GENERAL NOTES
I.- CONTRACTOR IS BEING PROVIDED WITH COMPLETE SETS OF
DOCUMENTS. CONTRACTOR IS RESPONSIBLE FOR PROVIDING
SUBCONTRACTORS WITH COMPLETE SETS OF DRAWINGS. INTENT
IS FOR ALL SYSTEMS AND EQUIPMENT TO BE PROVIDED WITH
UTILITY CONNECTIONS AS REQUIRED FOR OPERATION.
EXAMPLE - IF A SINK IS SHOWN IN THE ARCHITECTURAL PLANS,
THE PLUMBING PLANS DO NOT SHOW A WATER OR DRAWINGS
CONNECTION THE ENGINEER WILL PROVIDE THE DESIGN DETAILS
IN ACCORDANCE WITH THE DESIGN CRITERIA FOR THE REST OF
THE INSTALLATIONS. CONTRACTOR IS RESPONSIBLE FOR PRO-
VIDING THE CONNECTION AT NO ADDITIONAL COST TO THE OW-
NER.
2.- CONTRACTOR IS RESPONSIBLE FOR VISITING THE SITE DURING
THE BIDDING PERIOD AND VERIFY THAT THE CONDITIONS ARE
AS DESCRIBED IN THE DOCUMENTS. DISCREPANCIES ARE TO
BE NOTED IN WRITING, AND NOTIFY ARCHITECT / ENGINEERS.
CONTRACTOR ACCEPTS CONDITIONS AS THEY ARE ON THE SITE,
AND MUST PROVIDE SYSTEMS AND WORK AS DESCRIBED IN THE
CONTRACT DOCUMENTS AT NO ADDITIONAL COST TO THE OWNER.
3: DIMENSIONS PROVIDED ARE NOMINAL, NOT ACTUAL. THEY TAKE
AS A BASIS EXISTING WALLS. IF DISCREPANCIES ARE FOUND,
NOTIFY ARCHITECT IMMEDIATELY FOR COORDINATION. IF CON-
TRACTOR PROCEEDS, HE DOES SO AT HIS OWN RISK AND IS
RESPONSIBLE FOR ALL EXPENSES INCURRED, IF AT THE DISCRE
TION OF THE OWNER OR THE ARCHITECT, THE WORK HAS TO BE
RE -DONE.
4.- SHUTDOWN OF UTILITIES: IF A SHUTDOWN OR ANY TYPE OF INTER-
FERENCE WITH EXISTING SYSTEMS IS ANTICIPATED, THE CONT12AC
TOR MUST NOTIFY THE OWNER, 72 HOURS IN ADVANCEAND OBTA-
IN APPROVAL IN WRITING P121012 TO PROCEEDING.
5: CONTRACTOR SHALL TAKE ALL NECESSARY PRECAUTIONS AND
USE ALL APPROPRIATE CONSTRUCTION METHODS / TECHNIQUES
TO PROTECT EXISTING UTILITIES AND OTHER PROPERTY NOT
NOTED FOR REMOVAL. CONTRACTOR SHALL BE RESPONSIBLE
FOR ANY DAMAGES INCURRED DURING CONSTRUCTION AND
SHALL REPAIR ANY DAMAGES AT NO EXPENSE TO THE OWNER.
6: IF THERE IS A DISCREPANCY BETWEEN THE DRAWINGS AND THE
SPECIFICATIONS, THE CONTRACTOR IS TO OBTAIN CLARIFICATION
DURING THE BIDDING PERIOD. IF THE DISCREPANCY COMES UP
DURING THE CONSTRUCTION, IT IS ASSUMED THE CONTRACTOR BID
THE MOST EXPENSIVE WAY AND WILL DO THE WORK AS PER THE
DIRECTION OF THE OWNER /ARCHITECT AT NO ADDITIONAL COST
TO THE OWNER.
7: ABBREVIATIONS THROUGHOUT THE PLANS ARE THOSE IN COM-
MON USE, ARCHITECT WILL DEFINE INTENT OF ANY IN QUESTION.
8: THE CONTRACTOR SHALL PROVIDE ALL NECESSARY TEMPORARY
BARRIERS, LIGHTING, COVERINGS, FIRE PREVENTION AND OTHER
EQUIPMENT TO PROTECT THE SAFETY OF ALL PERSONS AND THE
PROPERTY THROUGHOUT THE ENTIRE PERIOD OF THE CONSTRUC _
TION CONTRACT.
