6. IT IS THE RESPONSIBILITY OF THE G.C. TO COMPLY WITH ALL
APPLICABLE LAWS CONCERNING HAZARDOUS MATERIALS.
CONSTRUCTION BARRICADE REQUIREMENTS FOR ANY EXTERIOR
APPLICATIONS
1. COMPONENTS - PARTITIONS SHALL BE CONSTRUCTED OF 3/4"
EXTERIOR GRADE PLYWOOD, FINISHED ON ONE SIDE WITH STUDS, 16"
O.C. BARRICADE SHALL HAVE A SLOPPED ROOF AND NOT EXCEED THE
WIDTH OF THE LEASABLE SPACE.
2. MINIMUM HEIGHT - EIGHT (8) FEET OR TO THE UNDERSIDE OF THE
STOREFRONT OPENING. BARRICADE SHALL BE TALL ENOUGH TO COVER
THE TOP OF THE GLAZING TO BE INSTALLED.
3. BRACING - AS REQUIRED TO MAINTAIN STABILITY. ALL ATTACHMENTS
ARE TO BE MADE TO THE TENANT SPACE MATERIALS, INSIDE LEASE
LINE. NO ATTACHMENTS ARE TO BE MADE TO LANDLORD'S BUILDING.
ANY AND ALL DAMAGED AREAS MUST BE REPLACED / REPAIRED BY
THE TENANT'S CONTRACTOR TO THE SATISFACTION OF THE
LANDLORD /LANDLORD'S REPRESENTATIVE.
4. BOTTOM ATTACHMENT - BARRICADE MATERIAL SHOULD SIT ON PIECES
OF PLYWOOD OR COMPARABLE MATERIAL, WHICH SITS ON TOP OF
SIDEWALK. UNDER NO CIRCUMSTANCE SHOULD THE SIDEWALK BE
PENETRATED AT ANY TIME. ANY DAMAGE TO SIDEWALKS, CURBS OR
LANDSCAPING WILL BE REPAIRED AT THE TENANT CONTRACTOR'S
EXPENSE.
5. HARDSCAPE PROTECTION REQUIREMENTS -- VISQUEEN AND
PLYWOOD IS REQUIRED FOR PROTECTION OF SIDEWALKS AND CURBS.
SCREW INDIVIDUAL PIECES OF PLYWOOD TOGETHER AND LEAVE DOWN
ON TOP OF SIDEWALK /CURB FOR DURATION OF PROJECT FOR
PROTECTION.
6. LAYOUT - BARRICADE SHALL NOT BE PLACED FURTHER THAN THREE
(3) FEET FROM E E (PROVIDING
ACCOMMODATE S DISTANCE). TENANT CONTRACTOR SHALL
COORDINATE ALL BARRICADE LOCATIONS WITH LANDLORD'S
REPRESENTATIVE.
7. ENTRANCES - NO ACCESS SHALL BE ALLOWED THROUGH THE
TEMPORARY STOREFRONT BARRICADE, EXCEPT FOR THOSE TENANTS
WITH NO SERVICE ENTRANCE THROUGH A CORRIDOR OR EXTERIOR
WALL BARRICADE DOORS, WHEN ALLOWED, SHALL BE APPROVED BY
LANDLORD'S REPRESENTATIVE PRIOR TO INSTALLATION. BARRICADE
DOORS CANNOT EXCEED 60" WIDE BY 74" HIGH.
8. FINISHES - ENTIRE UNIT TO BE PAINTED WHITE. STORE IDENTIFICATION
IS REQUIRED ON THE EXTERIOR SIDE OF THE BARRICADE TO INCLUDE
SUITE NUMBER AND TENANT NAME. THE LABELING CAN BE STENCILED
OR VINYL, OR AN ACCEPTABLE MATERIAL THAT WILL MAINTAIN ITS
DURABILITY THROUGHOUT THE WEATHER. NO CONTRACTOR SIGNS ARE
PERMITTED.
9. REMOVAL - REMOVAL OF THE TENANT BARRICADE SHALL BE BY
TENANT'S CONTRACTOR. THE TENANT CONTRACTOR SHALL BE
RESPONSIBLE FOR ANY AND ALL REPAIRS TO SURFACES MARKED OR
DAMAGED BY THE BARRICADE INSTALLATION AND /OR REMOVAL. THE
CONTRACTOR SHALL DISPOSE OF THE PARTITION AT THEIR EXPENSE
AND MUST RECEIVE PERMISSION FROM LANDLORD'S REPRESENTATIVE
TO REMOVE THE BARRICADE.
