GENERAL NOTES
1. Al work shall comply with the Florida Building cod (FBC, and all local ordinances governing.
2. BUILDER, Building Subcontractor. Supplier, Manufacturer, etc. shall verify all dimensions and conditions at
fob site with plans and specifications prior to starting any work. and within seven (7) calendar days of the
builders receipt of these plans shall notify Cristina Fandiflo Architect of any discrepancies (wether the
discrepancies are errors and /or omissions). Otherwise Cristina Fandiflo Architect will assume no responsibility
whatsoever for any errors, and the builder, subcontractor, supplier, manufacturer, etc. shall assume full
reponsability for any errors and /or omissions and shall correct the errors at their own expense.
3. Contractor hall be responsible for compliance with all safety related OSHA requirements during construction.
4. All work shall be performed by a licensed and insured state certified general contractor or by the owner if
approved by the local building department official.
5. All windows used shall have Dade County product approval.
6. Secondary means of escape shall conform to NFPA 22- 2.1.2.C. windows used as second means of escape
must provide a clear opening (when fully opened) of not less than twenty inches (20") in width, twenty four
inches (24") in height and 5.7 square feet in area+ and the bottom of the opening shall not be more than
forty four inches (44") of the floor.
7. Wood truss manufacturer shall submit shop drawings and calculations for architect's approval prior to truss
fabrication. Wood trusses shall be design by a Florida registered P.E
8. Approval of truss layout drawing will not constitute for approval of trusses. Full shop drawings with full
calculations shall be submitted for approval by architect of record, structural engineer of record, MEP of
record, and Building Department prior to fabrication. Any discrepancy in fabrication of trusses, prior to
approval will be corrected at the manufacturers expense.
9. Window shop drawings shall be submitted for review and approval prior to manufacturing . Any discrepancy
in fabrication of windows, prior to approval of A/E of record, will be corrected at the manufacturers expense.
10. Do not scale drawings.

12. Mechanical Subcontractor and structural shell subcontractor shall coordinate duct and beam design prior to
commencement of any construction. Any noted discrepancies shall be noted to the A/E of record within
seven (7) days of commencement of any work. Any discrepancy not noted to the A/E of record within
seven(7) working days prior to commencement of any work will be corrected by the builder, subcontractor.

V1. SHOP DRAWINGS SUBMITTALS
1. Review shop drawings, catalog cuts, product data and sambples before submission determine and verify:

C. Conformance with construction documents.
D. Coordinate each submittal with requirements of the work and of construction documents.
2. The contractor shall submit a minimum of four (4) sets of shop inclusive of. but not
limited to Dade County product approval manufacturers specifications, installation
recommendations, color samples, and warranties.
3. Do not order or fabricate materials until shop drawings have been reviewed and approved by A /E.
Always maintain and have available for reference a field copy of accepted shop drawings at the job site.
4. Shop Drawing required: windows, doors, hurricane shutters, floor /roof trusses.
structural steel columns and any /all pre - fabricated components.
SECURITY & FORCE ENTRY PREVENTION
1.- ALL SINGLE EXTERIOR SWING DOORS SHALL HAVE A LOCK TO BE KEY OPERATED FROM SET FORTH.
2.- EXTERIOR WITH A MINIMUM OF 6000 POSSIBLE KEY CHANGES OR LOCKING AUXILIARY THE ACTIVE LEAF OF
PAIRS OF EXTETIOR SWING DOORS. SHALL HAVE SAME LOCKS AS REQUIRED FOR SINGLE EXTERRIOR DOORS.
THE INACTIVE LEAF OF THESE PAIRS OF DOORS SHALL HAVE MULTIPLE POINT LOCKS WITH 5/8" MINIMUM
THROW BOLT WITH INSERTS.
3.- HINGES ON EXTERIOR OUT SWINGING DOORS SHALL HAVE NON - REMOVABLE PINS.
4.- JAMBS OF ALL EXTERIOR OFFSETTYPE IN -SWING DOORS BE RABBETIED. OR OF SIMILAR FABRICATION, TO
PREVENT DEFEATING THE PURPOSE OF THE STRIKE AND THE INTEGRITY OF LOCKS AND LATCHES.
5.- SINGLE, SWINGING. EXTERIOR DOORS, IF WOOD SHALL BE SOLID CORE OF NOT LESS THAN 1 -3/$" THICK.
6.- GLASS AND EXTERIOR DOORS SHALL COMPLY WITH THE AMERICAN NATIONAL STANDARDS INS1T1 JWS