9.- THE CONTRACTOR SHALL VERIFY SIZES AND LOCATIONS OF ALL
OPENINGS FOR MECHANICAL, ELECTRICAL AND PLUMBING EQUIPMENT
WITH SUBCONTRACTORS, AS WELL AS SHOP DRAWINGS AS APPROVED
BY ARCHITECT, BEFORE PROCEEDING WITH THE WORK.
10: ALL ITEMS USED IN CONSTRUCTION, BUT NOT SPECIFICALLY MENTIONED
HEREIN, SHALL CONFORM TO ALL LOCAL CODES AND STATE ORDINANCES
AS TO APPLICATION AND USE
II: PROVIDE ELECTRIC INSULATION BETWEEN ALL DISSIMILAR METAL
AND ALSO BETWEEN CEMENT AND METAL.
12- THE CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING ALL
PERMITS TO COMPLETE THE PROJECT.
13.- CONTRACTOR TO REVIEW ALL EXISTING BUILDING SYSTEMS AS TO THEIR
COMPLIANCE WITH ALL LOCAL AGENCY REQUIREMENTS AND BRING ANY
NON - CONFORMING ITEMS TO ARCHITECTS AND ENGINEER'S ATTENTION.
14: GENERAL CONTRACTOR IS TO PROTECT EXISTING ADJACENT AREAS TO
WHERE WORK IS TO BE PERFORMED. ANY EXISTING MILLWORK,
EQUIPMENT DAMAGED DUE TO WORK PERFORMED SHALL BE REPAIRED/
REPLACED TO MATCH EXISTING (TYPICAL UNLESS OTHERWISE NOTED).
15.- DRAWINGS ARE SCHEMATIC SHOWING RELATIVE LOCATIONS AND
CONNECTIONS AND SHALL NOT BE SCALED AT ANY TIME.
16.- ALL WOOD BLOCKING WITHIN BUILDING STRUCTURE, SHALL BE FIRE -
RETARDANT TREATED AS PER SPECIFICATIONS.
17: GENERAL CONTRACTOR SHALL INSPECT ALL EXISTING RATED WALLS /
PARTITIONS WITHIN SCOPE OF WORK AREA. CONTRACTOR SHALL UPGRADE
EXISTING PARTITIONS AS REQUIRED TO MAINTAIN THE INTEGRITY
OF THE DESIGNATED RATING.
18: ELEVATION AND LEVELS:
A. ALL NUMERICAL ELEVATIONS ARE TO TOP OF CONCRETE SLAB.
UNLESS NOTED OTHERWISE
19: ALL INTERIOR GYPSUM WALL BOARD IS 5/8' TYPE X G.W.B. ON METAL
STUDS OR FURRING CHANNELS UNLESS NOTED OTF ERWISE, SIZES AS
DIMENSIONED ON FLOOR PLANS. SE= NOTES 9 FOR LOCATION OF
WATER RESISTANT G.W.B.
20: PROVIDE WATER RESISTANT TYPE X G.W.B. IN ALL TOILETS.
AND JANITOR'S CLOSETS.
21.- BEFORE PATCHING ANY FIRE - RATED C.M.U. PARTITION. FILL ANY
EXPOSED CELLS SOLID WITH GROUT.
22.- PROVIDE FINISH WALL UNDER AND BE34IND ALL EQUIPMENT AND CASEWORK
23: LOCATION AND SIZE OF CEILING AND WALL ACCESS PANELS SHALL BE
DETERMINED BY THE POSITION OF VALVES AND OTHER MECHANICAL AND
E E-CTRICAL ITEMS WHICH REQUIRE ACCESS. THE CONTRACTOR SHALL
COORDINATE WITH ALL TRADES. THE ARCHITECT SHALL REVIEW AND
APPROVE ALL FINAL LOCATIONS OF ACCESS PANELS PRIOR TO
INSTALLATION.
24.- THERE SHALL BE NO BACK - TO BACK ELECTRICAL TELEPHONE
OR OTHER OUTLETS.
25: ALL VERTICAL PIPING AND COLUMNS, EXPOSED IN ROOMS SHALL BE
FURRED WITH METAL STUDS AND DRY WALL AND FINISHED TO MATCH
ADJACENT WALLS, UNLESS NOTED OTHERWISE, EXCEPTIONS=

STRUCTURE AS REQUIRED TO PROVIDE ADEQUATE SUPPORTS. ALL

FIRE, SMOKE AND / OR ACOUSTICAL ISOLATION OF SPACES WITH
