INCLUSIVE OF SERVICES THAT EXIST IN THE PROJECT AREA. CONTRACTOR SHALL

FIXTURES. MED GAS OUTLETS OR QUIPMENT DUE TO NEW CONSTRUCTION AND
SHALL RESTORE EXISTING WORK TO ITS ORIGINAL CONDITION AT NO COST TO
THE OWNER.
6. CONTINUITY OF SERVICES: EXISTING BUILDING WILL REMAIN IN USE DURING
CONSTRUCTION OPERATIONS. WHEN AN INTERRUPTION OF AN EXISTING SERVICE
IS NECESSARY. CONTRACTOR SHALL COORDINATE WITH AUTHORIZED HOSPITAL
PERSONNEL BEFORE MAKING THE NECESSARY INTERRUPTION.
7. CONTRACTOR TO REMOVE EXISTING STACKS AND RISERS LOCATED IN EXISTING
WALLS TO BE DEMOLISHED AND PROVIDE NEW OFFSETS AT CEILING ABOVE AND
BELOW FLOOR SLAB. COORDINATE LOCATION FOR NEW STACK OR RISER DROP
THROUGH FLOOR.
8. CONTRACTOR TO FIELD VERIFY THAT ALL EXISTING PLUMBING AND MEDICAL GAS
TO BE REMOVED DOES NOT AFFECT OTHER AREA'S OF THE HOSPITAL THAT
ARE NOT IN CONSTRUCTION AND MUST STAY OPERATIONAL. IF DISCREPENCIES
ARE FOUND THE CONTRACTOR IS TO NOTIFY THE ENGINEER.
9. CONTRACTOR SHALL REMOVE EXISTING PLUMBING AND MEDICAL GAS TO FIXTURES.
MEDICAL GAS OUTLETS. ZONE VALVE BOXES. ALARM PANELS AND EQUIPMENT
TO BE REMOVED AS SHOWN ON DRAWINGS OR AS REQUIRED. CONTRACTOR SHALL
CAP SERVICES NEXT TO SERVICE MAINS IN CEILINGS, WALLS OR BELOW FLOOR.
CONTRACTOR SHALL REROUTE ALL ACTIVE PLUMBING SERVICES IN CHASES OR
WALLS TO BE REMOVED, TO NEW CHASE AREAS OR NEW WALLS AS REQUIRED.
10. CONTRACTOR SHALL SUBMIT A COMPLETE LIST OF PLUMBING FIXTURES. MED GAS
OUTLETS AND /OR EQUIPMENT THAT ARE TO BE REMOVED TO THE LOCAL OWNER'S
REPRESENTATIVE. ALL ITEMS THAT THE LOCAL OWNER'S REPRESENTATIVE WISHES
TO RETAIN SHALL BE TURNED OVER TO THE OWNER AND THE REMAINDER SHALL
BE REMOVED FROM THE SITE AND LEGALLY DISPOSED.
PLUMBING NEW CONSTRUCTION NOTES
I. PLUMBING INSTALLATION OF ALL FIXTURES, EQUIPMENT, AND PIPING

LOCATIONS OF EXISTING PLUMBING PRIOR TO BIDDING. IF DISCREPENCIES ARE
FOUND, THEY ARE TO NOTIFY ENGINEER.
3. ALL PLUMBING FIXTURES TO COMPLY WITH TABLE 604.3 OF THE FLORIDA
BUILDING CODE - 2007
4. CONTRACTOR SHALL COORDINATE EQUIPMENT CONNECTIONS & MOUNTING
HEIGHTS WITH EQUIPMENT AND ARCHITECTURAL DRAWINGS
AND SUPPLIER. INSTALL EQUIPMENT AND MAKE FINAL CONNECTIONS FURNISHING
CUTOFF VALVES, P- TRAPS. FITTINGS. P.R.V: S. AND PIPING AS REQUIRED.
CONTRACTOR SHALL OBTAIN A SET OF THE EQUIPMENT DRAWINGS PRIOR
TO BIDDING IN ORDER TO DETERMINE ALL REQUIRED CONNECTIONS.
