GENERAL SPECIFICATIONS DIVISION 1 -GENERAL REQUIREMENTS ESTIMATES OF PROPABLE QUANTITIES OF CONSTRUCTION MATERIALS Although providing opinions of probable material quantities, the Architect has no control over the Contractor's means and methods of establishing quantities, constructing projects, or the availability or cost of specific materials. All material quantities should be dermined by the Contractor. The Architect makes no warranty, express or implied, that actual material quantities will not vary from the Architect's opinion of probable quantities of construction materials or that the actual cost will not vary from the Architect's estimate of probable construction cost. 1. Prior to beginning the work, verify all existing dimensions and square footages, and notify the Architect of any discrepancies prior to construction. Do not rely on scaling plans for accurate dimensioning. 2. Contractor must apply for and obtain all required permits with applicable authorities. Contractor must coordinate and schedule all inspections to ensure that the work and trades are performed properly and in a timely manner. 3. All drawings herein create an entire package. Contractor shall be responsible for reviewing all trades' respective requirements and coordinating their hidden or exposed work with other related trades. 4. Contractor shall take care to protect adjacent areas from dust and damage during the construction process, and shall clean up after themselves at the end of each working day. Coordinate removal of debris with Owner's Representative. 5. Coordinate all work of the various trades and subcontractors to assure efficient and orderly installation. Provide accommodation for items installed at a later date. Verify that characteristics of elements of interrelated operating equipment are compatible; coordinate work of various sections which have interdependent responsibilities for installing, connecting to, and placing in service, such equipment. Coordinate space requirements and installation of mechanical and electrical work and fire sprinkler system which are indicated, detailed or implied diagrammatically on drawings. 6. All workers must stay behind the barriers and maintain access to such areas clean and free of construction materials and debris. Failure to maintain clean storefront will result in building management having such materials and debris removed and all charges for maintenance will be billed to general contractor. 7. Coordinate all construction and scheduling with the Owner's Representative for work hours. Also coordinate all construction with the building manager reviewing all scheduled activities at outset of construction. 8. Allowable tolerances - unless otherwise noted or indicated, the following tolerances shall apply to all work: a. All vertical surfaces shall be plumb or constructed to the exact slopes of angles indicated. b. The maximum deviation from the true plane for vertical and horizontal surfaces shall not be greater than 1/8" in 10' -0" as measured by a straight edge placed anywhere on the surface. c. All horizontal surfaces shall be level or constructed to the exact angle indicated or intended. d. Wall and soffit intersections shall be 90 degrees or the exact angle indicated or intended. e. All corners and edges shall be straight and true without dents, waves or bulges or other blemishes. f. All joints shall be tight, straight, even and smooth. g. All operable items shall operate smoothly without sticking or binding and without excessive play or looseness. 9. Verify all dimensions and finishes and coordinate with existing conditions prior to construction, fabrication, or purchasing. In case of conflict between the project requirements and/or existing conditions, the one having the most stringent requirements shall govern, as approved by the owner. 10. Perform all work in accordance with acceptable trade practice to insure the highest quality finished product - expressed or implied. Perform all work by skilled mechanics in accordance with established standards of workmanship in each of the various trades. 11. Coordinate blocking requirements with adjacent or related trades, accessories, equipment and fixtures. Install required blocking at no additional cost to the contract. 12. Repair property damage by the installers to a like new condition or replace damaged surfaces and materials of the previously installed work by other trades, installers and subcontractors. 13. Provide security of the work, including tools and uninstalled materials. Protect the work, stored products, construction equipment and owner's property from theft and vandalism and the premises from entry by unauthorized personnel until final acceptance by owner. 14. Maintain an active fire extinguisher at the project. 15. When the project requirements require that the installation of work shall comply with manufacturers instructions, perform the work in strict accordance with most current written manufacturers instructions. 