AN 'ORDINANCE ADDING SECTION 20 -22.2 TO
THE CODE OF ORDINANCES, CITY OF SOUTH
MIAMI, FLORIDA TO ESTABLISH A "CO" COM-
MERCIAL OFFICE DISTRICT ZONING CLASSIFI-
CATION; PROVIDING PENALTIES FOR VIOLATION
OF THE PROVISIONS HEREOF; AND DECLARING
INTENT HEREIN.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY
OF SOUTH MIAMI, FLORIDA:
Section 1. That Section 20 -22.2 of Article II, Chapter
20 of the Code of Ordinances, City of 'South Miami, Florida, be
and the same hereby is enacted to establish a "CO" Commercial
Office District zoning class;ification.as follows:
(A) PURPOSE
The purpose of this district shall be to permit uses
which will accomodate extensive office space needs of
a professional and business nature in an intensive
and centrally located manner.
(B) USES PERMITTED.
(1) All uses permitted in the RU -5 and 5A Districts
excluding duplex dwelling and apartment house
dwellings.
(2) Bank
(3) Broadcasting studio
(4) clinic or laboratory: medical, dental or optical
(5) convalescent home
(6) Hospital
(7) Loan association or agency
(8) Office, business or professional
(9) Stock brokerage office
(10) Parking garages (parking only)

(2) Fraternal organization or private club.
(3) Eating establishment such as a restaurant,
cafeteria or coffee shop, provided that the
use has only inside or patio service. walk-
up, drive -in, quick service or fast -food
operations are not permitted.
(4') Church, temple, synagogue or similar house
of worship.
(D) ACCESSORY USES PERMITTED
(1) An office building containing a gross floor
area of at least 15,000 square feet may include
certain accessory uses such as a coffee shop;,
newstand, barber shop, beauty shop, private club
or lounge provided that:
(a') All accessory uses shall be incidental to the
office use of the building and oriented pri-
marily to the employees within.
(b) No external features shall be permitted to
advertise accessory uses.
(c) Not more than twenty (20) percent of the gross
floor area of the structure shall be devoted
to accessory uses..
(2) An office building of at least three (3) or more
stories in height may include residential accom-
modations on the top floor.
(E) DISTRICT REGULATIONS
(1) Lot Size Minimum lot area and dimensions shall
be as follows:
Area - 10,000 square feet
Frontage - 100 feet
(2) Height - The Maximum height of any structure shall
be six (6) stories or sixty --five (65) feet, which-
ever is less,
(3) Lot coverage - The maximum lot coverage of a
structure on a lot shall be as follows:

(5) Site Plan All proposed developments shall be
accompanied by an overall site plan reflecting
all significant aspects of the development.
Properties adjacent to the proposed development
shall be taken into consideration and a reasonable
portion of these areas shall also be reflected on
the site plan. Each of the required site plans
shall include the title of the Project, Name of
Developer, Name of Architect /Engineer, North
Arrow, Dade and Scale and also the following
information:
(a) Existing Site Characteristics: Property and lot
lines, right -of -way widths and easements, utility
facilities; structures and their uses, land uses,
zoning district boundaries.
(b) Proposed Site Deve- lopment Characteristics: Property
and lot lines, right -of -way width and easements,
structures and their uses, off - street parking
spaces, driveways, walkways, service areas, out-
door lighting systems, fences and walls and land-
scaping and sprinkler layout.
(c) Elevation Drawings: All buildings, signs, fences
and walls shall be shown in a vertical view re-
flecting their proposed location, size, character,
height and materials of construction. Front, side
and rear views of all structures shall be shown .
where applicable.
(d) Tabular Summary :. This summary shall enumerate and
quantify all proposed land uses by area and per-
centage distribution, all proposed dwelling units
by type and density and all proposed landscaping
by size, type and quantity. Zoning changes or
variances if requested should also be noted.
(6) open Space On each lot there shall be provided open
space equal to at least twenty (20) percent of the
total lot area; said space shall be unencumbered by
structures of off- street parking spaces, and shall be
landscaped and well maintained with grass, trees and
shrubbery, excepting only areas used as pedestrian
walks and ingress and egress drives, said ingress and
egress drives shall not exceed a maximum width required
to serve the parking area,

(8') Sidewalks, Curbs and Gutters No certificate of
occupancy shall be issued until such time as
sidewalks, curbs and gutters are installed, in
accordance with the City requirements.
Section 2. That any person, persons, firm, partnership or
corporation violating any of the provisions of this ordinance
shall, upon conviction, be punished by a fine not to exceed
$500.00, or by imprisonment not to exceed six months, or by both
such fine and imprisonment in the discretion of the Municipal
Judge. Each day a violation is permitted to exist shall consti-
tute a separate offense.
Section 3. It is the intent that this ordinance be perman-
ent in nature and shall be included in the Code of ordinances of
the City of ,South Miami, Florida, and the sections hereof may be
renumbered for such purpose.
