (two story residence). Site plan indicates a proposed physical barrier, adjacent to SW 68th Avenue, of new cast aluminum at a height of four feet. Pursuant to Sec. 20-3.6(J)(1-4) Pool enclosures are required for the swimming pool. Pursuant to Section 20-3.5E of the Land Development Code Dimensional Requirements for Single-Family District. The calculation given of 3,738 square feet for impervious coverage includes the building, swimming pool and deck area, concrete slab, for pool equipment, condensing units, and driveway, not exceeding the 40% maximum impervious allowed of 3,750 square feet. Elevations: The main entrance consists of a double door framed with decorative columns and accented with stucco bands. The facades consist of colored flat cement tile roof, quoins, and decorative details. A color rendering will be submitted for final review with exterior paint colors and materials, including the color for the proposed decorative canvas. RECOMMENDATION: PreliminaryApprova/with the following conditions: 1. Provide drainage swell to rear of swimming pool; and, 2. Provide drainage swell west of drive between edge of pavement and drainfield; and, 3. Provide spot elevations along SW 78th Terrace at edge of pavement and at drive transition to pavement; and, 4. Existing Conditions: The property survey refers to the existing one story residence with carport and terrace, to be demolished. The corner property is located on the southwest corner of SW 68th Avenue and SW 78th Terrace. The overhead wires running parallel to SW 78th Terrace need to be taken into consideration when considering the landscape design. The subject property will remain on septic with the drainfield located in front of the building, adjacent to the driveway and to SW 78th Terrace„ Landscaping Plan: A landscape plan and legend has been submitted for review and approval, sheet L-1. The proposed new design has no conflict with the existing landscaping. No tree removal permit is required. The intent is for a simple uncluttered front yard with no physical barrier and landscaping emphasizing the front entry. The design consists of additional landscape such as palms and a gumbo limbo, on.the'rear yard and a hedge that borders the sides and rear of the property. Site plan including Zoning: RS-3 "Low Density Residential" located in the "West Larkin Park" subdivision, at the southwest corner of SW 78 Terrace and SW 68th Avenue. The use will be single-family (two story residence). Site plan indicates a proposed physical barrier, adjacent to SW 68th Avenue, of new cast aluminum at a height of four feet. Pursuant to Sec. 20-16(J)(1-4) Pool enclosures are required for the swimming pool. Pursuant to Section 20-3.5E of the Land Development Code Dimensional Requirements for Single-Family District. The calculation given of 3,738 square feet for impervious coverage includes the building, swimming pool and deck area, concrete slab for pool equipment, condensing units, and driveway, not exceeding the 40% maximum impervious allowed of 3,750 square feet. Elevations: The main entrance consists of a double door framed with decorative columns and accented with stucco bands. The facades consist of colored flat cement tile roof, quoins, and decorative details. The elevations indicate scale and proportion. 6800 SW 78th Terrace . ERPB-06-039 presented on May 2, 2006 New Construction: Residential Page2of2 Finishes and materials are noted on the elevations, sheet A-4 and A-5. A color rendering will be submitted for final review with exterior paint colors and materials, including the color for the proposed decorative canvas. RECOMMENDATION: Preliminary Approval with the following conditions: 1. Provide drainage swell to rear of swimming pool: and, 2. Provide drainage swell west of drive between edge of pavement and drainfield; and, 3. Provide spot elevations along SW 78th Terrace at edge of pavement and at drive transition to pavement; and, 4. No cleanouts in swells or right-of-way; and, 5. Color rendering prior to final review and approval; and, 6. Exterior paint colors and materials; and, 7.