16. Coordinate with the Owner's Representative for Delivery of Materials. Deliver all products and equipment new and in undamaged condition and store in accordance with manufacturers instructions to avoid disruption of the work or damage to the items. Replace damaged or unfit materials, at no cost to the owner. 17. Notify the owner when the work is substantially complete and ready for owners inspection. Upon owners inspection, provide written operation and maintenance instructions and guarantees for all equipment and materials installed, provide written guarantees for a period of one (1) year from the date of final acceptance of the work. 18. Provide final clean -up and damage repair at the project conclusion, leave the premises neat, clean and clear of tools, equipment and surplus materials, unless requested by the owner. Clean -up shall include and not be limited to: a. Power vacuuming the entire space. b. Hand dusting and cleaning of all shelving, cabinetry, casework, glass and mirrors both installed under this contract of existing walls, ceilings and/or fixtures, etc. c. Repair or replacement of property damaged during final completion of the project. 19. General Contractor will be held responsible for all construction materials that are shipped to the site i.e.: lighting fixtures, flooring materials etc. The cost of any missing materials will be deducted from the contract price and final payment. G.C. to notify tenant at the time the shipment arrives should there be any discrepancies in invoicing. G.C. shall check all packing slips upon arrival of orders, and advise tenant of any discrepancies immediately, or G.C. will be held responsible. 20. Contractor shall verify Landlord's conditions and requirements for working on premises with respect to adjacent occupied Tenant areas prior to start of work. Contractors work shall be performed in strict accordance with Landlord's rules and regulations to provide minimum disruption or disturbance. 21. Verify all materials and colors with Owners Architect via. submittals. 22. Install all gypsum wall board used in construction with all corner bead trims, accessories, moldings, etc. as required for completion. Tape and sand to be ready for paint. 23. Patch and/or repair floor, ceiling, and /or wall surfaces where removals are made and prepare to receive new finishes. 24. Refer to electrical, mechanical and plumbing drawings for additional notes on electrical and mechanical removals, modifications and phasing. Ali electrical, mechanical, plumbing and fire protection work shall meet all local, state and national codes. Obtain permits for all work as required by local authorities having jurisdiction. 25. Life Safety Devices that are intended to be Revised shall be recertified prior to occupancy. DIVISION 2 - CONSTRUCTION, DEMOLITION, BUILDING ALTERATIONS 1. The work may include demolition of existing construction, removal of various items of equipment and construction, and the cutting or alteration of existing construction as shown, noted or implied on the drawings. Contractor shall determine and inventory all necessary demolition and alteration of items to provide for a complete installation of new work. Include all costs of removal, repair or replacement in the bid. Submit additional costs for demolition of items hidden or inaccessible during the bidding phase, for approval prior to beginning the work. 2. At altered construction, repair cut edges, replace construction and fit new to existing construction to match existing work. Make joints of new and existing patches very smooth, even and practically invisible. Coordinate all replacement and repair requirements with landlord's construction criteria and tenant coordinator. 3. Doors and frames: If doors and frames are to be reused on the work, carefully remove door from frames and remove frames from opening, taking care to avoid damage. Remove hardware, clean, refurbish and store for reinstallation where indicated. For doors and frames to be salvaged, carefully remove from opening and deliver for storage where indicated. 4. Arrange and pay for disconnecting, removing and capping utility services within areas affected by demolition. Place markers to indicate location of disconnected services. Remove electrical to the source. Remove mechanical and plumbing back to the nearest branch line. Locate sprinkler shut -off valve and smoke alarm prior to commencing work. Coordinate required modification with landlord. 5. Carefully remove materials and equipment which are intended to be reused. Store in a secure location. Remove debris, refuse and materials being demolished immediately from the site. 6. Erect and maintain weatherproof and dust proof closures and partitions to prevent weather damage or spread of dust, fumes, and smoke to other parts of the building. Partition(s) must be maintained in good painted, clean acceptable condition throughout the length of the project. 