PLUMBING GENERAL NOTES
1. ALL WORK PERFORMED UNDER THIS CONTRACT SHALL COMPLY WITH THE FLORIDA
BUILDING CODE 2010 AND ALL APPLICABLE STATE, COUNTY AND LOCAL ORDINANCES.
2. THE CONTRACTOR SHALL FURNISH ALL LABOR, MATERIALS AND EQUIPMENT NECESSARY
FOR THE COMPLETE INSTALLATION OF THE PLUMBING SYSTEMS, ALL IN ACCORDANCE
WITH THESE CONSTRUCTION DOCUMENTS.
3. THE CONTRACTOR IS RESPONSIBLE FOR VISITING THE SITE OF THE WORK AND BECOMING
FAMILIAR WITH THE CONDITIONS OF THE WORK PRIOR TO SUBMITTING A BID. THE
CONTRACTOR IS REQUIRED TO BECOME FAMILIAR WITH ALL THE CONTRACT DOCUMENTS
PERTAINING TO THE PROPOSED WORK. THE SUBMISSION OF A BID SHALL BE SUFFICIENT
TO ESTABLISH THAT THE CONTRACTOR HAS INVESTIGATED THE SITE OF THE WORK AND IS
SATISFIED AS TO ALL REASONABLE CONDITIONS TO BE ENCOUNTERED, THE WORK TO BE
PERFORMED AND THE MATERIALS TO BE PROVIDED IN THE COMPLETION OF THE PROJECT.
4. FAILURE OF BIDDERS TO MAKE REQUIRED VISITATIONS AND /OR INVESTIGATIONS TO
INFORM THEMSELVES FULLY OF EXISTING CONDITIONS, AND TO INCLUDE IN THEIR
PROPOSALS A SUM SUFFICIENT TO COVER ALL POSSIBLE FIELD CONDITIONS, WILL NOT IN
ANY WAY ENTITLE THEM TO ANY EXTRA CHARGES OVER AND ABOVE THEIR ORIGINAL
PROPOSALS.
5. IT IS THE INTENT OF THE PLANS AND GENERAL NOTES TO PROVIDE A COMPLETE AND
OPERATING INSTALLATION INCLUDING ALL NECESSARY ITEMS REQUIRED, EVEN THOUGH
ITEMS ARE NOT INDICATED ON THE DRAWINGS OR IN THE NOTES. ALL WORK CONSIDERED
NECESSARY FOR THE COMPLETION OF THE WORK IN PROPER MANNER NOT SHOWN ON
THE PLANS OR NOTES SHALL BE BROUGHT TO THE ATTENTION OF THE ENGINEER IN
WRITING PRIOR TO BIDS OTHERWISE WORK SHALL NOT BE ADDITIONALLY CHARGED
AFTER BID IS AWARDED.
6. UPON COMPLETION, CONTRACTOR SHALL CLEAN ALL DUST AND DEBRIS IN AREAS WHERE
WORK WAS CONDUCTED.
7. ALL WORK SHALL BE COORDINATED WITH ALL OTHER TRADES AT JOB SITE PRIOR TO
FABRICATION AND INSTALLATION OF EQUIPMENT.
8. THE WORK THAT IS TO BE DONE UNDER THIS CONTRACT INCLUDES THE FURNISHING OF
ALL LABOR, MATERIALS AND EQUIPMENT REQUIRED FOR THE COMPLETION OF THE
SYSTEMS SHOWN ON DRAWINGS.
8. THE DRAWINGS ARE GENERALLY DIAGRAMMATIC. THEY DO NOT SHOW EVERY BEND,
OFFSET, ELBOW OR OTHER FITTINGS WHICH MAY BE REQUIRED FOR THE INSTALLATION IN
THE SPACE ALLOCATED.
10. DRAWINGS ARE NOT TO BE SCALED. UNLESS SPECIFIC DIMENSIONS ARE SHOWN, THE
ARCHITECTURAL AND /OR SITE CONDITIONS SHALL GOVERN EXACT LOCATION OF PIPING
AND EQUIPMENT TO BE INSTALLED.
