AN ORDINANCE OF THE CITY OF SOUTH MIAMI,
FLORIDA, AMENDING SUBSECTIONS 01, .05
AND .07 OF SUBSECTION 4 OF SECTION 6 OF
ARTICLE V OF SECTION 1 OF ORDINANCE NO.
20 -71 -724, HERETOFORE ADOPTED AS THE
OFFICIAL ZONING ORDINANCE OF THE CITY'
OF SOUTH MIAMI,, BY CHANGING MAXIMUM
DENSITY REQUIREMENTS AND MINIMUM YARD
SETBACKS, AND BY ADDING ADDITIONAL
REGULATIONS CONCERNING SETBACKS,
SETBACK AREAS, OPEN SPACE, TREE
SELECTION; ALL WITH REGARD TO RB -2
TOWNHOUSE RESIDENTIAL DISTRICTS.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE
CITY OF SOUTH MIAMI, FLORIDA:
Section 1. That Subsection .01 of Subsection 4 of
Section 6 of Article V of Section l of Ordinance No. 20, -71-
724, heretofore adopted as the Official Zoning Ordinance of
the City of South Miami be, and the same is hereby amended to
read as follows`:
"5 -6 -4
.01 The maximum density of townhouse dwellings
shall not exceed the following,
Where site is contiguous either to RS-1, RS -2,
RS -3 and R5 -4 Districts or a combination thereof
7.5 units per net acre.
Where site is solely contiguous to an Rd, R13-1
or RM -1 District 8.5 units per net acre.
where site is solely contiguous to an RM -2
District - 10 units Der net acre.

B. Notwithstanding anything to the contrary
contained in this Code, all setback areas
shall be free and clear of any part of the
structure along the building line. ""
Section 3. That Subsection .07 of Subsection 4
Of Section 6 of Article V of Section 1 of Ordinance No.
20 -71 -724, heretofore adopted as the Official Zoning Ordinance
of the City of South Miami be', and the same is hereby amended to
read as follows:
".07
A. On each townhouse lot there shall be
provided open space equal to at least
fifteen (15) percent of the total lot
area; said ,space shall be exclusive of
off -stree parking, driveway and patio
areas, and shall be landscaped with grass,
trees, and shrubbery, subject to the
approval of the Environmental Review Board.
B. On each townhouse development site there
shall be provided open space equal to at
least forty (40) percent of the total site
area; said space shall be exclusive of
off-street parking, driveway and patio
areas, and shall be landscaped with grass,
trees and shrubbery, subject to the
approval of the Environmental. Review Board.
C. On each gross acre there shall be provided
a minimum of 25 trees which shall have a
minimum of to feet in height at time of
Planting, in addition to which all requited
landscaping and trees shall be installed
prior to the isstfance of Certificate of
accupaacyro,
