PLUMBING GENERAL NOTES:
1. ALL WORK PERFORMED UNDER THIS CONTRACT SHALL COMPLY WITH THE FLORIDA
BUILDING CODE 2010 AND ALL APPLICABLE STATE, COUNTY AND LOCAL ORDINANCES.
2. THE CONTRACTOR SHALL FURNISH ALL LABOR, MATERIALS AND EQUIPMENT NECESSARY
FOR THE COMPLETE INSTALLATION OF THE PLUMBING SYSTEMS, ALL IN ACCORDANCE
WITH THESE CONSTRUCTION DOCUMENTS.
3. THE CONTRACTOR IS RESPONSIBLE FOR VISITING THE SITE OF THE WORK AND BECOMING
FAMILIAR WITH THE CONDITIONS OF THE WORK PRIOR TO SUBMITTING A BID. THE
CONTRACTOR IS REQUIRED TO BECOME FAMILIAR WITH ALL THE CONTRACT DOCUMENTS
PERTAINING TO THE PROPOSED WORK. THE SUBMISSION OF A BID SHALL BE SUFFICIENT
TO ESTABLISH THAT THE CONTRACTOR HAS INVESTIGATED THE SITE OF THE WORK AND IS
SATISFIED AS TO ALL REASONABLE CONDITIONS TO BE ENCOUNTERED, THE WORK TO BE
PERFORMED AND THE MATERIALS TO BE PROVIDED IN THE COMPLETION OF THE PROJECT.
4. FAILURE OF BIDDERS TO MAKE REQUIRED VISITATIONS AND /OR INVESTIGATIONS TO
INFORM THEMSELVES FULLY OF EXISTING CONDITIONS, AND TO INCLUDE IN THEIR
PROPOSALS A SUM SUFFICIENT TO COVER ALL POSSIBLE FIELD CONDITIONS, WILL NOT IN
ANY WAY ENTITLE THEM TO ANY EXTRA CHARGES OVER AND ABOVE THEIR ORIGINAL
PROPOSALS.
5. IT IS THE INTENT OF THE PLANS AND GENERAL NOTES TO PROVIDE A COMPLETE AND
OPERATING INSTALLATION INCLUDING ALL NECESSARY ITEMS REQUIRED, EVEN THOUGH
ITEMS ARE NOT INDICATED ON THE DRAWINGS OR IN THE NOTES. ALL WORK CONSIDERED
NECESSARY FOR THE COMPLETION OF THE WORK IN PROPER MANNER NOT SHOWN ON
THE PLANS OR NOTES SHALL BE BROUGHT TO THE ATTENTION OF THE ENGINEER IN
WRITING PRIOR TO BIDS OTHERWISE WORK SHALL NOT BE ADDITIONALLY CHARGED
AFTER BID IS AWARDED.
6. UPON COMPLETION, CONTRACTOR SHALL CLEAN ALL DUST AND DEBRIS IN AREAS WHERE
WORK WAS CONDUCTED.
7. ALL WORK SHALL BE COORDINATED WITH ALL OTHER TRADES AT JOB SITE PRIOR TO
FABRICATION AND INSTALLATION OF EQUIPMENT.
8. THE WORK THAT IS TO BE DONE UNDER THIS CONTRACT INCLUDES THE FURNISHING OF
ALL LABOR, MATERIALS AND EQUIPMENT REQUIRED FOR THE COMPLETION OF THE
SYSTEMS SHOWN ON DRAWINGS.
9. THE DRAWINGS ARE GENERALLY DIAGRAMMATIC. THEY DO NOT SHOW EVERY BEND,
OFFSET, ELBOW OR OTHER FITTINGS WHICH MAY BE REQUIRED FOR THE INSTALLATION IN
THE SPACE ALLOCATED.
10. DRAWINGS ARE NOT TO BE SCALED. UNLESS SPECIFIC DIMENSIONS ARE SHOWN, THE
ARCHITECTURAL AND /OR SITE CONDITIONS SHALL GOVERN EXACT LOCATION OF PIPING
AND EQUIPMENT TO BE INSTALLED.