11, ALL MATERIALS AND EQUIPMENTS SHALL BE NEW AND OF GOOD QUALITY OF RESPECTIVE
KIND AND GRADE AND MUST BE FURNISHED SO AS TO PREVENT ANY DELAY IN THE
PROGRESS OF THE WORK. ALL WORK THROUGHOUT SHALL BE PERFORMED IN A
WORKMANLIKE MANNER BY SUFFICIENT NUMBER OF SKILLED WORKMEN.
12. FOR EXACT LOCATION OF ALL PLUMBING FIXTURES, SEE ARCHITECTURAL DRAWINGS. DO
NOT ROUGH -IN ANY PLUMBING FIXTURE AND /OR EQUIPMENT WITHOUT AN APPROVED
COPY OF THE CORRESPONDING SHOP DRAWINGS.
13. FURNISH AND INSTALL CONNECTIONS TO EQUIPMENT PROVIDED BY THE OWNER UNDER
THIS CONTRACT, COORDINATE INSTALLATION WITH MANUFACTURER'S RECOMMENDATION.
14. PLUMBING CONTRACTOR SHALL GURANTEE ALL WORK FREE OF DEFECTS IN MATERIALS
AND WORKMANSHIP FOR A PERIOD OF ONE YEAR FROM DATE OF ACCEPTANCES.
15. CONTRACTOR SHALL BE RESPONSIBLE TO COORDINATE ALL ROUGH INS WITH EQUIPMENT
AND FIXTURES MANUFACTURER BEFORE MAKING ANY INSTALLATION.
16. ALL EXPOSED TRIM SHALL BE CHROME PLATED FINISH FOR ALL WATER SUPPLY AND
WASTE ASSEMBLIES.
17. CONTRACTOR SHALL PROTECT AND FIRE SEAL ALL OPENINGS AND PIPE PENETRATIONS
THROUGH FIRE RATED WALLS AND CEILINGS WITH ADEQUATE FIRESTOPPING MATERIALS
TO MAINTAIN THE INDICATED FIRE RATINGS OF THE ASSEMBLIES BEING PENETRATED.
18. PROVIDE CEILING / WALL ACCESS PANELS WHERE INDICATED IN THE DRAWINGS AND
WHERE REQUIRED TO ACCESS PLUMBING EQUIPMENT. PANELS SHALL BE RECESSED
TYPE, FIRE RATED IF IN FIRE RATED WALLS OR CEILINGS. LOCATIONS OF PANELS SHALL
BE COORDINATED WITH ALL THE OTHER TRADES.
PLUMBING DEMOLITION NOTES
1. SITE INVESTIGATION:
THE CONTRACTOR SHALL VISIT THE SITE AND FAMILIARIZE HIMSELF WITH THE LOCATION
OF ALL EXISTING UTILITIES STUB -OUTS, PIPING, EQUIPMENT, ETC., AND /OR ANY CONDITION
THAT MAY AFFECT HIS WORK. ALL THE NECESSARY RE- ROUTING, RELOCATING AND /OR
REMOVAL OF EXISTING PIPING, EQUIPMENT, ETC., SHALL BE INCLUDED IN THE SCOPE OF
WORK. IGNORANCE ON THE PART OF THE CONTRACTOR WILL IN NO WAY RELIEVE HIM OF
THE OBLIGATIONS AND RESPONSIBILITIES ASSUMED UNDER THIS CONTRACT.
2. THE NATURE OF THE REMODEL TYPE CONSTRUCTION POSES SPECIAL PROBLEMS FOR
THE DESIGNER ENGINEERS AS WELL AS THE PLUMBING CONTRACTOR. EVERY EFFORT
HAS BEEN MADE BY THE ENGINEERS TO SHOW AND VERIFY, WHERE POSSIBLE, THE
LOCATION OF THE EXISTING PLUMBING SYSTEMS. THE MAJOR PORTION OF THE
PLUMBING SYSTEMS ARE AS SHOWN ON THE DRAWINGS: HOWEVER MINOR DEVIATIONS
MAY BECOME EVIDENT AS THE JOB PROGRESSES. NO ADVANTAGE IS TO BE TAKEN BY
THE PLUMBING CONTRACTOR BECAUSE THESE MINOR DIFFERENCES. THE PLUMBING
CONTRACTOR SHALL PERFORM A FIELD VERIFICATION BEFORE BIDDING THIS PROJECT.
