GENERAL NOTES
01. ALL WORK TO BE PERFORMED UNDER THIS CONTRACT SHALL COMPLY WITH CODES LISTED ON SHEET LS -1, THE
FLORIDA BUILDING CODE (LATEST EDITION), CITY LABOR LAWS, CITY ORDINANCES CITY /COUNTY ZONING CODES,
NATIONAL ELECTRICAL CODE, N.F.P.A. 101, O.S.H -A., A.D.A. k ALL OTHER APPLICABLE CODES, RULES AND
REGULATIONS.
02- THE CONTRACTOR SHALL FAMILIARIZE HIM/HERSELF WITH THE PROJECT THROUGH INSPECTION OF THE SITE, THE
DRAWINGS AND SPECIFICATIONS, SO AS TO THOROUGHLY UNDERSTAND THE NATURE AND SCOPE OF THE WORK. ANY
AMBIGUITIES OR CONFLICTS WITH THE CONSTRUCTION DOCUMENTS SHALL BE REPORTED TO THE ARCHITECT IN WRITING
PRIOR TO SUBMISSION OF BID.
03. THE CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING ALL REQUIRED PERMITS TO CARRY OUT THE WORK
DESCRIBED IN THE CONSTRUCTION DOCUMENTS. ALL REQUIRED PERMITS SHALL BE OBTAINED PRIOR TO THE
COMMENCEMENT OF WORK.
04. OMISSIONS: IN THE EVENT THAT CERTAIN FEATURES OF THE CONSTRUCTION ARE NOT FULLY SHOWN ON THE
DRAWINGS, THEN THEIR CONSTRUCTION SHALL BE OF THE SAME CHARACTER AS FOR SIMILAR CONDITIONS THAT ARE
SHOWN OR NOTED AND SHALL BE INCLUDED AS PART OF THE BID SUBMISSION.
05. EXISTING ELECTRICAL, MECHANICAL, LIFE SAFETY AND FIRE PROTECTION FIXTURES INCLUDING BUT NOT LIMITED TO,
SURFACE /RECESSED LIGHT FIXTURES, LIGHT/EQUIPMENT SWITCHES, HN.A.C. REGISTERS, THERMOSTATS, ACCESS PANELS,
INTERCOM SPEAKERS, FIRE ALARM HORNS /STROBES /SWITCHES, HEAT /SMOKE DETECTORS, CONCEALED/ EXPOSED FIRE
SPRINKLER HEADS AND ASSOCIATED PIPING, DUCTWORK AND ORNAMENTAL FIXTURES ARE TO REMAIN. CONTRACTOR
SHALL BE RESPONSIBLE FOR REMOVAL AS REQUIRED OF EXISTING FIXTURES TO ACCOMPLISH DEMOLITION WORK AND
NEW CONSTRUCTION WORK INDICATED IN THE CONSTRUCTION DOCUMENTS. FURTHER, THE CONTRACTOR SHALL BE
RESPONSIBLE FOR THE REINSTALLATION OF EXISTING FIXTURES IN GOOD WORKING ORDER (TO MATCH ORIGINAL
INSTALLATION) UPON COMPLETION OF REPAIR WORK.
06. ALL DIMENSIONS PROVIDED ARE APPROXIMATE, CONTRACTOR SHALL VERIFY DIMENSIONS WITH EXISTING FIELD
CONDITIONS.
07. CONTRACTOR SHALL PROVIDE A MINIMUM 72 HOUR WRITTEN REQUEST TO THE OWNER'S REPRESENTATIVE IN ADVANCE
OF ANY ACTIVITY WHICH WILL AFFECT EXISTING BUILDING OPERATIONS. DETERMINE OWNER'S REPRESENTATIVE PRIOR TO
STARTING WORK.
08. CONTRACTOR SHALL PROTECT ALL EXISTING FLOOR SURFACES WITH A MEANS OF CONTAINMENT TO PREVENT SOILING OF
THE FLOOR. IN ADDITION, THE CONTRACTOR SHALL PROVIDE SHEATHING OVER THE FLOOR AT ALL TRAFFIC AREAS AND
THOSE AREAS EXPOSED TO EQUIPMENT, SCAFFOLDING AND CONSTRUCTION DEBRIS.