11. ALL MATERIALS AND EQUIPMENTS SHALL BE NEW AND OF GOOD QUALITY OF RESPECTIVE
KIND AND GRADE AND MUST BE FURNISHED SO AS TO PREVENT ANY DELAY IN THE
PROGRESS OF THE WORK. ALL WORK THROUGHOUT SHALL BE PERFORMED IN A
WORKMANLIKE MANNER BY SUFFICIENT NUMBER OF SKILLED WORKMEN.
12. FOR EXACT LOCATION OF ALL PLUMBING FIXTURES, SEE ARCHITECTURAL DRAWINGS. DO
NOT ROUGH -IN ANY PLUMBING FIXTURE AND /OR EQUIPMENT WITHOUT AN APPROVED
COPY OF THE CORRESPONDING SHOP DRAWINGS.
INFECTION CONTROL NOTE
CONTRACTOR SHALL OBTAIN A COPY OF THE INFECTION CONTROL RISK ASSESMENT FOR THIS
PROJECT. ALL WORK SHALL BE IN COMPLIANCE WITH THE REPORT. ALL WORK OUTSIDE THE SCOPE
OF WORK AREA REQUIRED FOR THIS PROJECT, SHALL BE COORDINATED WITH OWNER AND BE IN
COMPLIANCE WITH THE ICRA REPORT AND BE SUPERVISED BY THE OWNER'S REPRESENTATIVE.
BID NOTE
THE DRAWINGS DO NOT INDICATE EXISTING INSTALLATIONS OTHER THAN TO IDENTIFY
MODIFICATIONS OR EXTENSIONS THERETO. VISIT THE SITE AND ASCERTAIN THE EXISTING
CONDITIONS. REVIEW CONSTRUCTION DETAILS OF THE EXISTING PORTION OF THE BUILDING DURING
THE SITE INSPECTION. INCLUDE ALL WORK REQUIRED TO REMOVE OR MODIFY PORTIONS OF THE
EXISTING INSTALLATION IN ORDER TO ACCOMMODATE THE NEW WORK. FAILURE TO COMPLY WITH
THIS WILL NOT BE CONSIDERED GROUNDS FOR ADDITIONAL PAYMENT IN CONNECTION WITH
REMOVING OR MODIFYING ANY PART OF THE EXISTING INSTALLATION OR INSTALLING ANY NEW OR
TEMPORARY WORK.
COORDINATION DRAWINGS
1. THE CONTRACTOR SHALL SUBMIT COORDINATION DRAWINGS TO ARCH. /ENG AND OWNER'S
PROJECT MANAGER FOR APPROVAL PRIOR TO ANY FABRICATION AND INSTALLATION.
2. CONTRACTOR SHALL COORDINATE THE LOCATION OF ALL NEW PIPING, DUCTWORK,
CONDUITS, ECT. WITH ARCHITECTURAL, STRUCTURAL, MECHANICAL AND ELECTRICAL
SYSTEMS OF THE BUILDING. VERIFY ALL SPACE CONDITIONS AND DIMENSIONS AT JOBSITE
PRIOR TO FABRICATION AND INSTALLATION OF EQUIPMENT AND MATERIALS. ANY CONFLICTS
SHALL BE REPORTED IMMEDIATELY TO THE ARCHITECT /ENGINEER PRIOR TO BEGINNING OF
CONSTRUCTION.
COORDINATION NOTE
AS PART OF THIS CONTRACT, THE SUB - CONTRACTOR AND THE CONTRACTOR ARE RESPONSIBLE FOR
COORDINATION AND VERIFICATION THAT ALL EQUIPMENT, SHOWN IN THE ARCHITECTURAL DRAWINGS
PARTICULARLY, BUT NOT LIMITED TO THE ARCHITECTURAL EQUIPMENT PLAN, INCLUDE ALL
SERVICE /UTILITY REQUIRED TO OPERATE THE EQUIPMENT SHOWN. ANY DISCREPANCIES ARE TO BE
POINTED OUT DURING THE BIDDING PROCESS.
