10-609-005GENERAL DEMO A. GENERAL 1. THE G.C. SHALL BE GOVERNED BY ALL CONDITIONS AS INDICATED IN THE CONSTRUCTION DRAWINGS FOR THE BUILDING. 2. THE G.C. SHALL BE RESPONSIBLE FOR SAFETY IN THE AREA OF WORK IN ACCORDANCE W/ ALL APPLICABLE SAFETY CODES. 3. THE G.C. SHALL INDEMNIFY AND HOLD THE OWNER /ARCHITECT /ENGINEER HARMLESS FOR INJURY OR DEATH TO PERSONS OR FOR DAMAGE TO PROPERTY CAUSED BY THE NEGLIGENCE OF THE CONTRACTOR, HIS AGENTS, EMPLOYEES, OR SUBCONTRACTORS. 4. ALL WORK SHALL BE APPLIED IN ACCORDANCE WITH THE MANUFACTURE'S LATEST RECOMMENDATIONS OR WRITTEN DIRECTIONS. 5. WHERE CONSTRUCTION DETAILS ARE NOT SHOWN OR NOTED FOR ANY PART OF THE WORK, THE DETAILS SHALL BE THE SAME AS SIMILAR WORK. 6. WHERE DEVICES OR TIMES OR PARTS THEREOF ARE REFERRED TO IN SINGULAR, IT IS INTENDED THAT SUCH SHALL APPLY TO AS MANY SUCH DEVICES, ITEMS OR PARTS AS REQUIRED TO PROPERLY COMPLETE THE WORK. 7. THE G.C. SHALL BE RESPONSIBLE FOR THE SECURITY OF THE BUILDING AND SITE WHILE JOB IS IN PROGRESS, UNTIL THE JOB IS COMPLETED. 8. THE INTENT OF THESE DRAWINGS IS TO INDICATE THE SCOPE OF WORK REQUIRED IN ORDER TO CONSTRUCT COMPLETE AND FINISH SPACES READY FOR OCCUPANCY. THE CONTRACTOR AND SUB - CONTRACTORS ARE EXPECTED TO VISIT THE PROJECT SITE PRIOR TO SUBMISSION OF BIDS AND NOTIFY THE OWNER, PRIOR TO BIDDING, OF ANY DISCREPANCIES WITHIN THE DRAWINGS OR POSSIBLE CONFLICTS WHICH AFFECTS THE PROGRESS /SCOPE OF THIS PROJECT. THE CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND FIELD CONDITIONS NOTIFYING THE OWNER OF ANY DISCREPANCIES BEFORE PROCEEDING WITH THE PROJECT. 9. THE CONTRACTOR SHALL ENSURE THAT THIS PROJECT AND ALL CONSTRUCTION ACTIVITIES RELATED THERETO, CONFORM WITH ALL LOCAL, REGIONAL, STATE, AND /OR FEDERAL REGULATIONS PERTAINING TO DISTURBING, DISPLACING, AND /OR REMOVAL OF ASBESTOS OR ASBESTOS CONTAINING MATERIALS. 10. ALL ITEMS MARKED "N.I.C." ARE NOT PART OF THIS PROJECT. 11. ALL WORK SHALL BE GUARANTEED FOR A PERIOD OF (1) ONE YEAR AFTER COMPLETION, UNLESS OTHERWISE SPECIFIED, AND SHALL BE SO STATED IN CONTRACTOR'S WRITTEN PROPOSAL AND AGREEMENT. NOTIFY THE ARCHITECT OF ANY CONFLICTS PRIOR TO BEGINNING OF WORK. 2. IT SHALL BE THE RESPONSIBILITY OF THE G.C. TO LOCATE ALL EXISTING UTILITIES WETHER SHOWN HEREON OR NOT AND PROTECT THEM FROM DAMAGE. THE G.C. TEMPORARY LIGHT /POWER B. TEMPORARY WALLS AND /OR FLOORING C. PLASTIC PROTECTION (FIN AND FUR) D. TEMPORARY CEILING /HVAC 6. G.C. SHALL COORDINATE ALL DEMOLITION AND TEMPORARY WORK WITH OWNER'S REP. AS REQUIRED, AND SHALL MAKE ARRANGEMENTS FOR REMOVAL OF DEBRIS AND CARTING FROM PREMISES WITH MINIMUM DISTURBANCES ON A REGULAR BASIS. 