2. THE CONTRACTOR IS RESPONSIBLE FOR VISITING THE SITE OF THE WORK AND BECOMING
FAMILIAR WITH THE CONDITIONS OF THE WORK PRIOR TO SUBMITTING A BID. THE
CONTRACTOR IS REQUIRED TO BECOME FAMILIAR WITH ALL THE CONTRACT DOCUMENTS
PERTAINING TO THE PROPOSED WORK. THE SUBMISSION OF A BID SHALL BE SUFFICIENT TO
ESTABLISH THAT THE CONTRACTOR HAS INVESTIGATED THE SITE OF THE WORK AND IS
SATISFIED AS TO ALL REASONABLE CONDITIONS TO BE ENCOUNTERED, THE WORK TO BE
PERFORMED AND THE MATERIALS TO BE PROVIDED IN THE COMPLETION OF THE PROJECT.
3. FAILURE OF BIDDERS TO MAKE REQUIRED VISITATIONS AND /OR INVESTIGATIONS TO INFORM
THEMSELVES FULLY OF EXISTING CONDITIONS, AND TO INCLUDE IN THEIR PROPOSALS A SUM
SUFFICIENT TO COVER ALL POSSIBLE FIELD CONDITIONS, WILL NOT IN ANY WAY ENTITLE
THEM TO ANY EXTRA CHARGES OVER AND ABOVE THEIR ORIGINAL PROPOSALS.
4. ALL WORK SHALL BE COORDINATED WITH ALL OTHER TRADES AT JOB SITE PRIOR TO
FABRICATION AND INSTALLATION OF EQUIPMENT. ANY DISCRIPANCIES BETWEEN THE WORK
DEPICTED ON THESE DOCUMENTS AND THE ACTUAL CONDITIONS ENCOUNTERED SHALL BE
BROUGHT PROMPTLY TO THE ENGINEER FOR REVIEW AND CLARIFICATION.
5. CONTRACTOR SHALL TAKE ALL NECESSARY PRECAUTIONS TO PROTECT PROPERTY IN AREAS
WHERE WORK IS BEING CONDUCTED. THE CONTRACTOR IS RESPONSIBLE FOR ANY
DAMAGES CAUSED TO BUILDING COMPONENTS DUE TO NEW WORK OPERATIONS. PATCH
AND REPAIR EXISTING SURFACES DAMAGED AS REQUIRED TO MATCH ADJACENT SURFACES.
6. CONTRACTOR SHALL PROVIDE DURING CONSTRUCTION ALL SAFETY MEASURES AND
FEATURES AS REQUIRED BY THE APPLICABLE CODES, RULES AND REGULATIONS HAVING
JURISDICTION OVER THE PROJECT.
7. ALL WORK SHALL BE COORDINATED WITH ALL OTHER TRADES AT JOB SITE PRIOR TO
FABRICATION AND INSTALLATION OF EQUIPMENT. ANY DISCREPANCIES BETWEEN THE WORK
DEPICTED ON THESE DOCUMENTS AND THE ACTUAL CONDITIONS ENCOUNTERED SHALL BE
BROUGHT PROMPTLY TO THE ENGINEER FOR REVIEW AND CLARIFICATION.
8. THE WORK THAT IS TO BE DONE UNDER THIS CONTRACT INCLUDES THE FURNISHING OF ALL
LABOR, MATERIALS AND EQUIPMENT, PERMITS, FEES, INSPECTIONS, TESTS, INSURANCE, ETC.,
REQUIRED FOR THE COMPLETION OF THE HEATING, VENTILATING AND AIR CONDITIONING
SYSTEMS SHOWN ON DRAWINGS.
9. THE DRAWINGS ARE GENERALLY DIAGRAMMATIC. THEY DO NOT SHOW EVERY BEND,
OFF -SET, ELBOW OR OTHER FITTINGS WHICH MAY BE REQUIRED FOR THE INSTALLATION IN
THE SPACE ALLOCATED.
10. DRAWINGS ARE NOT TO BE SCALED. UNLESS SPECIFIC DIMENSIONS ARE SHOWN, THE
STRUCTURAL DRAWINGS AND SITE CONDITIONS SHALL GOVERN EXACT LOCATION OF
MECHANICAL EQUIPMENT TO BE INSTALLED.