DISCREPANCIES NOT POINTED OUT DURING THE BIDDING PROCESS WILL BE RESOLVED BY THE
CONTRACTOR AS PER THE ARCHITECT DETAILS AT NO ADDITIONAL COST TO THE OWNER.

PLUMBING DEMOLITION NOTES:
1. SITE INVESTIGATION: - -
THE CONTRACTOR SHALL VISIT THE SITE AND FAMILIARIZE HIMSELF WITH THE LOCATION
OF ALL EXISTING UTILITIES STUB -OUTS, PIPING, EQUIPMENT, E'4 G.,- - AND /OR - AM.
CONDITION THAT MAY AFFECT HIS WORK. ALL THE NECESSARY -RE-ROUTING: -
RELOCATING AND /OR REMOVAL OF EXISTING PIPING, EQUIPMENT, -ETC., SHALL BE ---
INCLUDED IN THE SCOPE OF WORK. IGNORANCE ON THE PART OF THE CONTRACTOR
WILL IN NO WAY RELIEVE HIM OF THE OBLIGATIONS AND RESPONSIBILITIES ASSUMED
UNDER THIS CONTRACT.
2. THE NATURE OF THE REMODEL TYPE CONSTRUCTION POSES SPECIAL PROBLEMS FOR
THE DESIGNER ENGINEERS AS WELL AS THE PLUMBING CONTRACTOR. EVERY EFFORT
HAS BEEN MADE BY THE ENGINEERS TO SHOW AND VERIFY, WHERE POSSIBLE, THE
LOCATION OF THE EXISTING PLUMBING SYSTEMS. THE MAJOR PORTION OF THE
PLUMBING SYSTEMS ARE AS SHOWN ON THE DRAWINGS: HOWEVER MINOR DEVIATIONS
MAY BECOME EVIDENT AS THE JOB PROGRESSES. NO ADVANTAGE IS TO BE TAKEN BY
THE PLUMBING CONTRACTOR BECAUSE THESE MINOR DIFFERENCES. THE PLUMBING
CONTRACTOR SHALL PERFORM A FIELD VERIFICATION BEFORE BIDDING THIS PROJECT.
3. CONTRACTOR WILL BE RESPONSIBLE FOR COORDINATING HIS DEMOLITION WORK WITH
OTHER TRADES, AND TO PROTECT FROM DAMAGE EXISTING PIPES USED FOR FUTURE
CONNECTIONS.
4. EXISTING PIPES SERVING AREAS REMAINING IN SERVICE AT THIS TIME SHALL NOT BE
INTERRUPTED UNLESS A TEMPORARY INTERRUPTION IS COORDINATED WITH THE
OWNER.
5. ALL SERVICE INTERRUPTIONS SHALL BE SCHEDULED WITH THE AUTHORIZED
REPRESENTATIVE OF THE OWNER. ALL REMOVAL AND DISPOSAL WORK SHALL BE
COORDINATED WITH THE AUTHORIZED REPRESENTATIVE OF THE OWNER.
6. CONTRACTOR SHALL TAKE ALL NECESSARY PRECAUTIONS TO PROTECT PROPERTY IN
AREAS WHERE WORK IS BEING CONDUCTED. THE CONTRACTOR IS RESPONSIBLE FOR
ANY DAMAGES CAUSED TO BUILDING COMPONENTS DUE TO WORK OPERATIONS. PATCH
AND REPAIR EXISTING SURFACES DAMAGED AS REQUIRED TO MATCH ADJACENT
SURFACES.
7. THE CONTRACTOR WILL BE HELD RESPONSIBLE FOR ALL EXISTING CONSTRUCTION,
INCLUDING EXISTING TO REMAIN AND TO BE REMOVED. ITEMS AND DEBRIS TO BE
REMOVED WILL BE PROPERLY DISPOSED OF BY THE CONTRACTOR, WITHIN HIS
CONTRACT, AT NO COST TO THE OWNER.
8. ANY UTILITY LINES TO REMAIN AND THAT ARE BROKEN OR DAMAGED DURING
DEMOLITION OPERATIONS SHALL BE REPAIRED BY THE CONTRACTOR AT NO ADDITIONAL
CHARGE TO THE CONTRACT PRICE, OR SHALL BE REPAIRED BY THE OWNER AT THE
CONTRACTOR'S EXPENSE.