7. G.C. SHALL KEEP THE AFFECTED AREAS CLEAR AT ALL TIMES AND SHALL BE RESPONSIBLE FOR DAILY CLEANUP AND VACUUM OF CARPET AS REQUIRED. S. NOT USED 9. G.C. SHALL PROVIDE TEMPORARY BARRIERS TO PROTECT ADJACENT AREAS FROM DAMAGE CAUSED BY ALL WORK. 10. THE DRAWINGS DON'T PURPORT TO SHOW ALL OBJECTS EXISTING AT THE SITE. G.C. SHALL NOTIFY THE OWNER AT LEAST TWO FULL WORKING DAYS PRIOR TO COMMENCEMENT OF DEMOLITION WORK. 13. G.C. SHALL COORDINATE DEMOLITION AND REMOVAL OF DEBRIS W/ OWNER REPRESENTATIVE. 14. PATCH AND REPAIR FLOOR AS REQUIRED FOR NEW FLOOR FINISH MATERIAL. 15. CONTRACTOR SHALL TAKE ALL PRECAUTIONS & MEASURES REQUIRED BY ANY PORTION OF THE WORK, BOTH DURING DEMOLITION AND CONSTRUCTION. 16. WHERE DEMOLITION OCCURS ADJACENT TO EXISTING TO REMAIN, PATCH AND REPAIR TO MATCH ADJACENT CONDITIONS FOR UNIFORM APPEARANCE. ELECTRICAL 2 1 2. THE CONTRACTOR SHALL SEND PROPER NOTICES. MAKE ALL NECESSARY ARRANGEMENTS AND PERFORM ALL OTHER SERVICES REQUIRED FOR THE CASE. PROTECTION AND MAINTENANCE OF ALL PUBLIC UTILITIES. INCLUDING MAIL BOXES, FIRE PLUGS, TELEPHONE POLES AND WIRE, AND ALL OTHER ITEMS OF THIS CHARACTER ON OR AROUND THE SITE. 3. THE CONTRACTOR SHALL KEEP THE PREMISES FREE FROM ACCUMULATION OF WASTE MATERIAL AND RUBBISH AND AT THE COMPLETION OF THE WORK HE SHALL MOVE FROM THE PREMISES ALL RUBBISH. IMPLEMENTS AND SURPLUS MATERIALS AND LEAVE THE BUILDING BROOM CLEAN. 4. THE CONTRACTOR SHALL COORDINATE HIS RESPONSIBILITIES FOR ALL WORK INCIDENTAL TO PATCHING UP ALL CUTS, OPENINGS, DAMAGED AREAS, ETC. THAT OCCUR AS A RESULT OR WORK UNDER THIS CONTRACT. ALL PATCHING SHALL CONFORM TO THE ADJOINING WORK, MATCHING THE FINISH AND QUALITY OF WORKMANSHIP AND MATERIALS. 5. DISCONNECT ALL ELECTRICAL OUTLET BOXES AND SWITCHES IN DEMOLISHED AREAS TO NEAREST JUNCTION BOX NOT AFFECTED BY DEMOLITION 6. TELEPHONE SYSTEM DEMOLITION: DISCONNECT ALL CONDUIT AND WIRE IN DEMO AREAS OF THE PROJECT COMPLETE. 7. FIRE ALARM /SECURITY: EC TO REMOVE EXISTING CONDUIT AND WIRING TO ABOVE CEILING FOR WALLS AND ALL AREAS BEING EFFECTED. THE EXISTING WIRING TO BE REUSED AT THE TIME OF THE NEW TENANT DESIGN. ONLY WIRING LONG ENOUGH TO BE EXTENDED WITH NO SPLICING REQUIRED. 8, REMOVE ALL EXISTING CONDUIT, WIRING AND DEVICES RENDERED USELESS DUE TO CHANGES IN THE EXISTING TENANT SPACE.
