GENERAL NOTES:
1. WRITTEN DIMENSIONS SHALL HAVE PRECEDENCE OVER SCALED DIMENSIONS. DRAWINGS ARE NOT TO BE SCALED.
2. SHOULD CONTRACTOR FIND ANY DISCREPANCY IN DIMENSIONS OR BETWEEN PLANS AND SPECIFICATIONS AND
ACTUAL OR EXISTING CONDITIONS, HE SHALL NOTIFY ARCHITECT /ENGINEER IMMEDIATELY IN WRITING FOR POSSIBLE

3. ACCESSIBILITY FOR THE PHYSICALLY HANDICAPPED: ALL BUILDING COMPONENTS SHALL COMPLY WITH ALL THE
REQUIREMENTS OF ACCESSIBILITY CODE FOR THE PHYSICALLY HANDICAPPED AS PER STATE OF FLORIDA, CHAPTER
553, PART V, THE AMERICAN CODE (LATEST EDITION AND AMERICANS WITH DISABILITIES ACT (ADA) LATEST EDITION.
4. CONTRACTOR SHALL COORDINATE ADDITIONAL TENANT REQUIREMENTS SUCH AS REFRIGERATION EQUIPMENT, FLOOR
DRAINS, ROOF OPENING FOR EXHAUST FANS, ETC., WITH TENANT IMPROVEMENT DRAWINGS, PRIOR TO GYPSUM
WALLBOARD INSTALLATION.
5. VERIFY ALL DIMENSIONS IN FIELD BEFORE FABRICATION OF ANY WORK OR BUILT -IN ITEM OR EQUIPMENT.
6. WHEN A DETAIL, DIMENSION OR REFERENCE IS INDICATED AS "TYPICAL" IT APPLIES TO ALL SIMILAR SITUATIONS,
WHETHER INDICATED OR NOT, UNTIL IT IS CHANGED BY ANOTHER DETAIL, DIMENSION OR REFERENCE.
7. GUARANTEE AND WARRANTY: THE CONTRACTOR SHALL WARRANT AND /OR GUARANTEE ALL MATERIAL AND
WORKMANSHIP TO BE FREE FROM DEFECTS AND IN PERFECT CONDITION, INCLUDING BUT NOT LIMITED TO :
HARDWARE, FIXTURE, MECHANICAL, AND ELECTRICAL EQUIPMENT AND INSTALLATION FOR A PERIOD OF ONE YEAR
FROM DATE OF FINAL ACCEPTANCE. ALL MATERIAL USED ON THIS PROJECT WILL BE NEW. AT THE END OF THE
WORK, THE CONTRACTOR SHALL FURNISH THE OWNER WITH ALL WRITTEN EQUIPMENT /FIXTURE GUARANTEES AND /OR
WARRANTIES FURNISHED BY THE MANUFACTURER FOR ALL EQUIPMENT /FIXTURES WHETHER OR NOT SUCH GUARANTEE
IS REQUIRED IN THE PLANS AND SPECIFICATIONS. COPIES OF PURCHASE ORDERS OR INVOICES SHALL BE FURNISHED
FOR GUARANTEE AND WARRANTY PURPOSES UPON THE REQUEST OF THE OWNER. IN ADDITION, THE CONTRACTOR
SHALL FURNISH TO THE OWNER, ALL OPERATION, MAINTENANCE AND REPAIR MANUALS SUPPLIED BY THE
MANUFACTURER AND SHALL CLEARLY MARK ON ALL ELECTRICAL PANELS THE CIRCUITS DESIGNATING AREAS AND
EQUIPMENT SERVED. CONTRACTOR SHALL PROVIDE THE FOLLOWING WRITTEN GUARANTEE /WARRANTIES BY THE
MANUFACTURER.
7.1 NEW AIR CONDITIONING - 5 YEAR LABOR AND MATERIAL
7.2 ALL OTHER WORK - 2 YEAR LABOR AND MATERIAL
7.3 FINAL ACCEPTANCE: NO LATER THAN 30 DAYS PRIOR TO EXPIRATION DATE OF GENERAL CONTRACTOR'S
GUARANTEE PERIOD, THE GENERAL CONTRACTOR SHALL NOTIFY (BY REGISTERED MAIL) THE OWNER AND
ARCHITECT THAT THE GUARANTEE PERIOD IS ABOUT TO EXPIRE AND A FINAL INSPECTION TO NOTE ANY
DEFECTS AND DEFICIENCIES HAS BEEN SCHEDULED. THE WORK WILL NOT BE ACCEPTED UNTIL SAID
DEFICIENCIES /DEFECTS HAVE BEEN CORRECTED. THE GENERAL CONTRACTOR'S GUARANTEE PERIOD SHALL BE
EXTENDED UNTIL SUCH TIME AS GUARANTEE REPAIRS HAVE BEEN COMPLETED AND ACCEPTED IN WRITING.
FAILURE TO NOTIFY OR SCHEDULE WITH OWNER /ARCHITECT OF SUCH INSPECTION WILL EXTEND THE GUARANTEE

