13-188-006SELECTIVE DEMOLITION SECTION 02010 PART I - GENERAL 1.1 Note that all demolition may create a hazardous condition by the release of asbestos fibers into the air. Special asbestos abatement procedures may be required. 1.2 RELATED DOCUMENTS All Bidding and Contract Documents, including drawings and Project Manual, Supplementary and General Conditions, and Division I of the Specifications, apply to work of this Section. 1.3 DESCRIPTION OF WORK A. Work included in this Section: all labor, materials, etc., necessary to complete all demolition and removal work, required to complete Con- tract work as shown on drawings, as specified herein, and /or as required by job conditions, included but not limited to: I. Demolition and removal of existing structural members and slabs, concrete, roof deck, fireproofing, exterior walls, interior partit- ions, glazing systems, masonry, backup materials etc. where and as indicated on drawings and /or required to perform the work of the Contract and so as to prepare areas of work. 2. Deactivation, removal, capping, and other preparations of mech- anical, electrical, plumbing and utility lines shall be done by mech- anical and electrical trades under the Contract prior to start of the work of this Section, and then complete removal as req- uired, of piping, conduits, ducts, diffusers, fans, telephone wires and cables, strip boxes, etc. Concealed portions of systems which remain shall be legally blanked off, behind new finish lines, by other trades of the Contract. 5. Demolition and removal of existing carpet and pad, resilient base and flooring, and floor fill (if required), plaster, metal furring and lathing, suspended ceiling assemblies (except anchors and hangars which are structurally sound), doors and frames, convector enclo- sures, and all other existing finishes as indicated on drawings and/ or required to perform the work of this Contract. 4. Demolition and removal of items indicated such as mist. equipment, furnishings, rubbish, etc.; removal of all inactive telephone wires, cables, outlets, etc. 5. Furnish and erect all hoisting and handling equipment, scaffolds, bridging, protections and safeguards as required during the Nor of this Section. 6. Protection of existing waterproof membrane (if any) at areas where existing fill is removed. 7. Removal from buildings and site and legal disposal of all demolit-,hod materials and items, unless such Items are specified or noted to be saved. 8. Controlled removal and disposal of all asbestos, or materials con- taining same, if encountered. a. Protection of existing material and systems which are not to be removed; protection of new materials and systems which are in- stalled or stored in work areas. 10. Careful removal and storage of items listed below, which are to be reinstalled, or stored for Owner. II. Daily and final cleaning up. B. Work included in other Sections and Contracts: I. Shoring, sheeting, and underpinning - 02150. 2. Removal portions of existing paving and curbs - 02200. 3. Cutting and patching for electro /mechanical work - 15000, 16000. 4. Demolition and removal of electrical /mechanical systems, (conduits), wiring, piping, ducts, etc. - 15000, 16000. 1.4 APPLICABLE RULES, REGULATIONS, AND CODES A. All demolition work shall be performed in accordance with the latest edition of the Orange County version of the Florida Building Code and all applicable rules and regulations and the Codes and Ordinances of Local, State, and Federal Authorities, and in accordance with the requirements of the Public Utility Corporations, and all City Departments having jurisdiction over the work, and with Owner's Special Conditions. The Contractor shall obtain and pay for all necessary fees, permits (including haul and dumping licenses) and certificates and give all notices as required dur- ing the performance of the demolition work. B. The method of perforning the work of demolition shall conform to all requirements of the Code, and all other Ordinances and Regulations of the City of Coral Gables or any of its Departments, applicable to the work involved. C. Temporary sidewalk sheds, bridges, fences, guard rails, etc., shall con- form to the requirements of the Code. D. Except as otherwise modified herein, demolition work shall conform to the application requirements of the ANSI Safety Code for building Con- struction, ANSI A10.2, part I "Demolition" as Issued by American National Standards Institute. Where the requirements specified herein or con- tained in the AN51 Safety Code differ from other applicable rules, regulations and codes, the more stringent requirements shall govern all work under the Contract. 