10. ANY AND ALL DAMAGE TO EXISTING LANDLORD SIDEWALK OR COMMON
AREAS DUE TO TENANT SPACE CONSTRUCTION AND /OR TEMPORARY
BARRICADE INSTALLATION WILL BE PAID BY TENANT CONTRACTOR
AND /OR TENANT.
11. ALL BARRICADES AND ENTRANCES MUST BE SECURED NIGHTLY. THE
LANDLORD IS NOT RESPONSIBLE FOR SECURING THE PREMISES,
CONSTRUCTION TOOLS OR MATERIALS.
1. GC SHALL COORDINATE WITH LANDLORD AND REPRESENTATIVES OF
FUTURE TENANTS' PROPOSED EXTERIOR RENOVATION PRIOR TO
COMMENCEMENT OF WORK.
2. THIS SET OF DRAWINGS IS ONLY TO ASSIST IN SHOWING THE SCOT Z
OF DEMOLITION WORK AND IS NOT INTENDED TO INDICATE ALL
DEMOLITION. LIMIT THE EXTENT OF DEMOLITION TO ALLOW INSTALLATION
OF A FULL HEIGHT 1 -HOUR FIRE RATED DEMISING WALL FOR SPACE
C11D, PROVISION OF EGRESS ACCESS OPENING FOR FUTURE TENANT
SPACES, AND STUBBING OF SANITARY LINE, DOMESTIC WATER LINE,
TELECOMMUNICATION CONDUIT, AND ELECTRICAL CONDUIT.
3. NOT ALL ITEMS TO BE DEMOLISHED ARE SHOWN ON THE PLANS.
CONTRACTOR SHALL BE RESPONSIBLE FOR PERFORMING A
WALK- THROUGH OF THE PROJECT PRIOR TO SUBMITTING A BID TO THE
OWNER FOR IDENTIFYING POSSIBLE CRITICAL ITEMS OMITTED/
AMBIGUOUSLY OR NOT PROPERLY ADDRESSED, WHICH REQUIRE
REMOVAL/ RELOCATION.
4. SCHEDULE: A SCHEDULE INDICATING PROPOSED METHODS AND
SEQUENCE OF OPERATIONS FOR RENOVATION WORK SHALL BE
SUBMITTED TO OWNER'S REPRESENTATIVE FOR REVIEW PRIOR TO
COMMENCEMENT OF WORK. INCLUDE COORDINATION FOR SHUTOFF,
CAPPING, AND CONTINUATION OF UTILITY SERVICES AS REQUIRED,
TOGETHER WITH DETAILS FOR DUST AND NOISE PROTECTION.
5. CEASE OPERATIONS AND NOTIFY THE OWNER'S REPRESENTATIVE
IMMEDIATELY IF SAFETY OF STRUCTURE APPEARS TO BE ENDANGERED.
6. PROVIDE PROTECTIVE MEASURES TO COMPLY WITH CHAPTER 33 OF
THE FBC. AS REQUIRED TO GUARANTEE FREE AND SAFE PASSAGE TO
AND FROM THE DIFFERENT AREAS OF THE BUILDING.
7. CUT, REMOVE, PATCH, ALTER, AND REFINISH EXISTING CONSTRUCTION
AS REQUIRED TO LEAVE WORK COMPLETE AND IN SATISFACTORY
CONDITION.
8. AREAS SHOWN TO BE RENOVATED MAY INCLUDE REMOVAL OF
ASBESTOS BEARING MATERIAL; REFER TO ASBESTOS SURVEY REPORT
TO BE PROCURED BY OWNER.
9. IF HAZARDOUS MATERIALS ARE ENCOUNTERED DURING DEMOLITION
OPERATIONS, COMPLY WITH APPLICABLE REGULATIONS, LAWS AND
ORDINANCES CONCERNING REMOVAL, HANDLING AND PROTECTION
AGAINST EXPOSURE OR ENVIRONMENTAL POLLUTING. BURNING OF
REMOVED MATERIALS IS NOT PERMITTED ON PROJECT SITE.