7. Perform demolition in accordance with applicable authorities having jurisdiction. 8. Repair all demolition in excess of that required at no cost to the owner. 9. Remove from site contaminated, vermin infested or dangerous materials encountered. Dispose of by safe means to protect health of workers and public. DIVISION 6 - WOOD AND PLASTIC 1. Installer Qualifications: An experienced installer who has completed architectural woodwork similar in material, design, and extent to that indicated for this Project and whose work has resulted in construction with a record of successful In- service performance. 2. Do not deliver woodwork until painting and similar operations that could damage woodwork have been completed in installation areas. If woodwork must be stored in other than installation areas, store only in areas where environmental conditions comply with requirements specified below for storing products indoors. 3. Field Measurements: Where woodwork is indicated to fit to other construction, verify dimensions of other construction by field measurements before fabrication and indicate measurements on Shop Drawings. Coordinate fabrication schedule with construction progress to avoid delaying the Work. a. Locate concealed framing, blocking, and reinforcements that support woodwork by field measurements before being enclosed and indicate measurements on Shop Drawings. 4. Deliver, handle, and store in a manner to protect products from damage. Product are to be delivered on pallets, corner guard and cardboard protected, shrink - wrapped and adequately affixed to pallet to avoid separation during shipping. 5. Store products indoors. Product shall be stored in a dry, temperature controlled area. Storage area is to maintain temperatures between 65 - 80 degrees Fahrenheit and a relative humidity between 25 -55 %. Products are to be placed in the installation area no less than 48 hours prior to installation to adjust to environmental conditions. 6. SpecTrim Product Description: a. SpecTrim® molding and trim is a pre - finished wood molding that has a decorative and protective film surface that is 12 to 16 mil thick. The PVC decorative surface film, in the specified finish, is factory applied with adhesive under heat and pressure to an MDF (medium density fiberboard) core that has been molding into the specified shape. b. Substrate shall be Synergita Medium Density Fiberboard as manufactured by Georgia - Pacific, or equal. c. Touch -up material: Manufacturer shall provide wax putty fill sticks to match each specified finish, for installation touch -up and fill. Provide quantity sufficient to complete all specified work. 7. SpecTrim® molding products are to be placed in the installation area no less than 48 hours prior to installation to adjust to environmental conditions. 8. Inspect SpecTrim® molding products prior to installing each length. Do not Install defective or damaged lengths. Install SpecTrim® molding products in 75 accordance with manufacturer's printed installation instructions. ti 9. Cut SpecTrim® molding to desired lengths using a power radial saw with a carbide tipped blade. Cut miter joints, scarf joints, butt joints, etc. according with the M standards of the Architectural Woodwork Institute and as field conditions require. 66 10. Install SpecTrim® molding using a panel adhesive for use on wood moldings to adhere to wall surfaces, and an 18 gauge power nail gun to hold molding in place. When conditions do not permit nailing, use trim screws to attach to wall framing. Counter sink all screw heads. � 11. Fill all fastener holes and open joints with matching wax putty sticks provided by the manufacturer. Wipe off excess wax putty with a clean rag and denatured c) alcohol. N12. install securely, straight and level, plumb and true, in proper location. C 13. Protect installed products until completion of project 14. Do not sand or apply any other finish to SpecTrIn -0 molding. T_ 15. Adjusting and Cleaning: GENERAL SPECIFICATIONS a. SpecTrim® molding has proven to be extremely resistant to staining and is very easy to clean once it has been installed. When staining does occur, it is generally recommended to start with as mild a cleaning agent as possible. In many cases, warm soapy water or dishwashing detergent is adequate in removing stains. Alternatively, standard household cleaners such as Windex, Pine -sol, and rubbing alcohol will remove most stains without affecting the texture or appearance of the surface. b. It is not recommended using highly concentrated solvent -based chemicals such as gasoline, acetone, M.E'..K., ethyl acetate or toluene. However, if applied with a cloth in very small quantities and quickly wiped away, these solvents have proven safe and effective in removing the most difficult stains such as permanent ink. It is strongly recommended that a test area be cleaned prior to using such strong solvents in highly visible areas. c. Clean dirt from surface of Installed products, using mild soap and water. d. After completing installation of SpecTrin-0 molding, remove from project site excess materials and debris resulting from installation of SpecTrim® molding products. DIVISION 8 - DOORS & HARDWARE 1. Furnish and install all finish hardware (where required) for complete work, in accordance with drawings and specifications. Quantities listed in any instance are for the contractors convenience only and are not guaranteed. Items not specifically mentioned but necessary to complete the work shall be furnished, matching in quality and finish, the items specified. 