One side,6394 S.DixieHighway,is occupied by the animal hospital,whichwas previously approved byResolution#04-07-12389.The other side,6396S.Dixie Highway,was recently vacated by Enterprise Rent-A-Car and is currently occupiedbyoffices for the veterinary hospital.The applicant is proposing to combine both spaces into one space to include additional offices and examination rooms. Subject Building located 6396 S.Dixie Highway Pursuant tothe regulations listed inthe Permitted Uses,Section 20-3.3(D)ofthe Land Development Code (LDC),a special use permit is required forthe operation ofan animal hospitalor veterinary. Analysis: Pursuant tothe Special Use Conditions,Section 20-3.4 ofthe LDC,a special usemaybe approved and permitted by the city commission ata public hearing,after a recommendation by the planning board and that such use complies with the general requirements,special requirements,andanyother conditions thatthe city commission may consider appropriateand necessary.*v When reviewing the project,the following items are noted aboutthe project: •The space is currently occupied bythe applicant for administrative purposes •Thesquarefootageofthe building will notbe changed astheseareinternalrenovations. •Once redeveloped,theveterinaryuse will increase by800squarefeetfrom2,600to 3,400 square feet. Furthermore,the requested specialusedoesnotconflictwith the Comprehensive Planand complies with the LDC requirements set forthinSection 20-5.8(B)of the LDC in that the use: a)Will not adversely affect the health or safety of persons residing or working in the vicinity of the proposed use, b)Willnotbe detrimental to the public welfare or property or improvements in the neighborhood;and, c)Complies with all other applicable Code provisions.
