TheBoardalso made comments related to the applicantsproposal not satisfying the Land Development Code standards forsinglefamilyresidentiallotsin the RS-3ZoningDistrictas follows: •Minimum lotsize:10,000 square feet •Minimum lot frontage:75 linear feet •Front Setback:25 feet •Rear Setback:25 feet •Side Setback:15 feet Planning Board Action The Planning Boarddiscussed the fact that the applicantsprojectas proposed,doesnot meet the development standard requirements of Land Development Code Land Subdivision Regulation,Section20-4.2,necessarytoestablishtwonew single familylots,while maintaining the necessary requirements of that Sectionfor the existingsinglefamily home,currently owned by the applicant. However,the majority of the Board Members,bya vote of 4to 1,affirmed the applicant's applicationandagreed that the applicantsproject meets City'sZoning requirements,i.e.RS-3. Pg-6 Staff Recommendation: Basedon the subdivision requirements forawaiver of plat,staff has identified that the applicant hasfailed to meet the requirements of lotsizeand frontage,as required by the Land Development Code,Land Subdivision RegulationSection20-4.2(B)(3)(a).Staff agrees with the PlanningBoard that the applicant does meet the City's zoning requirements,i.e.RS-3.