2. Door hardware shall match existing in style and finish. Contractor to verify existing on -site. 3. Hardware contractor shall submit his own Hardware Schedule during the shop drawing review phase of the construction. 4. For any fire -rated openings provide hardware tested and listed by UL or FM (NFPA 80). On panic exit devices provide UL or FM label indicating "Fire Exit Hardware ". 5. Key all locks to Owner's existing master key system. Coordinate with Tenant/Owner. 6. Lubricate all moving parts of hardware with graphite -type lubricant, unless otherwise recommended by manufacturer. Replace all hardware which cannot be lubricated and adjusted to operate freely and smoothly. SUBMITTALS 1. Product Data: For each type of door. Include details of construction and glazing. Include factory- finishingi specifications. 2. Shop Drawings: Indicate location, size, and hand of each door; elevation of each kind of door; construction details not covered in Product Data, including those for stiles, rails, panels, and moldings (sticking); and other pertinent data. a. Indicate dimensions and locations of mortises and holes for hardware. b. indicate doors to be factory finished and finish requirements. c. indicate fire ratings for fire doors. 3. Samples for Initial Selection: For factory- finished doors. 4. Credit EQ 4.4: Adhesive and composite wood materials manufacturers' product data indicating urea- formaidehyde content. 5. Product Certificates: Signed by door manufacturers. QUALITY ASSURANCE 1. Source Limitations: Obtain each type of stile and rail wood door through one source from a single manufacturer. 2. Fire- Rated Wood Doors and Frames: Doors and frames complying with NFPA 80 that are listed and iabeled by a testing and inspecting agency acceptable to authorities having jurisdiction, for fire - protection ratings indicated, based on testing according to NFPA 252. a. Test Pressure: Test at atmospheric pressure. 3. Safety Glass: Provide products complying with testing requirements in 16 CFR 1201, for Category II materials, unless those of Category I are expressly indicated and permitted. DELIVERY, STORAGE AND HANDLING 1. Comply with requirements of referenced standard and manufacturers written instructions. 2. Package prefinished doors individually in opaque plastic bags or cardboard cartons. 3. Marts each door on top and bottom edge with opening number used on Shop Drawings. WARRANTY 1. Special Warranty: Manufacturers standard form, signed by manufacturer, installer, and Contractor, in which manufacturer agrees to repair or replace doors that are defective in materials or workmanship, and have warped (bow, cup, or twist) more than 114 inch (6.4 mim) in a 42 -by-84 -inch (1067 -by- 2134 -mm) section. a. Warranty shall also include installation and finishing that may be required due to repair or replacement of defective doors. b. Warranty shall be in effect during the following period of time from date of Substantial Completion: interior Doors - Life of installation. FABRICATION AND FINISHING 1. Factory fit doors to suit frame- opening sizes indicated, with the following uniform clearances and bevels, unless otherwise indicated: a. Clearances: Provide 1/8 inch (3.2 mm) at heads, jambs, and between pairs of doors. Provide 1/2 Inch (13 mm) from bottom of door to top of decorative floor finish or covering. Where threshold is shown or scheduled, provide 3/8 inch (10 mm) from bottom of door Ito top of threshold. Comply with NFPA 80 for fire -rated doors. . 2. Factory machine doors for hardware that is not surface applied. Locate hardware to comply with DHI - WDHS -3. Comply with final hardware schedules, door frame Shop Drawings, DH Al 15-W Series standards, and hardware templates. a. Coordinate measurements of hardware mortises in metal frarnes to verify dimensions and alignment before factory machining. 3. General factory finishing: Comply with referenced quality standard's requirements for factory finishing. Finish faces and edges of doors, including mortises and cutouts. 4. Finish wood doors at factory where indicated in schedules or on Drawings as factory finished. 