FLICT HEREWITH;AND PROVIDING WHEN THIS ORDINANCE SHALL
TAKE EFFECT.'
WHEREAS,after,Public Hearings the Planning Board has made
its recommendations in accordance with the annual amendment procedures
under Ordinance No.13-81-1107 of the City of South Miami,Florida.
NOW,THEREFORE,BE IT ORDAINED BY THE MAYOR AND THE CITY
COMMISSIONOFTHECITYOFSOUTH MIAMI,FLORIDA:
Section 1.That the Subsection entitled Medium Density Resi
dential on page L-45 of Section 3 (a)(3)of Ordinance No.13-81-1107,
heretofore adopted as The South Miami Comprehensive Plan be,and the same
is hereby amended to read as follows:
Medium Density Residential
This use group which includes all duplexes,townhouses,and
cluster homes accommodates those small lot residential uses
of a single family attached character which are a popular ele
ment in the contemporary housing market.Residential densi
ties permitted within this category are of an intermediate
nature ranging from 6.0 units per net acre for townhouses and
cluster single family developments,up to 8.72 units per net
acre for duplexes.Detailed deliniation of densities allowed
under this category shall be further determined by the Official
Zoning Ordinance of the City of South Miami."
Areas designated for these uses in the Plan are applied in a
transitional manner between low and high density uses and com
prise about two percent of the total community,or about two
times that amount currently being used for similar purposes.
Section 2.Any Sections or parts of Sections of this Ordinance
may be renumbered and/or combined with other Sections or parts of Sections of
the South Miami Comprehensive Plan and any amendments thereto,as is necessary
to ensure the continuity and consistency within and between the various
elements ofthe said Comprehensive Plan.
Section 3.All Ordinances or parts of Ordinances in conflict
herewith be,and the same are,hereby repealed to the extent necessary to
implement this Ordinance.

Section 4.This Ordinance shall take effect immediately at
the time of its passage.