5. CONTRACTOR SHALL PROVIDE TRAP PRIMERS ON ALL FLOOR DRAINS AND
SHOWER DRAINS AND AS REQUIRED BY STATE AND LOCAL CODES.
6. PROVIDE 12'X12' ACCESS PANELS FOR ALL VALVES LOCATED ABOVE HARD
CEILINGS. INSTALL VALVES SO AS TO BE WITHIN REACH OF ACCESS DOOR.
7. CONTRACTOR SHALL PROVIDE ROUGH -INS AND MAKE FINAL CONNECTIONS
FOR EACH PIECE OF EQUIPMENT REQUIRING PLUMBING CONNECTION.
INCLUDING TAILPIECES, TRAPS, LINE STRAINERS, STOP VALVES. GAUGES,
VACUUM BREAKERS, REDUCING VALVES, SPECIAL FITTINGS, THERMOMETERS,
GLOBE SOLENOID VALVES. INSULATION, AND ALL NECESSARY DEVICES
FOR A COMPLETE AND OPERATIVE SYSTEM. COORDINATE EXACT REQUIRED
PLUMBING ROUGH -INS WITH VENDOR SUPPLIER DRAWINGS.
8. THE CONTRACTOR SHALL INSTALL PLUMBING PIPING IN LOCATIONS INDICATED
ON THE CONTRACT DOCUMENTS. THE ONLY DEVIATION FROM THIS WOULD BE

9. EXISTING UTILITIES, WHICH ARE NOT SHOWN, THAT ARE DISCOVERED
DURING EXCAVATION SHALL BE BROUGHT TO THE ATTENTION OF THE
OWNER'S REPRESENTATIVE BY THE CONTRACTOR FOR PROPER CO-
ORDINATION. CONTRACTOR SHALL REMOVE. REWORK AND /OR REROUTE
THE EXISTING UTILITIES AS DIRECTED BY THE OWNER'S REPRESENTATIVE.
10. ALL MATERIALS, EQUIPMENT, AND APPARATUS SHALL BE NEW. EXCEPT THAT
CALLED FOR AS BEING RE -USED OR FURNISHED BY OTHERS.
11. SEAL PENETRATIONS OF FIRE RATED WALLS AND FLOORS IN ACCORDANCE
WITH U.L. FIRE RESISTANCE INDEX FOR THROUGH PENETRATION FIRE STOP
SYSTEMS. COORDINATE REQUIREMENTS WITH ARCHITECTURAL PLANS AND
SPECIFICATIONS.
12. CONTRACTOR SHALL FURNISH AND INSTALL SHOCK ABSORBERS ON FLUSH
VALVE FIXTURES AND ALL LINES SERVING QUICK CLOSING VALVES AND AS
INDICATED ON PLUMBING PLANS AND RECOMMENDED BY THE MANUFACTURER.
13. CLEANOUT COVERS SHALL NOT BE INSTALLED ON THE CORRIDOR SIDE OF
ANY WALL. IF DISCREPANCIES ARE FOUND ON PLANS CONTRACTOR SHALL
NOTIFY PLUMBING ENGINEER PRIOR TO INSTALLATION.
14. PIPING SHALL NOT BE RUN OVER ANY ELECTRICAL EQUIPMENT. PANELS AND
PHONE PANELS.
15. SEE ARCHITECTURAL DRAWINGS FOR FIXTURE LOCATIONS AND MOUNTING HEIGHTS.
16. ALL EXPOSED PIPE AND FITTINGS IN FINISHED AREAS SHALL BE CHROME PLATED.
17. THE PLUMBING CONTRACTOR SHALL KEEP A SET OF MARKED UP DRAWINGS
AS THE JOB PROGRESSES. NO MAJOR CHANGE SHALL BE MADE TO PLUMBING
DESIGN ENGINEERING UNLESS IT HAS BEEN COORDINATED. DRAWN AND SUBMITTED
FOR APPROVAL.