1.5 SCHEDULING A. Before commencing any work, submit for approval, a schedule showing the commencement, the order and the completion dates for the var- ious parts of this work (See Section 01010). Contractor will maintain on up to date status of this schedule at all times for Owner review. B. Before starting any work relating to existing utilities (electrical, sewer, water, heat, gas, fire lines, etc.) that will temporarily discon- tinue or disrupt service to adjacent buildings (if any), notify the Owner and the Architect 72 hours in advance and obtain their approval in writing before proceeding with this phase of the work. 1.6 PROTECTION TO PUBLIC AND PROPERTY A. The Contractor shall provide, erect and maintain all guards, rails, fences, mats, lights, barriers, warning signs and all other items as required for the proper protection of the workmen engaged in cdemo- lition and /or construction operations, and of the public. B. The Contractor shall protect all public and private property adjacent to and on the job site and including adjacent walls, utility walls, util- ity lines, and he shall, at his own expense, make all repairs necessi- tated by reason of, or in the course of, operations under this Con- tract, to the complete satisfaction of the Owner of the damaged property. C. Assume risks regarding damage or loss by fire, theft, or other cause, to all Contract work areas from and after date of Notice to Proceed. No such damage or loss shall relieve Contractor from Contract obli- gation to complete work. D. Protect existing roofing, flashing, waterproofing, etc., and all new materials and systems, installed and /or stored in work areas. 1.7 PROTECTION TO CONTRACTOR AND OWNER A. Contractor agrees to maintain all necessary forms of insurance to protect the Owner and Architect from liability for any occurence arising from the performance of this contract. Contractor agrees that he shall cover his own employees for worker's compensation and carry general liability in the minimum amount of $1,000,000.00, and that all forms of insurance carried hereunder shall be with reputable com- panies licensed to do business in the State of Florida. B. In addition to the insurance required to be provided under the Con- tract, the Contractor shall obtain for himself and for each of his sub contractors, insurance against undermining, collapse, and special haz- ards inherent in the nature of the work. This Insurance shall have an extended coverage clause to hold harmless the Owner, the Architect, and the Structural Engineer. 1.8 JOB CONDITIONS A. Conditions of Structures: Owner assumes no responsibility for actual condition of items or structures to be demolished. B. Conditions existing at the time of commencement of contract will be maintained by Owner in as for as practicable. However, variations with- in structure may occur by Owner's removal and salvage operation's prior to start of selective demolition work. C. Partial Demolition and Removal: Items indicated to be removed but salvable value to Contractor may be removed from structure as work progresses. Transport salvaged items from site as they are removed. D. Protections: Provide temporary barricades and other forms of pro- tection as required to protect Owner's personnel and public from in- jury due to selective demolition work. I. Provide protective measures as required to provide free and safe passage of Owner's personnel and public. 2. Erect temporary covered passageway if required by authorities having jurisdiction. 5. Contractor shall provide full shoring of areas affected by demo- lition. Obtain architect and engineer approval prior to commencing any work. 4. Protect existing finish work from damage that is to remain in place and becomes exposed during demolition operations. 5. Protect floors with suitable coverings when necessary. 6. Construct temporary insulated solid dustproof partitions at open- ing to adjacent occupied areas to separate areas where noisy or extensive dirt or dust operations are performed. Equip partitions with dustproof doors and security locks if required. 7. Provide temporary weather protection during interval between demolition and removal of existing construction to ensure that no water leakage or damage occurs to structure or interior areas Of existing building. 8. Remove protection at completion of work. E. Damages: Promptly repair damages caused to adjacent facilities by demolition work at no cost to owner. F. Traffic: Conduct selective demolition operations and debris removal in a manner to ensure minimum interference with roads, streets, walks, and other adjacent occupied or used facilities. I. Do not close, block or otherwise obstruct streets, walks or other occupied or used facilities without written permission from author- ities having jurisdiction. Provide olternnote routes around closed or obstructed traffic ways if required by governing regulations. G. Explosives: use of explosives will not be allowed. H. Environmental Controls: Use water sprinkling, temporary enclosures and other suitable methods to limit dust and dirt rising and scattering in the air to lowest practical level. Comply with governing regulations concerning environmental protection. I. Do not use water when it may create hazardous or objectionable conditions such as ice, flooding and pollution. 