09, ALL WALL /CEILING SURFACES WITHIN THE LIMITS OF CONSTRUCTION ARE TO BE REPAIRED /REPLACED TO MATCH
EXISTING ADJACENT SURFACES, THIS SHALL INCLUDE BUT NOT BE LIMITED TO, WATER AND OR MILDEW DAMAGE,
CRACKED WALLBOARD, DAMAGED TAPE JOINTS, ETC. ALL DAMAGED WALLBOARD SHALL BE REPLACED.
10. ALL STAINED SURFACES ARE TO BE KILZ PRIMER COATED IN ADVANCE OF PAINT FINISH.
11. THE CONTRACTOR SHALL PROVIDE A MEANS OF CONTAINMENT TO PREVENT DUST AND DEBRIS MIGRATION TO ADJACENT
AREAS. CONTRACTOR SHALL NOT COMPROMISE THE EXISTING FIRE /FUME SPREAD RATINGS OR MEANS OF EGRESS
WITHIN THE CONSTRUCTION AREAS AND ADJACENT AREAS AFFECTED BY CONSTRUCTION ACTIVITIES.
12. THE CONTRACTOR SHALL MAINTAIN ALL COMPONENTS FOR MEANS OF EGRESS FREE OF OBSTRUCTIONS AND
ACCESSIBLE AT ALL TIMES.
13. THE CONTRACTOR SHALL MAINTAIN ALL LIFE SAFETY AND FIRE PROTECTION SYSTEMS OPERATIONAL AT ALL TIMES.
14. CONTRACTOR SHALL MAINTAIN ALL EXISTING FIRE RATINGS AT NEW CONSTRUCTION.
15. CONTRACTOR SHALL MAKE ALLOWANCES FOR ALL WORK WHICH IMPACTS THE DAILY OPERATIONS OF THE FACILITY AND
WHICH MUST BE ACCOMPLISHED AT THE TIMES OTHER THAN NORMAL WEEKDAY WORKING HOURS
16. CONTRACTOR SHALL MAKE ALLOWANCES IN BID FOR ALL WORK STOPPAGES ORDERED BY THE OWNER DUE TO WORK
IMPACTING THE DAILY OPERA11ONS OF THE FACILITY.
17. CONSTRUCTION ACTIVITY AFTER REGULAR WORKING HOURS MUST BE DONE MONDAY TO FRIDAY FROM 6:00 PM TO 6:00
AM AND SATURDAY Jt SUNDAY 24 HOURS.
18. ALL EQUIPMENT USED ON THE JOB SHALL BE OPERATED BY OSHA REGULATIONS.
19. CONTRACTOR AND ALL SUBCONTRACTORS SHALL FIELD CHECK AND VERIFY ALL EXISTING CONDITIONS AND SHALL BE
RESPONSIBLE FOR THEIR PRESERVATION..
20. CONTRACTOR SHALL BE RESPONSIBLE OF INTERIM LIFE SAFETY MEASURES AS REQUIRED ON LIFE SAFETY DRAWINGS.
21. PROVIDE WALK -OFF MATS AT ALL ENTRY /EXITS OF THE CONSTRUCTION SITE. WALK -OFF MATS MUST BE CLEANED OR
CHANGED AS NEEDED TO AVOID DISPERSION OF DUST OUTSIDE WORK AREA.
22. CONTRACTOR MAY NEED TO PENETRATE OR OTHERWISE MODIFY FIRE RATED PARTITIONS. COORDINATE SCOPE OF
MECHANICAL, ELECTRICAL AND PLUMBING WITH LIFE SAFETY PLAN TO DETERMINE LOCATIONS. RATING OF THE WALL

07. CONTRACTOR SHALL PROVIDE A MINIMUM 72 HOUR WRITTEN REQUEST TO THE OWNER'S REPRESENTATIVE IN ADVANCE
OF ANY ACTIVITY WHICH WILL AFFECT EXISTING BUILDING OPERATIONS. DETERMINE OWNER'S REPRESENTATIVE PRIOR TO

08. CONTRACTOR SHALL PROTECT ALL EXISTING FLOOR SURFACES WITH A MEANS OF CONTAINMENT TO PREVENT SOILING OF
THE FLOOR. IN ADDITION, THE CONTRACTOR SHALL PROVIDE SHEATHING OVER THE FLOOR AT ALL TRAFFIC AREAS AND
THOSE AREAS EXPOSED TO EQUIPMENT, SCAFFOLDING AND CONSTRUCTION DEBRIS.