18. HUB DRAINS SHALL BE A MINIMUM OF 2' ABOVE FINISHED FLOOR IN MECHANICAL
ROOMS.
19. CONTRACTOR SHALL BE RESPONSIBLE FOR ANY DAMAGES TO EXISTING PIPING
AND FIXTURES DUE TO NEW CONSTRUCTION AND SHALL RESTORE EXISTING
WORK DISTURBED TO IT'S ORIGINAL CONDITION AT NO COST TO THE OWNER.
20. CONTRACTOR SHALL COORDINATE WITH ALL DISCIPLINES INVOLVED SO AS
TO AVOID ANY PIPE ROUTING PROBLEMS.
21. PROVIDE OFFSETS AND FITTINGS AS REQUIRED.
22. CONTRACTOR SHALL PROVIDE ALL LOW VOLTAGE WIRING AND CONDUIT FOR
SENSOR OPERATED FIXTURES. AND MEDICAL GAS ALARM PANELS AND SHALL
COORDINATE WITH DIVISION 16. CONTRACTOR SHALL HOLD A LOW VOLTAGE
WIRING LICENSE.
23. WHEN BEAM SLEEVE PENETRATIONS ARE NECESSARY. NOTIFY AND COORDINATE
PENETRATIONS WITH ALL TRADES, THE ARCHITECT AND STRUCTURAL ENGINEER
PRIOR TO PENETRATING ANY BEAMS.
24. COORDINATE INSTALLATION OF PLUMBING SYSTEMS WITH ALL CASEWORK.
CONTRACTOR SHALL OBTAIN ARCHITECTURAL DRAWINGS AND REVIEW
PRIOR TO INSTALLATION.
25. CHANGES IN THE DIRECTION OF SANITARY PIPING SHALL NOT BE MADE WITH
FITTINGS WHICH WILL CAUSE EXCESSIVE REDUCTION IN THE VELOCITY OF FLOW
OR CREATE ANY OTHER ADVERSE EFFECT UNLESS PHYSICALLY IMPOSSIBLE
(IE: USE OF SANITARY TEE IN A' HORIZONTAL CONNECTION. USE OF A DOUBLE
SANITARY TEE IN A VERTICAL STACK. IN GENERAL. USE OF SHORT- RADIUS
FITTING FOR BRANCH TO HOUSE DRAIN OR STACK CONNECTION).
26. CONTRACTOR SHALL GIVE 24 HOURS NOTICE TO APPLICABLE UTILITY COMPANY
PRIOR TO PERFORMING WORK INVOLVING UTILITIES.
27. COORDINATE EXACT LOCATION OF EQUIPMENT ROOM FLOOR DRAINS FOR HVAC
EQUIPMENT & HUB DRAINS WITH MECHANICAL CONTRACTOR. CONDENSATE PIPING
SHALL NOT DISCHARGE INTO SANITARY SYSTEM.
28. THIS CONTRACTOR SHALL BASE HIS PROPOSAL UPON THE EQUIPMENT AS
SCHEDULED OR SPECIFIED. USING THE MANUFACTURERS AND MODEL NUMBERS
AS CALLED FOR IN THE SPECIFICATIONS AND SCHEDULED ON THE DRAWINGS.
IF MORE THAN ONE MANUFACTURER OF EQUIPMENT IS SPECIFIED. ANY ONE
OF THE MANUFACTURERS OF EQUIPMENT MAY BE USED IN THIS CONTRACTOR'S
PROPOSAL. IF THIS CONTRACTOR WISHES TO USE EQUIPMENT NOT SPECIFIED
HE MUST, AT THE TIME OF BIDDING. SUBMIT SEPARATELY ON LETTERHEAD
STATIONARY OF THE BIDDER, THE EQUIPMENT HE WOULD SUBSTITUTE AND
THE COST TO BE ADDED OR TO BE DEDUCTED FROM HIS PROPOSAL.