1.5 EXAMINATION OF PROPERTY AND SITE A. In signing the Contract for the work required under this specifi- cation, the Contractor acknowledges that he has fully acquinted him- self with the existing conditions, that he has visited and inspected the existing buildings, the job site and surrounding areas, that he has satisfied himself as to the nature of equipment and facilities needed for the proper execution of the work required and that he has considered all factors and will be constructed as evidence that such on examination has been made and later claims for labor, mater- ials, apllionces, equipment, etc., or for difficulties encountered which could have been forseen had such on examination been made, will not be recognized. Photograph existing conditions to structure surfaces, equipment or to surrounding properties that could be misconstrued as damage resulting from selective demolition work; file with Owner's Representative prior to starting work. PART 2 - PRODUCTS (Not Applicable) PART 3 - EXECUTION 3.1 N015E CONTROL A. All motorized equipment on the site, including hauling trucks shall be equipped with sound control devices of all times. The sound level measured at a distance of 15 feet from any piece of equipment shall not exceed 60 decibels. B. Debris shall be lowered in fully enclosed chutes, accousticolly lined to maintain the sound level within the limits prescribed above. C. Workmen's voice communication level shall be kept under control at all times. 3.2 DUST CONTROL A. Take necessary precautions to prevent dust and dirt from rising by wetting demolished masonry, concrete, plaster, and similar debris; dust control must be by means other than wetting if gypsum cement slabs exist. B. Protect unaltered portions of the various existing buildings affected by the operations under this Section by dust -proof partitions and other adequate means. 3.3 PREPARATION A. Contractor shall provide full shoring of areas affected by demolition. Obtain architect and engineer approval before commencing any work. I. Cease operations and notify the Owner's Representative immediately if safety of structure appears to be endangered. Take precaut- ions to support structure until determination is made from contin- uing operations. B. Cover and protect equipment and fixtures to remain, from soiling or damage when demolition work is performed in rooms or areas from which such items have not been removed. C. Erect and maintain dust -proof partitions and closures as required to prevent spread of dust or fumes to occupied portions of the building. I. Where selective demolition occurs immediately adjacent to occupied portions of the building, construct dust -proof partitions of mini- mum 4" studs, 5/8" drywall (joints taped) on occupied side, 1/2" fire- retordent plywood on demolition side, and fill partition cavity Nith sound - deadening insulation. 2. Provide weatherproof closures for exterior openings resulting from demolition work. D. Locate, identify, stub off and disconnect utility services that are not indicated to remain except in those areas where no demolition work is to occur. I. Provide bypass connections as necessary to maintain continuity of service to occupied areas of building. Provide minimum of hours of advance notice to Owner if shutdown of service is necessary during change over. 3.4 DEMOLITION OPERATIONS A. The demolition operations shall always be carried on in such a manner so as not to endanger the occupants of existing buildings or the pub- lic and to prevent damage to adjoining buildings and other adjacent property. B. Time and location scheduling of the work shall be coordinated with the Owner's Representative to reduce the impact of demolition operations upon building personnel and residents. See Section 01010. C. Except as required otherwise in the Contract Documents, any existing service piping, including sanitary, water, and gas lines to be cut and capped, and all electric, telephone and other wire, shall be cut on conformity with the requirements of local Public Utility Corporations and of all City Departments having jurisdiction. It shall be the duty of the Contractor before cutting in on the above services to notify the proper officials, persons or corporations owning same, obtain in- structions for carrying out this work and take all precautionary measures that may seem necessary. I. Evidence of the