11. IT IS THE INTENT OF THE PLANS AND GENERAL NOTES TO PROVIDE A COMPLETE AND
OPERATING INSTALLATION INCLUDING ALL NECESSARY ITEMS REQUIRED, EVEN THOUGH
ITEMS ARE NOT INDICATED ON THE DRAWINGS OR IN THE NOTES. ALL WORK CONSIDERED
NECESSARY FOR THE COMPLETION OF THE WORK IN PROPER MANNER NOT SHOWN ON THE
PLANS OR NOTES SHALL BE BROUGHT TO THE ATTENTION OF THE ENGINEER IN WRITING
PRIOR TO BIDS OTHERWISE WORK SHALL NOT BE ADDITIONALLY CHARGED AFTER BID IS
AWARDED.
12. SUBMIT SHOP DRAWINGS OF ALL MATERIALS, DUCTWORK, DUCT LAYOUT AND EQUIPMENT
FOR REVIEW BY ENGINEER PRIOR TO FABRICATION AND /OR INSTALLATION.
13. ALL DUCT SIZES SHOWN ON DRAWINGS ARE CLEAR INSIDE DIMENSIONS.
14. THE CONTRACTOR SHALL TEST ALL EQUIPMENT, MAKE PRELIMINARY ADJUSTMENTS AND
CALIBRATE ALL CONTROLS PRIOR TO REQUESTING TEST AND BALANCE SERVICES.
15. NO PORTION OF THE NEW DUCTWORK OR ITS SUPPORTS SHALL MAKE CONTACT WITH
PARTITIONS, CEILING, LIGHTS, ETC.
16. CONTRACTOR SHALL WARRANT ALL WORK TO BE FREE OF DEFECTS IN WORKMANSHIP AND
MATERIALS FOR A PERIOD OF ONE YEAR AFTER ACCEPTANCE OF THE INSTALLATION.
17. PROVIDE OWNER WITH (3) HARD BOUND SETS OF SYSTEM OPERATING INSTRUCTIONS FOR
ALL EQUIPMENT INCLUDING CONTROLS.
18. ALL MATERIALS SHALL BE NEW. ANY DAMAGED EQUIPMENT SHALL BE REPLACED OR
RESTORED TO ORIGINAL CONDITION.
19. PROVIDE CEILING /WALL ACCESS PANELS WHERE INDICATED IN THE DRAWINGS AND WHERE
REQUIRED TO ACCESS HVAC EQUIPMENT. PANELS SHALL BE RECESSED TYPE, FIRE RATED IF
IN FIRE RATED WALLS OR CEILINGS. LOCATION OF PANELS SHALL BE COORDINATED WITH
ALL THE OTHER TRADES.
20. CONTRACTOR SHALL OBTAIN THE SERVICES OF AN INDEPENDENT, CERTIFIED TEST AND
BALANCE COMPANY TO BALANCE THE AIR AND WATER SYSTEMS ASSOCIATED WITH THE NEW
AND EXISTING MECHANICAL EQUIPMENT AS SHOWN TO THE QUANTITIES AND CAPACITIES
INDICATED ON THE PLANS. CONTRACTOR SHALL SUBMIT (3) COPIES OF REPORT TO ENGINEER
UPON COMPLETION FOR REVIEW.
21. DURING CONSTRUCTION, ALL SUPPLY DUCTWORK OPENINGS SHALL BE FITTED WITH
BLANKET TYPE, DISPOSABLE 1" THICK SYNTHETIC MEDIA IN ORDER TO PREVENT
CONSTRUCTION DEBRIS FROM ENTERING AND ACCUMULATING INSIDE THE DUCT SURFACES.
22. UPON COMPLETION, CONTRACTOR SHALL CLEAN ALL DUST AND DEBRIS IN AREAS WHERE
WORK WAS CONDUCTED.
23. ALL WORK SHALL CONFORM WITH THE 2010 EDITION, FLORIDA BUILDING CODE AND ALL
APPLICABLE CODES AND REGULATIONS.