29. THE CONTRACTOR IS EXPECTED TO ORDER ALL MATERIALS IN SUFFICIENT TIME
TO AVOID DELAYING THE COMPLETION OF THE PROJECT. DELAY IN DELIVERIES
WILL NOT BE CONSIDERED A JUSTIFIABLE REASON FOR SUBMISSION OF
SUBSTITUTE MATERIALS.
30. WARRANTY /GUARANTEE
A. THE CONTRACTOR SHALL WARRANTY /GUARANTEE AND MAINTAIN THE STABILITY
OF WORK AND MATERIALS AND KEEP SAME IN PERFECT REPAIR AND CONDITION
FOR THE PERIOD OF ONE YEAR.
B. DEFECTS OF ANY KIND DUE TO FAULTY WORK OR MATERIALS, APPEARING
DURING THE ABOVE MENTIONED PERIOD. MUST BE IMMEDIATELY REPAIRED BY
THE CONTRACTOR AT HIS OWN EXPENSE TO THE ENTIRE SATISFACTION OF THE
OWNER AND ENGINEER. SUCH RECONSTRUCTION AND REPAIRS SHALL INCLUDE
DAMAGE TO THE FINISH OR FURNISHING OF THE BUILDING RESULTING FROM THE
ORIGINAL DEFECT OR REPAIR THERETO.
31. CONTINUITY OF SERVICE: INTERRUPTIONS OF EXISTING SERVICES OR FACILITIES
SHALL BE KEPT TO A MINIMUM AND THE CONTRACTOR SHALL FURNISH ALL
MATERIALS AND LABOR REQUIRED WHENEVER TEMPORARY CONNECTIONS ARE
NECESSARY TO MAINTAIN CONTINUITY OF SERVICE. INTERRUPTIONS OF THE
EXISTING SERVICES. THE INSTALLATION OF TEMPORARY FACILITIES. AND THE WORK
OF MAKING FINAL CONNECTIONS TO NEW WORK SHALL BE DONE ONLY AT SUCH
TIMES AS PERMITTED AND SCHEDULED BY THE OWNER. ALL SUCH CONNECTIONS

1. THE DURATION OF EACH SHUTDOWN SHALL BE LIMITED TO NIGHTS AND /OR
WEEKENDS WITH THE TIME FRAME FOR SHUTDOWNS AS SPECIFIED BY THE
OWNER. THE CONTRACTOR SHALL NOTIFY THE OWNER IN WRITING FORTY -EIGHT
(48) HOURS IN ADVANCE OF EACH REQUIRED INTERRUPTION
OF EXISTING SERVICE.
2. THE CONTRACTOR SHALL INCLUDE IN BID PRICE ALL PREMIUM TIME CHARGES
FOR LABOR AND EQUIPMENT REQU I RED FOR ALL N IG HT
AND WEEKEND
OVERTIME WORK, AS NECESSARY. TO COMPLETE THE SCOPE OF THE CONTRACT.
32. CONTRACTOR SHALL PROVIDE DRY CONTACTS AND RELAYS ON ALL EQUIPMENT,
INTERFACES. MODBUS. SIGNAL WIRING AND CONDUIT FOR CONNECTION INTO BMS
(BUILDING MANAGMENT SYSTEM). COORDINATE WITH SIEMENS' CONTROLS AND PROVIDE
SHOP DRAWINGS OF COMPLETE SYSTEM FOR REVIEW AND APPROVAL.
33. ALL STORM PIPING.OVERFLOW STORM AND CONDENSATE PIPING SHALL BE INSULATED
THROUGHOUT ENTIRE SYSTEM.
34. PROVIDE A MINIMUM OF 6 INCHES BETWEEN ALL PIPING AND FIRE RATED AND SMOKE
TIGHT PARTITIONS FOR REQUIRED INSPECTIONS. ANY PIPING WITHIN THIS 6 INCHES
SPACE SHALL BE REQUIRED TO BE MOVED AND REROUTED.ANY COST IMPACT TO
OTHER TRADES WILL BE THE RESPONSIBILITY OF THE CONTRACTOR.
35. THE MAXIMUM VERTICAL DISTANCE FROM THE FIXTURE OUTLET TO THE TRAP
WEIR SHALL NOT EXCEED 24- INCHES AND THE HORIZONTAL DISTANCE SHALL
NOT EXCEED 30- INCHES MEASURED FROM THE CENTER LINE OF FIXTURE OUTLET
TO THE CENTERLINE OF THE INLET OF THE TRAP AS PER SECTION 1002 OF THE
FLORIDA PLUMBING CODE 2007.
36. PROVIDE THE REQUIRED CLEARANCES AND SPACE FOR ALL PLUMBING FIXTURES.
PLUMBING CONTRACTOR SHALL VERIFY AND COORDINATE PRIOR TO THE START OF
CONSTRUCTION.
37. ALL FLUSH VALVES, FIXTURE STOPS. VALVES, PIPING, ETC. SHALL BE RIGIDLY
SECURED (NO MOVEMENT WHEN OPERATED). INSTALL PERMANENT STAMPED BRASS
VALVE TAG ON EACH VALVE, COORDINATE WITH OWNER'S IDENTIFICATION SYSTEM.
38. INSULATION, FITTINGS COVERS AND ALL FINISHES AND MATERIALS SHALL HAVE A
MAXIMUM FLAME SPREAD RATING OF 25 AND A MAXIMUM SMOKE DEVELOPED RATING
OF 50.
39. DRAWINGS ARE DIAGRAMMATIC. DO NOT SCALE FROM DRAWINGS. BUT FIT WORK TO
ACTUAL CONDITION AND SPACE REQUIREMENTS.
40. ALL WORK SHALL BE PERFORMED BY A LICENSED CONTRACTOR IN A FIRST CLASS
WORKMANLIKE MANNER. THE COMPLETE SYSTEM SHALL BE FULLY AND PROPERLY
OPERATIVE, AND IN COMPLIANCE WITH APPLICABLE CODES AND GOVERNING
AUTHORITIES AND SUBJECT TO ACCEPTANCE BY OWNER /ENGINEER.
41. CONTRACTOR SHALL OBTAIN AND PAY FOR ALL PERMITS. FEES. INSPECTIONS
AND TESTS.
42. ALL REQUIRED INSURANCES SHALL BE PROVIDED AND MAINTAINED BY THE
CONTRACTOR FOR THE PROTECTION AGAINST PUBLIC LIABILITY AND PROPERTY
DAMAGE. AND OTHER INSURANCES REQUIRED BY THE OWNER, FOR THE DURATION OF
THE WORK.
43. GENERAL NOTE: TEMPERATURE OF HOT WATER TO PUBLIC REST ROOMS SHALL NOT
EXCEED 110 °F. PER FLORIDA ENERGY CODE 412.I.ABCD.2.3.2. CONTRACTOR
SHALL VERIFY TEMPERATURE OF HOT WATER SYSTEM WITH OWNER. INSTALL
TEMPERING VALVES AS REQUIRED. FOR A MAXIMUM TEMPERATURE OF HOOF
SUBJECT TO REVIEW BY ENGINEER.
44. CONTRACTOR SHALL OBTAIN FROM THE OWNER A COPY OF THE INFECTION CONTROL
RISK ASSESSMENT (ICRA) PREPARED FOR THIS PROJECT. CONTRACTOR SHALL REVIEW
THE REQUIREMENTS IN THE REPORT AND PERFORM ALL WORK IN ACCORDANCE WITH
THOSE REQUIREMENTS. SEE MECHANICAL DRAWINGS FOR COORDINATION OF
VENTILATION REQUIREMENTS REQUIRED BY ICRA.
45. REFER TO DIVISION 15 SPECIFICATIONS FOR MORE INFORMATION.
46. CONTRACTOR SHALL TEST WATER FROM DOMESTIC COLD AND HOT WATER SYSTEMS
WHICH WILL BE MODIFIED BY THE RENOVATION PRIOR TO COMMENCING MODIFICATIONS