discontinuation of these services shall be furnish- ed in the form of proper releases from the appropriate utilities and agencies. Any individual water taps and electrical lines used for demolition purposes shall be shut off when demolition work is com- pleted and similar evidence of discontinuation of such temporary services shall be furnished to the Architect. D. Demolition shall be executed in a careful and orderly manner, with the least possible disturbance to the building personnel, residents, and public. E. In general, concrete and masonry walls to be removed shall be demol- ished in small sections. Structural steel or cast iron framing or loose members shall be removed individually. Where necessary to prevent collapse of either walls or framing, adequate temporary shores, struts or bracing shall be installed. Out concrete and masonry at junctures with construction to remain using power- driven masonry saw or hand tools; do not use power- driven impact tools. F. The Contractor shall not close nor obstruct street or sidewalks, without the proper permit. No materials shall be stored or placed in streets. All operations shall be conducted with minimum traffic inter- ference. G. Streets and sidewalks shall be kept clean during working hours and shall be thoroughly cleaned and swept at the end of each work day. I. After the satisfactory completion of all demolition operations, the Contractor shall remove all temporary protections, except barricades at existing and new slab openings, and open floor slab edges. J. Locate demolition equipment throughout structure and propmtly re- move debris to avoid imposing excessive loads on supporting walls, floors or framing. K. For interior slabs on grade, use removal methods that will not crack or structurally disturb adjacent slabs or partitions. Use power saw where possible. L. Completely fill below -grade areas and voids resulting from demolition work. Provide fill consisting of approved earth, gravel or sand, free of trash and debris, stones over 6" diameter, roots or other organic matter. M. If unanticipated mechanical, electrical or structural elements that conflict with intended functions or designs are encountered, investigate and measure both nature and extent of the conflict. Submit report to Owner's Representative in written, accurate detail; pending receipts of directive from Owner's Representative rearranging selective demolition schedule as necessary to continue general job progress without delay. I. Removal of any walls, floor sections or any structural element must be done under the direct supervision and authorization of archi- tect and engineer of record. 2. Ground floor excavation on designated areas to be done under dir- ect supervision and authorization of architect and engineer of record. 5.5 SALVAGE MATERIALS A. Salvage Items: Where indicated on Drawings as "Salvage- Deliver to Owner," carefully remove indicated items, clean store and turn over to Owner and obtain receipt. I. Historic artifacts, including cornerstones and their contents, commemorative plaques and tablets, antiques, and other articles of historic significance remain the property of the Owner. Notify Owner's Representive if such i -ems are encountered and obtain acceptance regarding method of removal and salvage for Owner. 2. Carefully remove, clean and deliver to Owner the following items: entry doors for refurbishment any /all historic fixtures. 3.6 D15FOSAL OF DEMOL15HED MATERIALS A. Remove debris, rubbish and other materials resulting from demolition operation from building site. Transport and legally dispose of materials off site. I. If hazardous materials are encountered during demolition operations, comply with applicable regulations, laws, and ordinances concerning removal, handling and protection against exposure or environmental pollution. 2. Burning of removed materials is not permitted on project site. 3. Roadways shall always be kept clear of debris, equipment and parked vehicles. 31 GLEAN -UP AND REPAIR A. Upon completion of demolition work, remove tools, equipment and demolished materials from site. Remove protections and leave interior areas broom clean. B. Repair demolition performed in excess of that required. Return structures and surfaces to remain to condition existing prior to commencement of selective demolition work. Repair adjacent construction or surfaces soiled or damaged by selective demolition work. 5.5 COOPERATION A. Cooperate and coordinate work with that of other trades supplying materials or performing work in contract with or connecting to the work of this Section. B. Provide complete information and requirements for work under this Section to those other trades whose work is effected by or dependent upon the work of this Section. 3.1 LIFE SAFETY SYSTEMS A.
