Greene, Zoning Inspector f 5701 SW 77th Terrace South Miami, Florida January 5, 1960 Planning and Zoning Board City of South Miami South Miami, Florida Gentlemen: We hereby request a Special Use Permit covering our property located at 5701 SW 77th Terrace, South Miami, Florida that authorizes the erection on it of a professional type office and restricted business building as per the general . condi- tions specified on attached. Exhibit A. These conditions are sufficiently restrictive to assure pro- tection to the surrounding property owners, and they will enhance the orderly growth and expansion of the City of South Miami . Exhibit B attached shows the layout of the neighborhood and the current or authorized use of nearby parcels . The requested change in status of our property blends with and complements the existing uses of the other properties. As you are well aware, the neighborhood has changed since we purchased: 1 . ) Stores now occupy the entire block on the East side of Red Road from 73rd. Street to 74th Street. 2. ) The SW corner of 74th Street and Red Road is zoned C-1 Restricted . 3. ) An office type building has been erected at 7500 Red Road . 4. ) The old Lutheran Church property on the NE corner of 74th Street and Red Road is zoned BU-lA by the County, and reports are prevalent that new stores etc . will be erected there soon. 5. ) 77th Terrace has become one of the main streets carrying westbound traffic to the American Legion Hall . 6. ) While the physical change has not yet taken place, the planned widening of Red Road has seriously affected the sale of our property as a home. January 5, 1960 After receiving the Special Use Permit, we plan on a building suitable to house one or more of the following or similar professions or activities: Doctors (any field) Dentists (any field) Attorneys Real Estate Brokers Architects Business Offices (Investors, consultants, etc . ) Related types, though non-professional From our personal standpoint, such a Permit will solve the dilemma we have faced for the past several months - We Want Peace and Quiet! Our property is no longer useful as a residence and by putting the property to its todays natural use, we will be financially able to move to a residential area. We purchased this property new in 1952 and have lived in it continuously ever since . In 1957, mostly because of the noise coming from automobile traffic on Red. Road, we converted our garage into .a bedroom. This new bedroom, located. on the .West side of our property, is less noisy and affords us some better night time rest. Living with us at home are our two daughters, both students, who are unfavorably affected by our present living quarters . All four of us are unpleasantly concerned with the excessive road noise, the extra dust coming from the highway and the tin cans and other debris we find on our property daily, which is thrown there by passing cars . Day and night automobiles use our property as a turning spot . The extra dirt and noise, the ruts in our lawn and the car headlights glaring into our rooms are most uncomfortable, inconvenient and to some extent costly. It is fortunate for us that we don' t have young children, as we could not - trust them on our lawn at anytime without super- . vision - enclosed by a fence or not - account of the heavy and fast automobile traffic . We have listed our property for sale with Stephen Hessen, Registered Real Estate Broker, and they have ha-&.n:bksales success for us . A letter from that company to us in attached as Exhibit C . Notice that they could not even rent the property. a Planning & Zoning Board Page 3 . January 5, 1960 This lack of sales and rental activity obviously results from our Red Road location. When Red Road is widened, our plight will be even worse '. Our home is now in need of maintenance and repairs, but we are reluctant to spend the necessary money as 1 . ) we don' t see any way to get it or even part of it back, and 2 . ) we must move off of Red Road . . In summary, Gentlemen, our present property is useless to us as a residence and- apparently is the same to potential buyers . We need help and our point of view is. that the Special Use Permit requested will pave the way for us to solve our problems . The requested Special Use Permit is sufficiently restrictive to assure protection to surrounding property owners and at the same time, it will enhance the orderly growth and. expansion of the City of South Miami . The facts indicate that the granting of this Special Use Permit will be in the best interests of all concerned and we sincerely request your approval and the approval of the City Council at an early date .
