MANNING,D/B/AROBAR ENTERPRISES,TO PERMIT THE CONSTRUCTION OFA RESIDENTIAL OFFICE BUILDING WITH A REAR SETBACK OF15 FEET INSTEAD OFTHE REQUIRED 25 FEET,ANDFORLOTCOVERAGEOF42.05%INSTEADOF 30%WHICH IS THE MAXIMUM ALLOWED,ASTO CERTAIN DESCRIBED PROPERTY LOCATED AT6285SUNSET DRIVE, SOUTH MIAMI,FLORIDA,SAID VARIANCES TOBE EFFECTIVE ONLY UNDER CERTAIN TERMS AND CONDITIONS. WHEREAS,the Planning Advisory Board ofthe City of South Miami, Florida,has recommended the approval of the variances hereinafter granted. NOW,THEREFORE,BEITORDAINEDBYTHEMAYORANDTHECITYCOMMISSION OFTHECITYOFSOUTH MIAMI,FLORIDA: Section 1.That Gerald R.Falick and Oren R.Manning,d/b/a Robar Enterprises be,and they are hereby granted variances to permit the construction ofa residential office building with a rear setback of15 feet instead of the required 25 feet,and for lot coverage of 42.05%instead of 30%,which is the maximum allowed,on the property located at 6285 Sunset Drive,South Miami, Florida,and more particularly described as: Lots3,4and 5,lesstheSouth 15 feet,Block2, ROYAL PALM VILLAS,according to the Plat thereof as recorded in Plat Book 19,Page 17,of the Public Records of Dade County,Florida. Section 2.The variances granted herein shall be effective only in the event the office building is constructed in accordance with the Revised Site Plan and Elevations "C",prepared and signed by William Murphy,Architect, and dated April 7,1981,which Site Plan and Elevations are on file with the Building and Zoning Department of the City of South Miami.