24. DUCTWORK LEAKAGE TESTS:
A) ALL DUCTWORK SHALL BE LEAKAGE TESTED IN STRICT CONFORMANCE WITH THE
PROCEDURES DESCRIBED IN THE LATEST EDITION OF SMACNA'S "HVAC AIR DUCT
LEAKAGE TEST MANUAL ". TEST SHALL BE CONDUCTED AT A STATIC PRESSURE EQUAL TO
THE STATIC PRESSURE CLASSIFICATION OF MEDIUM PRESSURE DUCTWORK AND /OR LOW
PRESSURE CONSTRUCTION. FOR INSTANCE, IF MEDIUM PRESSURE DUCTWORK IS
CONSTRUCTED TO A 3" STATIC PRESSURE CLASSIFICATION, THE LEAKAGE TEST SHALL
BE CONDUCTED AT 3" WG STATIC PRESSURE TEST. RECOMMENDATIONS IN THE MANUAL
AS TO WHAT DUCTS MAY OR MAY NOT BE TESTED ARE IRRELEVANT; LEAKAGE TESTING
MUST BE PERFORMED.
B) SMACNA "HVAC AIR DUCT LEAKAGE TEST MANUAL" SHALL BE USED AS A MANUAL OF
GOOD PRACTICES FOR ALL PRESSURE TESTS.
C) THE CONTRACTOR SHALL USE NO SMACNA PUBLICATION, AS A REFERENCE IN AN
ATTEMPT TO INVALIDATE OR NOT TO PERFORM ANY AND ALL DUCTWORK PRESSURE
TESTING REQUIRED UNDER THIS CONTRACT.
25. AIR COOLED CHILLER CH -1 SHALL BE PROTECTED WITH AN IMPACT SCREENING THAT MEETS
THE REQUIREMENTS OF FLORIDA BUILDING CODE 2010, BUILDING, CHAPTER 419.4.2.6.

9. ANY UTILITY LINES TO REMAIN AND THAT ARE BROKEN OR
DAMAGED DURING DEMOLITION OPERATIONS SHALL BE

10. HOLES AND OPENINGS ON THE BUILDING CEILING SLAB AND
WALLS THAT REMAIN AFTER THE DEMOLITION SHALL BE
PATCHED TO MATCH THE EXISTING CEILING SLAB AND WALL
CONSTRUCTION.
11. ALL WORK SHALL BE COORDINATED WITH ALL OTHER
TRADES AT JOB SITE PRIOR TO FABRICATION AND
INSTALLATION OF EQUIPMENT. ANY DISCREPANCIES
BETWEEN THE WORK DEPICTED ON THESE DOCUMENTS
AND THE ACTUAL CONDITIONS ENCOUNTERED SHALL BE

12. DUST CONTAINMENT: CONTRACTOR SHALL PROVIDE
VISQUEEN BARRIERS AROUND CORRIDOR AREAS WHERE
DEMOLITION WORK IS BEING PERFORMED. BARRIERS
SHOULD HAVE NO HOLES OR GAPS BETWEEN THEM. THERE
SHALL ALSO BE NO GAPS BETWEEN THE CEILING AND THE
BARRIER, AND BETWEEN THE FLOOR AND THE BARRIER.
ALL EDGES OF BARRIERS SHALL BE COMPLETELY SEALED
OFF. CONTRACTOR SHALL ALSO HAVE STICKY FLOOR MATS
IN PLACE AROUND THE WORK AREAS.
13. AREA OF CONSTRUCTION SHALL BE MAINTAINED UNDER
NEGATIVE PRESSURE IN RELATION TO SURROUNDING
AREAS. THE CONSTRUCTION AREAS TO BE TESTED WEEKLY
TO ASSURE A NEGATIVE PRESSURE OF 0.03 INCHES WATER
GAUGE IN BEING MAINTAINED WHEN ALL DOORS AND
WINDOWS ARE CLOSED. ALL AIR OUTLETS AND WALL
PENETRATIONS SHALL BE BLOCKED OF TO MAINTAIN
NEGATIVE PRESSURE IN THE SPACE. THE CONTRACTOR
SHALL UTILIZE ALL EXISTING EXHAUST FANS TO EXHAUST
THE CONSTRUCTION AREA TO MAINTAIN NEGATIVE
PRESSURE. IF ADDITIONAL EXHAUST IS REQUIRED,
CONTRACTOR WILL PROVIDE A TEMPORARY EXHAUST FAN.