5. Opaque Finish: Comply with requirements indicated for grade, finish system, color, and sheen. a. Grade: Custom. b. Finish: Manufacturers standard finish with performance requirements comparable to AWI Systern OP -2 catalyzed lacquer. c. Color: As selected by Architect from manufacturers full range. d. Sheen: Semigloss. 6. Examine doors and substrates, with installer present, for suitable conditions where wood stile and rail doorrs and fire -rated wood door frames will be installed. a. Verify that installed frames comply with indicated requirements for type, size, location, and swing characteristics and have been installed with plumb jambs and level heads. b. Reject doors with defects. 7. Proceed with installation only after unsatisfactory conditions have been corrected. 8. Provide glass Iites for various size openings in nominal thickness indicated, but not less than thickness and strengths (annealed or heat treated) required. Provide tempered/safety glass in compliance with ANSI testing requirements and local jurisdiction's requirements. . DIVISION 9 - FINISHES 1. Architectural finish materials shall be of class'A', fire treated, including millwork, ceiling tiles, wallcoverings and carpets. Submit shop drawings and/or flame test reports to Architect to obtain approval. 11 I GYPSUM BOARD ASSEMBLIES ON METAL FRAMING 1. For STC -rated assemblies, provide materials and construction identical to those tested in assembly indicated according to ASTM E 90 and classified according to ASTM E 413 by an independent testing agency. 2. Store materials inside under cover and keep them dry and protected against damage from weather, condensation, direct sunlight, construction traffic, and other causes. Stack panels flat to prevent sagging. 3. Environmental Limitations: Comply with ASTM C 840 requirements or gypsum board manufacturers written recommendations, whichever are more stringent. 4. Do not install panels that are wet, those that are moisture damaged, and those that are mold damaged. 5. Size: Provide in maximum lengths and widths available that will minimize joints in each area and that correspond with support system indicated. 6. General: Complying with ASTM C 361C 36M or ASTM C 139610 1396M, as applicable to type of gypsum (board indicated and whichever is more stringent. 7. interior Trim: ASTM C 1047. 8. JOINT TREATMENT MATERIALS, General: Comply with ASTM C 475/C 475M. 9. AUXILIARY MATERIALS, General: Provide auxiliary materials that comply with referenced installation standards and manufacturers written recommendations. 10. Laminating Adhesive: Adhesive or joint compound recommended for directly adhering gypsum panels to continuous substrate. a. Use adhesives that have a VOC content of 50 g/L or less when calculated according to 40 CFR 59, Subpart D (EPA Method 24). b. Steel Drill Screws: ASTM C 1002, unless otherwise indicated. c. Use screws complying with ASTM C 954 for fastening panels to steel members from 0.033 to 0.112 inch thick. 11. Sound Attenuation Blankets: ASTM C 665, Type I (blankets without membrane facing) produced by combining thermosetting resins with mineral fibers manufactured from glass, slag wool, or rock wool. 12. Examine areas and substrates, with Installer present, and including welded hollow -metal frames and framting, for compliance with requirements and other conditions affecting performance. 13. DO NOT PURCHASE, USE OR INSTALL ANY GYPSUMBOARD MADE IN OR SHIPPED FROM CHINA. BROADLOOM CARPET 1. To ensure good quality appearance and adhesion, the sub -floor must be hard, smooth, clean, dry and free from defects. Use of a suitable leveling compound in accordance with manufacturers instructions will ensure that no irregularities show through to the surface caf the finished floor. 2. Transitions of all flooring materials should occur at the centerline of the door or cased opening. 3. Allow adhesive and sub -floor to stabilize to constant temperature conditions 70 -85 degrees F for a period lof 24 hours before and after installation. Ensure that adhesive has been protected from frost during storage. 4. Supply carpet equal to 5% overage, packaged with protective covering for storage. Corrdinate with Owneir. 5. Provide samples to Architect for verification and approval. 6. Fit carpet neatly at walls, columns, adjacent flooring, etc. Install carpet reducer strip or transition strip where edge of carpet is exposed and where carpet abuts other material. Complete installation of the above materials shall be in strict accordance with manufacturer's recommendations. After installation is complete, remove all dirt, soil, devrs, scraps, loose threads, etc. RESILIENT FLOORING 1. Deliver materials in good condition to the jobsite in the manufacturers orginal unopened containers. Store materials in a clean, dry, enclosed space off the ground, and protected from weather and from extremes of heat and cold. Protect adhesive frorn freezing. Store flooring, adhesives and accessories in the spaces where they will be installed for at least 48 hours before beginning installation. 2. Surfaces to receive resilient flooring shall be dry, thoroughly cleaned and free of defects. Examine surfaces to receive the resilient materials and notify the Contractor of any condition that will prevent satisfactory results. All surfaces shall be examined, thoroughiiy cleaned and properly prepared to receive resilient flooring to be installed by the Subcontractor. Do not proceed until conditions are corrected. Application off materials signifies acceptance of such work and, therefore, Subcontractor assumes responsibility of the final results. 3. Use leveling compound as recommened by flooring manufacture for filling small cracks and depressions in subfloors. 4. Adhesive shall be mixed and applied in accordance with manufacturers directions. Surface shall be coveired evenly with adhesive. Area covered by one application of adhesive shall not exceed maximum working area and installed within the time limits recomrmended by manufacturer. 5. Install flooring wall to wall before the installation of floor -set cabinets, casework, furniture, equipment, movable partitions, etc. Extend flooring into toe spaces, door recesses, closets, and similar openings as shown on the drawings. 6. install products in accordance with manufactures installation instructions. Read and follow the manufacturee's Installation System before installation. 7. Submit samples for verification and approval from Architect. . GENERAL SPECIFICATIONS 8. Floors and walls shall be clean, dry, free of dust, all paints, wallpaper and other foreign material, which may affect proper adhesive bonding. 5. Submit samples for each type of tile, grout and other products specified of each item listed on the Finish Legend, include all size and construction indicated. 2. Deliver and store packaged materials in original container* with seals unbroken and labels intact until time of use. Comply with requirements of ANSI A137.1 for labeling sealed tile packages. 3. installer Qualifications: Engage an experienced installer who has completed the installations similar in material, design, and extent to that indicated for this Project and with a record of successful in- service performance. 4. Source Limitations for Tile: Obtain each color, grade, finish, type, composition, and variety of tile from one source with resources to provide products from the same production run for each contiguous area of consistent quality in appearance and physical properties without delaying the Work. . 5. Source Limitations for Setting nd Groutin . Materials: Obtain ingredients of a uniform uali for each mortar, adhesive, and grout component from a single 9 9 9 quality manufacturer and each aggregate from one source or producer. 6. Environmental Limitations: Do not Install file until construction in spaces is completed and ambient temperature and humidity conditions are being maintained to comply with referenced standards and manufacturer's written instructions. 7. Deliver extra materials to Owner. Furnish extra materials described below that match products installed, are packaged with protective covering for storage, and are identified with labels describing contents and local supplier. a. Tile and Trim Units: Furnish quantity of full -size units equal to 3 percent or 1 carton, whichever is less, of amount installed, for each type, composition, color, pattern, and size indicated. 8. ANSI Standards for Tile installation Materials: Provide materials complying with ANSI standards referenced in "Setting Materials" and "Grouting Materials" articles. . 9. Colors, Textures, and Patterns: Where manufacturer's standard products are indicated for tile, grout, and other products requiring selection of colors, surface textures, patterns, and other appearance characteristics, provide specific products or materials complying with the following requirements: a. Match colors, textures, and patterns indicated by referencing manufacturer's standard designations for these characteristics. b. Provide tie trim and accessories that match color and finish of adjoining flat tie. 10. Trowelable Underlayments and Patching Compounds: Latex - modified, portland- cement -based formulation provided or approved by manufacturer of tile- setting materials for installations indicated. 11. Cleaning: On completion of placement and grouting, clean all ceramic the surfaces so they are free of foreign matter. a. Remove latex - Portland cement grout residue from tie as soon as possible. b. Unglazed file may be cleaned with acid solutions only when permitted by tile and grout manufacturer's written Instructions, but no sooner than 10 days after installation. Protect metal surfaces; cast iron, and vitreous plumbing fixtures from effects of acid cleaning. Flush surface with clean water before and after cleaning. c. Remove temporary protective coating by method recommended by coating manufacturer that is acceptable to brick and grout manufacturer. Trap and remove coating to prevent it from clogging drains. 12.
