WHEREAS,Eighty Development LLC,owner ofthe parcel located at 5989 SW 80th Street,
submitted a Tentative PlattoMiamiDade County,application No.T-23698-2-COR,pursuant to Section
28-4 of MiamiDadeCountyCode;and
WHRERAS,theMiamiDadeCountyplatcommitteemetonDecember4,2015and
recommended approval ofthe tentative platsubjectto conditions indicated intheir approval letter,and
subjecttofinalplatapprovalbytheCity;and
WHEREAS,thereplat application requests a subdivision ofsaidparcelintotwobuildablesingle-

In October 2015,the applicant (Eighty Development LLC)submittedan application tothe
CityforpreliminaryreviewofatentativeplatapplicationNo.23698-2-COR.The
applicanthasdemolishedthe existing structure locatedat5989SW 80th Streetand is
proposingareplatofthe existing lot[Folio 09-4036-039-0140]intotwolotstodevelop
twosingle family homes.Uponcompletionofstaffreviewtheapplicantreceivedaletter
ofcompliance from the City of South Miami and filed for platreviewwith Miami Dade
County,pursuant toSection28-4ofMiamiDadeCountyCodeandSection20-4.2ofthe
City'sLandDevelopmentCode.Thecountyhasapprovedthe applicant's T-Plat
applicationandtheapplicantisnowseeking Final Platapproval from theCityof South
Miami Commissiontosubmitto Miami DadeCounty.
Analysis:
OnDecember 15,2014 theapplicant filed an application (Plat Application)withthe City
toobtain Tentative Plat Approval fortwo (2)lots onthepropertylocatedat5989SW80th
Street.OnDecember 17,2014the City Commission consideredthe Plat Ordinance,but
postponed final consideration until January 6,2015.OnJanuary6,2015theCity
Commission approved a revised final platordinance.Thewordinginthe final plat
ordinance differed from thelanguage original presentedonDecember 2,2014 City
Commission meeting.Because of this,it was agreed bythe City's Attorney andthe
Applicant thatthe property located at 5989 SW 80™Street shall be reviewed and
approvedthe City usingthe Tentative Platprocedures from theprior Plat Application
ordinance.
Theapplicantownstheproperty specifically locatedat5989SW80th Street,withinan
RS-3 Medium Lot Single-Family Residential District andis requesting this final plat in
orderdividethe property intotwo buildable residential lots.The final plat lot dimensions
meets the City's minimum lot requirements of 10,000 squarefeet with 75feetof frontage
perlotandtheparenttractis currently vacant.Public Works has reviewed thesite
locationandhasnorequirementsfortheapplicant.SW 80th Streetisatwolane
bidirectional local road that becomes a minor collector road at intersections of (South
DixieHighwayandRed Road).

comprehensive review ofthe proposed tree disposition oncethe proposed development
