A Resolution authorizing the City Manager to expend an amount not to
exceed $6,350 to GARP Construction Group, Inc. for the installation of a
new roof for the tennis office at Dante Fascell Park.
The existing roof is severely damaged due to numerous leaks and is
deteriorating daily. Furthermore, the roof leaks have caused interior
damage due to water intrusion.
Competitive proposals were sought from three (3) different sources of
supply; GARP Construction Group, Inc. was the lowest and most
responsive vendor. The City's Public Works department has used GARP
Construction Group in the past and recommends their quality of work
and professionalism.
Please find below a breakdown of all proposals:

19 Section 1. The City Manager is authorized to expend an amount not to exceed $6,350 to
20 GARP Construction Group, Inc. for the installation of a new roof for the pool office at Dante Fascell
21 Park, utilizing funds from Parks Landscaping Division -Maintenance and Repair account 001-1750-
22 519-4620, which has a balance of $80,000 before this request was made. Copies of proposals are
23 attached.

25 Section 2. Severability. If any section clause, sentence, or phrase of this resolution is for
26 any reason held invalid or unconstitutional by a court of competent jurisdiction, the holding shall
27 not affect the validity of the remaining portions of this resolution.
28 Section 3. Effective Date. This resolution shall become effective immediately upon
29 adoption by vote of the City Commission.

General Scope of Work
• All work will be permitted by local building department and installed per current
South Florida Building Code. Contractor to obtain permits, included in price.
• This contract includes all labor, materials, permits, insurance, removal & replacing roof as outlined
below, and waste removal. All damaged and replaced wood is included in this contract as well as facia
and soffit wood replacement as outlined below.
• All areas will be cleaned daily upon completion of work. Pool area and A/C will be protected from
debris during demolition and reconstruction as neeCled to avoid damage and maintain cleanliness of
the area.
Article II-Flat Roof Section-Modified
• Remove existing roof
• Remove & replace damaged wood deck & fascia boards as needed
• Re-nail Roof decks to Miami-Dade County code.
• Apply one layer of 75# base w/ tin cap & nails per code.
• Apply one layer of rubberoid #20 with hot mop
• Apply one layer mineral surface cap sheet w/hot mop
• Install new galvanized eave drip edge, flashing, and stucco stop ,roof jack, lead boot,

Article IV-Inclusions:
The following items are included in this agreement:
• Roofing permit, notice of commencement, county inspections including, but not limited to final
inspection and all release of liens. Material suppliers, subcontractors, and laborers will be paid and
final releases obtained by BM and presented to Owner.
• Engineer tile up lift testing per code.
• Furnish and supervise all labor, materials, and equipment needed to perform the scope of work
outlined herein.
• All wood replaced throughout the scope of the project except as stated below in exclusions.
• (10) Year warranty on labor performed on behalf of the project, faulty material installed, not to exceed
the scope of the work as stated in this contract, and under normal wear & tear circumstances. The
warranty excludes extraordinary events such as hurricane damage, fire, or vandalism.
• All waste to be removed by BM General Repairs, LLC trucks or dumpsters supplied by same.
Article V-Exclusions:
The following items are excluded from this agreement.
• All trusses & ceilings.
• All items not included in the scope of work outlined herein.
• All interior/exterior demolition not outlined in this agreement.
• All painting
• All gutters
• All extra work that require change orders beyond the standard pricing
• Surveys
• Existing illegal or non-approved construction (no city permit or update).
• No Architectural Drawings except as required to obtain permit & required inspections.
Article VI-Change Orders:
All change orders must be in writing and signed by all parties. The OWNER agrees that changes resulting in the
furnishing of additional labor or materials will be paid for prior to the commencement of any extra work.
Article VII-Required Time:
After receiving Home Owher's approval and acquiring building permit, BM General Repairs, LLC is to
complete the roof replacement in THREE WEEKS unless delayed by weather conditions. Upon removal of
roof sections all areas will be "dried in" same day and as needed during potential rain/wind conditions that
arise during construction.

Artitle VIII-Total Contract Cost & Payment Schedule: $ 6,500.00 •
Note-BM General Repair, LLC will apply for all needed permits upon acceptance of contract. BM
General Repair, LLC will obtain timing on tile delivery & cost immediately upon signing of contract &
place order for tile upon acceptance of contract once county permit is applied for.
Contract Acceptance
The above prices, specifications, and conditions are hereby accepted. We the undersigned, have read and
understand this entire contract, including documents attached by reference, if applicable. We acknowledge
that this document constitutes the entire agreement between the parties. Any alterations must be by written
agreement signed by all parties. All work is to be done in a workman like manner according to standard
practices. All workers are fully covered by Workman's Compensation Insurance. Contractor is authorized to do
the work in accordance with provisions contained within.

dumpster placement and construction time line. .