3, CONTRACTOR WILL BE RESPONSIBLE FOR COORDINATING HIS DEMOLITION WORK WITH
OTHER TRADES, AND TO PROTECT FROM DAMAGE EXISTING PIPES USED FOR FUTURE
CONNECTIONS.
4, EXISTING PIPES SERVING AREAS REMAINING IN SERVICE AT THIS TIME SHALL NOT BE
INTERRUPTED UNLESS A TEMPORARY INTERRUPTION IS COORDINATED WITH THE OWNER.
5. ALL SERVICE INTERRUPTIONS SHALL BE SCHEDULED WITH THE AUTHORIZED
REPRESENTATIVE OF THE OWNER. ALL REMOVAL AND DISPOSAL WORK SHALL BE
COORDINATED WITH THE AUTHORIZED REPRESENTATIVE OF THE OWNER.
6. CONTRACTOR SHALL TAKE ALL NECESSARY PRECAUTIONS TO PROTECT PROPERTY IN
AREAS WHERE WORK IS BEING CONDUCTED. THE CONTRACTOR IS RESPONSIBLE FOR
ANY DAMAGES CAUSED TO BUILDING COMPONENTS DUE TO WORK OPERATIONS. PATCH
AND REPAIR EXISTING SURFACES DAMAGED AS REQUIRED TO MATCH ADJACENT
SURFACES.
7. THE CONTRACTOR WILL BE HELD RESPONSIBLE FOR ALL EXISTING CONSTRUCTION,
INCLUDING EXISTING TO REMAIN AND TO BE REMOVED. ITEMS AND DEBRIS TO BE
REMOVED WILL BE PROPERLY DISPOSED OF BY THE CONTRACTOR, WITHIN HIS
CONTRACT, AT NO COST TO THE OWNER.
8. ANY UTILITY LINES TO REMAIN AND THAT ARE BROKEN OR DAMAGED DURING DEMOLITION
OPERATIONS SHALL BE REPAIRED BY THE CONTRACTOR AT NO ADDITIONAL CHARGE TO
THE CONTRACT PRICE, OR SHALL BE REPAIRED BY THE OWNER AT THE CONTRACTOR'S
EXPENSE.
9. ANY DISCREPANCIES BETWEEN THE WORK DEPICTED ON THESE DOCUMENTS AND THE
ACTUAL CONDITIONS ENCOUNTERED SHALL BE BROUGHT PROMPTLY TO THE ENGINEER
FOR REVIEW AND CLARIFICATION.
10. ANY DAMAGED EQUIPMENT SHALL BE REPLACED OR RESTORED TO ORIGINAL CONDITION
GENERAL NOTES
AS PART OF THIS CONTRACT, THE SUB - CONTRACTOR AND THE CONTRACTOR ARE RESPONSIBLE
FOR COORDINATION AND VERIFICATION THAT ALL EQUIPMENT, SHOWN IN THE ARCHITECTURAL
DRAWINGS PARTICULARLY, BUT NOT LIMITED TO SHEET A -3 - EQUIPMENT PLAN, INCLUDE ALL
SERVICE /UTILITY REQUIRED TO OPERATE THE EQUIPMENT SHOWN. ANY DISCREPANCIES ARE TO BE
POINTED OUT DURING THE BIDDING PROCESS.
DISCREPANCIES NOT POINTED OUT DURING THE BIDDING PROCESS WILL BE RESOLVED BY THE
CONTRACTOR AS PER THE ARCHITECT DETAILS AT NO ADDITIONAL COST TO THE OWNER.
OCCUPANCY GENERAL NOTES
THE OCCUPANCY OF THIS PROJECT IS BUSINESS / DOCTORS" OFFICES. THIS PROJECT IS NOT
REVIVABLE BY AHCA.
THIS PROJECT DOES NOT FALL UNDER ANY REGULATIONS PERTAINING TO HOSPITAL, AMBULATORY
SURGERY OR NURSING HOME.
NOTE:
