1. IT IS THE RESPONSIBILITY OF THE GENERAL CONTRACTOR TO COORDINATED THE RIGHT OF WAY FOR THE
INSTALLATION OF DUCTWORK, PIPING, ELECTRIC LIGHTING CONDUIT WITH ALL TRADES IN ORDER TO AVOID DELAY IN
THE PROJECT CONSTRUCTION TIMETABLE, ANY CONFLICT SHALL BE BROUGHT TOT HE ATTENTION OF THE A/E OF THE
PROJECT FOR ITS SOLUTION.
2. ALL SUPPLY, RETURN, EXHAUST AND OUTSIDE AIR SHALL BE CONSTRUCTED OF GALVANIZED SHEET METAL. DUCTS
SHALL BE FABRICATED IN COMPLIANCE WITH SMACNA "HVAC DUCT CONSTRUCTION STANDARDS METAL AND FLEXIBLE ".
REFER TO THE PROJECT SPECIFICATIONS FOR PRESSURE CLASSIFICATION AND SEALING REQUIREMENTS.
3. EXHAUST AIR DUCTWORK SHALL BE INSULATED.
4. ALL CONCEALED SUPPLY AIR DUCTS SHALL BE EXTERNALLY INSULATED WITH DUCT WRAP AS INDICATED IN
SPECIFICATIONS. RIGID INSULATION SHALL BE PROVIDED IN EXPOSED LOCATIONS.
5. RETURN DUCTS LOCATED IN CEILING SPACE SHALL BE INSULATED THE SAME AS THE SUPPLY AIR DUCTS.
6. EXACT LOCATION OF AIR DISTRIBUTION DEVICES SHALL BE COORDINATED WITH THE LIGHTS, SPRINKLER HEADS AND
WITH THE SUSPENDED CEILING TILES.
7. CHILLED WATER PIPING SHALL BE SCHEDULE 40 BLACK STEEL WITH DIELECTRIC FITTINGS AT DISSIMILAR METALS. AT
THE CONTRACTORS OPTION, ABOVE GROUND CHILLED WATER PIPING RUNOUTS TO THE INDIVIDUAL AIR HANDLING
UNITS, WHEN OF SIZE OF 2" AND SMALLER, MAY BE TYPE "L" COPPER NOT TO EXCEED 20 FEET IN LENGTH. VALVES AND
FITTINGS IN COPPER LINES SHALL HAVE BRAZED JOINTS. ALL UNDERGROUND CHILLED WATER LINES SHALL BE
WELDED STEEL. REFER TO SPECIFICATIONS FOR INSULATION REQUIREMENTS. ALL EXTERIOR PIPE NIPPLES SHALL BE
BRASS.
8. COORDINATE INSTALLATION WITH ALL OTHER INVOLVED TRADES. IN THE CASE OF CONFLICT BETWEEN DRAWINGS AND
SPECIFICATION, THE MORE STRINGENT REQUIREMENT AS DETERMINED BY THE ARCHITECT / ENGINEER SHALL TAKE
PRECEDENT.
9. REFER TO PLANS FOR ADDITIONAL NOTES.
10. FLEX DUCT: PROVIDE FACTORY ASSEMBLED CLASS 1 AIR DUCT (UL 181) WITH 1 -1/2" THICK 1 PCF FIBERGLASS
INSULATION R -6 AND REINFORCED OUTER PROTECTIVE COVERIVAPOR BARRIER. FLEX DUCT SHALL MEET NFPA 90A
WITH FLAME SPREAD UNDER 25, SMOKE DEVELOPED UNDER 50, AND SHALL BE RATED FOR 2" W.G. PRESSURE AND 0 TO
250 DEGREES FAHRENHEIT. PROVIDE METAL ADJUSTABLE CLAMPING DEVICES, SCREW OPERATED. USE TWIST -LOCK
CONICAL TAP COLLARS AT CONNECTIONS INTO SHEET METAL DUCTWORK. FLEXIBLE DUCTWORK MAY BE USED FOR
BRANCHES TO DIFFUSERS AS INDICATED ON DRAWINGS. DO NOT EXCEED EIGHT (8) FEET IN LENGTH FOR ANY FLEX
DUCT. ACCEPT MANUFACTURER FLEX MASTER 8M AND THERMOFLEX MKE, NO OTHER MANUFACTURER WILL BE
ACCEPTABLE.
11. SPIN COLLARS SHALL BE OF THE INTEGRAL DAMPER TYPE WITH LOCKING WING NUT AND 2 INCH TALL STAND OFF
BRACKET. ALL SPIN COLLARS SHALL BE ATTACHED TO THE SIDE OF DUCT WITH THE CONNECTION SEALED WITH
MASTIC; CONNECTION TO TOP OR BOTTOM OF DUCT SHALL NOT BE USED UNLESS SPECIFICALLY APPROVED BY THE
ENGINEER. SPRAY PAINT DAMPER HANDLES DAY -GLOW ORANGE AND INSTALL A 24 INCH LONG RED RIBBON ON THE
HANDLE FOR T.A.B. PURPOSES AFTER INSTALLATION.
12. ELEVATIONS GIVEN: BE = BOTTOM ELEVATION, CE = CENTERLINE ELEVATION, TE = TOP ELEVATION, ARE TAKEN FROM
THE CONCRETE FLOOR SLAB. THESE ELEVATIONS ARE APPROXIMATE AND MUST BE VERIFIED IN THE FIELD BY THE
CONTRACTOR PRIOR TO FABRICATION OF ANY DUCTWORK OR PIPING.
13. PROVIDE SINGLE THICKNESS METAL TURNING VANES IN ALL SQUARE ELBOWS INCLUDING SUPPLY, RETURN, EXHAUST
AND OUTSIDE AIR DUCTS. WHERE UNEQUAL SQUARE ELBOWS ARE SHOWN, TURNING VANES WITH TRAILING EDGE
EXTENSIONS SHALL BE USED.
14. PROVIDE MANUAL AIR VENTS AT ALL HIGH POINTS IN THE PIPING SYSTEM AND AT EACH AIR HANDLING UNIT.
15. PROVIDE ACCESS DOORS AT ALL FIRE DAMPERS, SMOKE DETECTORS, FIRE/SMOKE DAMPERS AND AUTOMATIC
TEMPERATURE CONTROL DEVICES WITH MAXIMUM ALLOWABLE STANDARD SIZE PERMITTED B DUCT DIMENSIONS.
DOOR SHALL BE REMOVABLE TYPE WITH SAFETY CHAIN AND SHALL HAVE CAM LATCHES AND BE FULLY GASKETED TO
THE PERIMETER. PROVIDE ACCESS PANELS IN CEILING WHERE REQUIRED PROVIDING ACCESS TO DAMPERS.
16. DOCUMENTS ARE SCHEMATIC IN NATURE AND DO NOT INDICATE EVERY BEND, ELBOW OR OFFSETS REQUIRED IN
DUCTWORK AND PIPING. FIELD VERIFY ALL SIZES AND ELEVATIONS PRIOR TO FABRICATION / INSTALLATION. PROVIDE
MODIFICATIONS WHERE REQUIRED FOR COORDINATION IN BASE CONTRACT PRICE AT NO ADDITIONAL COST.
17. COIL PIPING ON LARGE SCALE PLANS ONLY INDICATED MAJOR VALUING; REFER TO COIL PIPING SCHEMATIC FOR
DETAILED REQUIREMENTS.
18. ENDS OF DUCTWORK SHALL BE KEPT SEALED USING PLASTIC SHEETING AND DUCT TAPE DURING CONSTRUCTION.
19. LOCATIONS FOR TEMPERATURE AND HUMIDITY SENSOR ARE APPROXIMATE IN NATURE AND SHALL NOT BE SCALED
FROM THE DRAWINGS. COORDINATE EXACT LOCATIONS WITH ROOM FURNITURE LAYOUT AND CONFIRM PROPOSED
LOCATION WITH THE OWNERS REPRESENTATIVE PRIOR TO ROUGH -IN.
20. EQUIPMENT SHALL BE SUPPLIED AND INSTALLED WITH PROVISION FOR IN -PLACE CLEANING AND SIMILAR MAINTENANCE
TASKS IN ACCORDANCE WITH THE REQUIREMENTS OF ASHRAE 62.1 -2007.
21. PROVIDE MISCELLANEOUS STRUCTURAL STEEL TO SPAN ACROSS BEAMS AND JOIST WHERE REQUIRED FOR
INTERMEDIATE SUPPORT.
22. THE LOCATION OF FIRE DAMPERS IN DUCT PENETRATIONS IN RATED WALLS AND PARTITIONS IS BASED ON THE FLORIDA
BUILDING CODE -2007 (BUILDING AND MECHANICAL), WHERE EXCEPTIONS ARE ALLOWED BY CODE FOR OMISSION OF
DAMPERS. THESE EXCEPTIONS HAVE BEEN EMPLOYED FOR THIS PROJECT.
23. CONTRACTOR SHALL OBTAIN A COMPLETE SET OF CONSTRUCTION DRAWINGS AND SPECIFICATIONS, AND REVIEW TO
ENSURE ALL ITEMS INDICATED ON THE DRAWINGS ARE INCLUDED IN HIS BASE BID. ALL ITEMS REQUIRING A
MECHANICAL CONNECTION (DUCTWORK, PIPING, ETC.) SHALL BE HOOKED -UP TO PROVIDE A FULLY OPERATIONAL AND
FUNCTIONAL SYSTEM, AND INCLUDED IN THE BASE BID.
24. SUBMIT SHOP DRAWINGS OF ALL MATERIALS, DUCTWORK DUCT LAYOUT AND EQUIPMENT FOR REVIEW BY ENGINEER
PRIOR TO FABRICATION AND /OR INSTALLATION.
25. ANY MANUFACTURER LISTED IN THE SPECIFICATION IS THE PROVIDER OF FMCS EQUIPMENT TO CONTROL HVAC
SYSTEMS.
26. ALL ROOF - MOUNTED EQUIPMENT THAT REQUIRES SERVICE SUCH AS FANS, SHALL BE INSTALLED A MINIMUM OF 10' -0"
FORM ANY ROOF EDGE WHEN THE REQUIREMENT FOR A GUARD ON THE ROOF PARAPET IS NOT SPECIFIED ON THE
ROOF PLANS.
27. ALL MECHANICAL EQUIPMENT INSTALLED OUTDOORS AND THAT IS EXPOSED TO THE WIND SHALL BE BUILT AND
ANCHORED TO SUSTAIN HURRICANE FORCE WINDS AS OUTLINED IN SECTION 6 OF ASCE STANDARD 7. WIND VELOCITY
(3- SECOND GUST) USED IN STRUCTURAL CALCULATION SHALL BE 146 MILES PER HOUR IN MIAMI -DADE COUNTY.
28. EQUIPMENT AND APPLIANCES SHALL BE INSTALLED AS REQUIRED BY THE TERMS OF THEIR APPROVAL, IN ACCORDANCE
WITH THE CONDITIONS OF THE LISTING, THE MANUFACTURER'S INSTALLATION INSTRUCTIONS ON FBC -2007 CHAPTER 3
GENERAL REGULATIONS - SECTION 304 INSTALLATION #304.1 GENERAL. MANUFACTURER'S INSTALLATION
INSTRUCTIONS SHALL BE AVAILABLE ON THE JOB SITE AT THE TIME OF INSPECTION.
29. CONTRACTOR SHALL COORDINATE FINAL LOCATION OF ALL CEILING MOUNTED FIXTURES, OUTLETS, DEVICES AND /OR
EQUIPMENT SHOWN IN THESE ENGINEERING DRAWINGS WITH THE ARCHITECTURAL REFLECTED CEILING PLANS AND /OR
APPLICABLE DETAIL DRAWINGS. ANY DISCREPANCY AND /OR CONFLICT MUST BE BROUGHT TO THE ATTENTION OF THE
ARCHITECT /ENGINEER PRIOR TO PROCEEDING WITH ANY ROUGH -IN WORK.
30. ALL SERVICE INTERRUPTIONS AS WELL AS REMOVAL AND DISPOSAL WORK SHALL BE COORDINATED WITH

GENERAL NOTES
1. UNLESS OTHERWISE NOTED, CAV UNITS SHALL BE FACTORY GALVANIZED DOUBLE WALL.
2. SCHEDULED ESP INCLUDES FILTER PRESSURE DROP.
3. BHP OF SUBMITTED UNITS SHALL NOT EXCEED 85% OF MOTOR HP.

9. FAN DRIVE SHALL BE VARIABLE AND ADJUSTABLE PITCH TYPE WITH A SERVICE FACTOR OF 1.5.
10. FAN MOTOR SHALL BE LOCATED AT THE SAME SIDE AS COIL CONNECTION AND AS SHOWN ON THE PLANS
TO MINIMIZE THE SYSTEM EFFECT.
11. AHU SHALL BE PROVIDED SLOPPED DRAIN PAN.
12. PROVIDE ACCESS DOOR IN AHU'S FOR IN PLACE CLEANING OF COOLING COILS.
13. FILTER BOX SHALL BE FLAT AS REQUIRED TO AVOID EXCEEDING THE MAXIMUM FORCE VELOCITY OF THE
SPECIFIED TYPE OF FILTER. HOWEVER, WHEN DUCTED, RETURN TO VERTICAL AHU AS INDICATED ON THE
DRAWINGS. PROVIDE A FACTORY SUPPLIED MIXING BOX OR COMBINATION FILTER MIS BOX SECTION.
14. MANUFACTURER MUST PROVIDE A 4 INCH MINIMUM MAIN FULL PERIMETER HEAVY GAGE GALVANIZED
STEEL BASE RAIL CHANNEL ABOVE CONCRETE PAD.
15. THE AC EQUIPMENT SHALL BE PLACED ON 6 INCH CONCRETE PAD BY THE CONTRACTOR ACCORDING TO
MANUFACTURER'S SERVICE /MAINTENANCE RECOMMENDATIONS.
16. INSTALL DUCT AND PIPING AT AIR HANDLING UNIT ROOMS USING SPRING ISOLATORS PER SPECIFICATION.
17. AIR HANDLING UNITS MUST BE PROVIDED WITH AUXILIARY SECONDARY DRAIN PAN. AS ALTERNATE TO
SEPARATE DRAIN LINE, AN APPROVED WATER LEVEL DETECTOR OR FLOAT SWITCH DEVICE SHALL BE
USED TO CONTROL OVERFLOW BY AUTOMATICALLY SHUTTING DOWN THE EQUIPMENT OR APPLIANCE
THAT PRODUCES THE CONDENSATE. AUXILIARY DRAIN PANS SHALL HAVE A MINIMUM DEPTH OF 1 -1/2 INCH

SHALL BE REPORTED IMMEDIATELY TO THE ARCHITECT /ENGINEER PRIOR TO BEGINNING OF