9. ANY DISCREPANCIES BETWEEN THE WORK DEPICTED ON THESE DOCUMENTS AND THE
ACTUAL CONDITIONS ENCOUNTERED SHALL BE BROUGHT PROMPTLY TO THE ENGINEER
FOR REVIEW AND CLARIFICATION.
10. ANY DAMAGED EQUIPMENT SHALL BE REPLACED OR RESTORED TO ORIGINAL CONDITION
PLUMBING SPECIFICATIONS:
SANITARY WASTE AND VENT PIPING
A. ALL HORIZONTAL BRANCHES, SEWER AND DRAIN LINES SHALL BE SLOPED A MINIMUM OF
1/8 INCH PER FOOT UNLESS OTHERWISE INDICATED ON PLANS.
B. EVERY FIXTURE CONNECTED TO THE DRAINAGE SYSTEM SHALL BE EQUIPPED WITH A
WATER SEAL TRAP.
C. VENT STACKS SHALL NOT PASS THROUGH ROOF AT VALLEYS, ROOF CRICKETS, IN FRONT
OF WINDOWS OR WITHIN 6' -0" OF ROOF EDGE.
D. MATERIALS SHALL BE AS FOLLOWS:
1) DRAINAGE AND VENT PIPING (ABOVE GRADE): SHALL BE HUBLESS SERVICE WEIGHT
CAST IRON WITH NEOPRENE GASKETS AND STAINLESS STEEL BAND JOINTS.
2) BRANCH ARM PIPING SHALL BE COPPER TYPE DWV.
DOMESTIC COLD AND HOT WATER PIPING
A. PROVIDE DIELECTRIC UNIONS WHERE DISSIMILAR METALS ARE JOINED.
B. ESCUTCHEONS SHALL BE CHROME PLATED BRASS WITH LOCKING SCREWS WHERE PIPES
PASS THROUGH FINISHED WALLS.
C. PROVIDE PIPING AS FOLLOWS:
1) WATER PIPING (ABOVE GRADE): SHALL BE COPPER TYPE "L" ASTM B -88 WITH WROUGHT
COPPER FITTINGS AND 95 -5 SOLDERED JOINTS. COPPER TYPE "K" ASTM B -88 UNDER
GROUND.
D. ALL EXPOSED PIPING WITHIN TOILET ROOMS SHALL BE CHROME PLATED.
VALVES
A. PROVIDE CONTROL VALVES WHERE NOTED ON PLANS, AND AS REQUIRED FOR COMPLETE
REGULATION OR CONTROL OF ALL SYSTEM MAINS, BRANCHES TO GROUP OF FIXTURES,
AND TO EACH PIECE OF EQUIPMENT.
B. PROVIDE ACCESS PANELS AS REQUIRED TO VALVES, OR GROUP OF VALVES, WHERE
CONCEALED AND FOR PROPER MAINTENANCE AND OPERATION OF SYSTEM.
C. GATE VALVES:
1) 2 -1/2 INCHES AND SMALLER SHALL BE BRONZE BODY, SCREWED BONNET, NON - RISING
STEM, SOLID WEDGE, CLASS 125,200 PSI NON -SHOCK WATER; THREADED END WATTS

TESTING
A. COMPLETE WATER PIPING SYSTEM SHALL BE PRESSURE TESTED BY CAPPING OR
PLUGGING OPENINGS, FILLING SYSTEM WITH WATER AND APPLYING HYDROSTATIC
PRESSURE OF 125 PSI FOR PERIOD OF NOT LESS THAN 2 HOURS.
B. SOIL, WASTE AND VENT PIPING SHALL BE TESTED BY CAPPING THE ENDS OF THE SYSTEM
AND ALL LINES FILLED WITH WATER TO HIGHEST POINT AND ALLOW TO STAND UNTIL
INSPECTION IS MADE AND WATER LEVEL REMAINS CONSTANT.