9. SHOP DRAWING: CONTRACTOR SHALL BE RESPONSIBLE FOR SUBMITTING (3) THREE PRINTS OF THE SHOP DRAWINGS
AND MANUFACTURER'S BROCHURE FOR THE ITEMS LISTED BELOW ON A TIMELY BASIS SO AS TO ALLOW FOR PROPER
PROCESSING BY THE ARCHITECT /ENGINEER WITHOUT CAUSE OF DELAY TO THE WORK. SHOP DRAWINGS REQUIRED
TO BE SUBMITTED TO THE ARCHITECT /ENGINEER FOR APPROVAL PRIOR TO THE FABRICATION /ERECTION:

11. CLEANING
11.1 DURING CONSTRUCTION: OVERSEE CLEANING AND ENSURE THAT BUILDING GROUNDS ARE MAINTAINED FREE
FROM ACCUMULATIONS OF WASTE MATERIALS, RUBBISH, AND DEBRIS FROM THE SITE AND LEGALLY DISPOSE
OF AT PUBLIC OR PRIVATE DUMPING AREA OFF THE JOB SITE. BROOM CLEAN INTERIOR BUILDING AREAS.
11.2 SPECIAL CLEANING : BESIDES THE GENERAL BROOM CLEANING, DO THE FOLLOWING SPECIAL CLEANING AT
COMPLETION OF WORK (FOR ALL TRADES), USING ONLY CLEANING MATERIALS RECOMMENDED BY MANUFACTURER
OF SURFACE TO BE CLEANED, AND ONLY ON SURFACES RECOMMENDED BY CLEANING MATERIAL MANUFACTURER.
REMOVE PUTTY STAINS AND PAINT FROM ALL GLASS AND MULLIONS AND POLISH SAME. CARE SHALL BE TAKEN
NOT TO SCRATCH GLASS. REMOVE ALL MARKS, STAINS, FINGERPRINTS AN OTHER SOIL AND /OR DIRT FORM ALL
PAINTED, DECORATED AND STAINED WORK. CLEAN AND POLISH ALL HARDWARE AND FIXTURES FOR ALL TRADES:
INCLUDING REMOVAL OF STAINS, DUST, PAINT, ETC. UPON COMPLETION.

12. CONTRACTOR TO ENSURE THAT EXISTING BUILDING STAYS FULLY OPERATIONAL DURING ALL STAGES OF CONSTRUCTION.
CONTRACTOR SHALL NOT INTERRUPT TRAFFIC FLOW AND ENTRANCE TO THE BUILDING. OPERATIONS OF EXISTING
TENANTS SHALL NOT BE DISTURBED.
13. CONTRACTOR SHALL TAKE ALL POSSIBLE MEASURES TO ENSURE THAT THE PATRONS, TENANTS, AND ITS EMPLOYEES
ARE NOT IMPACTED OR INJURED DUE TO ANY ACTION OF CONTRACTOR, ITS EMPLOYEES, VENDORS AND BY HIS
SUB - CONTRACTORS.
14. CONTRACTOR SHALL OBTAIN WRITTEN APPROVAL FROM THE OWNER FOR AREAS TO BE USED FOR CONTRACTOR'S
STORAGE, AND STAGING.
15. CONTRACTOR SHALL NOT GENERATE DUST BETWEEN THE HOURS OF 9:00 A.M. TO 10:00 P.M.
16. CONTRACTOR SHALL NOT CAUSE DISRUPTION OF EXISTING UTILITIES SERVICE TO EXISTING TENANTS.
17. ALL WORK AT THE WALLS AND INSIDE THE BUILDING SHALL BE FULLY COORDINATED WITH THE OWNER BY THE CONTRACTOR.
SEEK WRITTEN APPROVAL PRIOR TO PROCEEDING WITH ANY WORK IN AND AROUND THE BUILDING. CONTRACTOR SHALL
COMPLY WITH ALL RESTRICTIONS IMPOSED BY BUILDING'S OWNER.
18. CONTRACTOR MUST FAMILIARIZE ITSELF WITH ALL EXISTING CONDITIONS AT THE PROJECT SITE PRIOR TO SUBMITTING
BID. EXISTING CONDITIONS NOT SHOWN ON DRAWING IS NOT JUSTIFICATION FOR CHANGE ORDERS. CONTRACTOR IS TO
COMPLETE THE ENTIRE PROJECT, AS SHOWN, AND PERFORM ALL WORK STRONGLY ADVISED TO VISIT THE SITE MANY
