2. NEW SINGLE FAMILY RESIDENCE [EB-96-065]
Applicant: Soledad Lopez(Property Owner)
Address: 6840 SW 77 Terrace
Note: New single family residence on a vacant lot in the "RS-3" single
family zoning district.
Mr. and Mrs. Lopez served as representatives, however, they did not sign in. Ms. Eva Rosa, of
City staff,joined the Board for this case, in order to assist the representatives with the translation
of English.
In regard to Mr. Cooke-Yarborough's inquiry, staff confirmed that, as the request concerns a new
single-family residence, landscaping was to be considered as part of the application. For the
Board's information, staff stated that landscaping plans are noted on the site plan included in the
application. Staff further confirmed for the Board that the proposed landscaping plans, to include a
hedge for the a/c unit, meet current code requirements.
As review of the application continued, Mr. Cooke-Yarborough inquired as to any proposal for
including shutters for the new.residence. With Ms. Rosa's assistance, Mr. Lopez responded that
his architect had explained that the issue of protection can be addressed with either hurricane-proof
windows or a hurricane shutter system. Staff stated that the applicant will need to propose a
method for hurricane protection and stated that ERPB can be specific as to what the method shall
be.
In further consideration of landscaping, Mr. Shaw stated that he wished to specify material the
applicant could use for the hedge with which to landscape the a/c unit. Mr. Shaw suggested that
the applicant choose from among cherry, viburnum, or ligustrum, as material for the hedge. Mr.
Shaw further suggested that whatever material the applicant chooses for the hedge also be chosen
for underneath the high, left window of the residence.
Motion: Mr. Diaz moved approval, based on the conditions 1) that a proposal for hurricane
protection, either in the form of a removable panel system or code-approved windows, be included
and made a part of the application; and 2)that the material, such as cherry, used for the hedge to
landscape the a/c unit be also used to landscape the space underneath the specified high window.
Ms. Matiauda seconded the motion.

Following the formulating and seconding of the motion, Mr. Cooke-Yarborough stated "...I'm
going to call the motion, but I'm just going to comment that I think there might be some structural
changes to the front elevation. There are windows indicated in the tie beam, and that doesn't work,
so they're going to have to shift some of these windows around in the front...some fixed glass
windows...if there is a substantial change in the front elevation as a result...make sure we see it

again." The Board then voted as follows:

At the close of the vote, the Board thanked Ms. Rosa for her assistance in the translation of English
for the representatives.
