AN ORDINANCE OF THE CITY OF SOUTH MIAMI,
FLORIDA GRANTING VARIANCES TO LARKIN
GENERAL HOSPITAL,LTD,TO ALLOW A
LANDSCAPED OPEN SPACE AREA OF 23,132
SQUARE FEET INSTEAD OF THE REQUIRED
26,428 SQUARE FEET;TO ALLOW NO INTERIOR
LANDSCAPE ISLANDS WHERE 6 WOULD NORMALLY
BE REQUIRED;TO ALLOW A SIDE CORNER
SETBACK OF 6 FEET ON A PORTION OF THE
NORTH PROPERTY LINE INSTEAD OF THE
REQUIRED 20 FEET;TO ALLOW A SIDE SETBACK
OF 6 FEET ON A PORTION OF THE SOUTHERN
PROPERTY LINE INSTEAD OF THE REQUIRED 15
FEET;AND TO ALLOW A PERMANENT CANOPY ON
THE SIDE TOWARD SOUTHWEST 62ND AVENUE
WHERE A DETACHABLE CANOPY IS NORMALLY
ALLOWED,FOR THE PURPOSE OF PERMITTING THE
CONSTRUCTION OF A 5TH STORY TO AN EXISTING
BUILDING,ANDA5STORY ADDITION TO THE NORTH
SIDE OF THE BUILDING,TOGETHER WITH A NEW
ELEVATOR .ONTHE SOUTH SIDE OF THE BUILDING,
AS TO CERTAIN DESCRIBED PROPERTY LOCATED AT
7031 SOUTHWEST 62ND AVENUE,SOUTHMIAMI,
FLORIDA.
WHEREAS,thePlanningAdvisoryBoardoftheCityof
South Miami,Florida,has recommended the approval ofthe
variances hereinafter granted.
NOW,THEREFORE,BE IT ORDAINED BY THE MAYOR AND
CITY COMMISSION OFTHECITYOFSOUTHMIAMI,FLORIDA:
Section 1.That Larkin General Hospital,Ltd.,be,
and it is hereby granted the following variances for the purpose
of permitting the construction of a 5th story to an existing
building,and a5story addition to the North side of the building,
together with a new elevator on the South side of the building:
A.A variance to allow a landscaped open space area
of 23,132 square feet instead of the required 26,428 square
feet.
B.Avariancetoallownointerior .landscaped islands
where6wouldnormallybe required.
C.A variance for a side corner setback of6
feet ona portion of the North property line instead of the
required 20 feet.
D.A variance for a side setback of 6 feet on
a portion of the South property line instead of the required
15 feet.
E.A variance to allow a permanent canopy on the
side toward Southwest 62nd Avenue where a detachable canopy
is normally allowed.
Section 2.All of said property is located at
7031 Southwest 62nd Avenue,South Miami,Florida,and more
particularly described as:
Lots 1,2,3,4,5,6,7,8,9,18,19 and 20,
Block 1,LARKIN CENTER,according to the Plat
thereof,as recorded in Plat Book27,Page 67,
of the Public Records of Dade County,Florida,
Less the West 10 feet of Lots 1,18,19 and 20,
Block 1,and the external area formed bya25
foot radius arc concave to the Southeast,
tangent to a line that is 10 feet East of and
parallel to the West line of said Block 1,and
tangent to the North line of said Block 1 in
said LARKIN CENTER.
Lots 4-7 inclusive,and Lots 9-15 inclusive,
Block 14,REALTY SECURITIES CORPORATION'S
TOWNSITE OF LARKINS,according to the Plat thereof,
as recorded in Plat Book 2,Page 105,of the
Public Records of Dade County,Florida.