10. CONTRACTOR SHALL TAKE ALL PRECAUTIONS REQUIRED TO PROTECT ALL
CONCEALED UTILITIES. HE IS TO INSPECT CEILING AND CHASES TO
ASSURE PROPER IDENTIFICATION OF UTILITIES PRIOR TO CUTTING,
PATCHING, ETC.
11. OPENINGS LEFT DUE TO PARTIAL REMOVAL OF DUCTWORK AND/ OR
CONDUITS SHALL BE CLOSED (BOTH SIDES) AS REQUIRED TO MAINTAIN
DESIGNATED RATING.
12. TAKE ADEQUATE MEASURES TO CONTROL MINIMIZE NOISE, DUST, WATER
RUN -OFFS, AND OTHER DISRUPTIONS TO ADJACENT SPACES G.C. SHALL
SEAL CONSTRUCTION AREAS, PROTECT OCCUPIED AREAS FOR SAFETY
AND DUST CONTROL. DURING RENOVATION WORK G.C. SHALL PROTECT
ALL INTERIOR AREAS FROM WEATHER AND WATER INTRUSION.
13. RENOVATION WORK SHALL ENTAIL INTERVENTIONS IN AREAS OUTSIDE OF
THE IMMEDIATE SCOPE OF WORK, INCLUDING WORK ABOVE THE FLOOR
LEVEL WITHIN THE SCOPE. IT SHALL REQUIRE WORK INVOLVING
REMOTE UTILITY LINES (ELECTRICAL, MECHANICAL, PLUMBING,
COMMUNICATIONS, ETC.) ANY SUCH STRUCTURES, UTILITIES, FINISHES,
AND EQUIPMENT REQUIRED TO RESTORE THE AREA TO FULLY
OPERATIONAL CONDITIONS AND COMPLIANCE WITH RATING AND
STRUCTURAL INTEGRITY TO MEET THE OWNER'S APPROVAL. ALL WORK
AS DESCRIBED IN THIS NOTE SHALL BE INCLUDED AS PART OF THE
BASE CONTRACT PRICE.
14. CONTRACTOR SHALL COORDINATE DEMOLITION WORK SCHEDULE WITH
LANDLORD'S REPRESENTATIVE IN ORDER TO PROVIDE SUFFICIENT
ADVANCE NOTICE FOR THE BEGINNING OF WORK IN EACH EXISTING
AREA OR FLOOR LEVEL
15. AFTER REMOVAL OF FURRED WALL CONSTRUCTION, CONTRACTOR SHALL
VERIFY EXACT LOCATION OF EXISTING CONCRETE OR STEEL COLUMNS
WITHIN WALLS AND INFORM ARCHITECT OF ANY CONFLICTS/
DISCREPANCIES PRIOR TO COMPLETION OF WALL DEMOLITION. A/E
SHALL INSPECT CONDITION AND ISSUE A WRITTEN CLARIFICATION IN
ORDER TO PROCEED WITH THE WORK.
16. PATCH AND REPAIR ALL EXISTING SURFACES DAMAGED BY DEMOLITION
AND/ OR INSTALLATION OF NEW WORK AND/ OR UTILITIES, PROVIDE A
FLUSH AND EVEN SURFACE AS REQUIRED TO MATCH ADJACENT
SURFACES AND/ OR RECEIVE NEW SCHEDULED FINISHES.
17. CAP & SEAL ALL WATER & SANITARY PIPES AFFECTED BY REMOVAL OF
PLUMBING FIXTURES.
18. DURING DEMOLITION CONTRACTOR SHALL PROTECT ALL STRUCTURAL
ELEMENTS IF ANY DISCREPANCIES OR DOUBTS ARE FOUND, CONTACT
ARCHITECT/ ENGINEER IMMEDIATELY.
19. DESTINATION OF ALL EXISTING EQUIPMENT TO BE STORED OR SALVAGED,
ELECTRICAL DEVICES, LIFE SAFETY DEVICES, MECHANICAL DEVICES,
DOORS AND FRAMES, FURNISHINGS ETC. TO BE REMOVED SHALL BE
COORDINATED WITH THE OWNER'S REPRESENTATIVE.
