GENERAL REQUIREMENT'S Site Wow
All new construction shall comply with all applicable codes and standards to include all state laws, local
(City of South Miami) ordinances, & utility company regulations, and the Ocupational Health and Safety Contractor shall verify the size and location of all stubs to the building as may be indicated on the drawings.
Administration (OSHA):
Contractor shall be required to bring all utility lines if required (water, sewer, gas, and electrical) into the building
APPLICABLE BUILDING CODES: from termination points as indicated on the plans, ready for service. Owner shall submit soil reports prior to

All trades shall be responsible for reviewing their respective requirements and coordinating their work with all
other trades.
G.C. to coordinate all work of the various subcontractors to assure efficient and orderly installation. Provide
accommodation for items installed at a later date. Verify that elements of interrelated operating equipment are
compatible. Coordinate work of various sections that have interdependent responsibilities for installing,
connecting to, and placing in service such equipment. Coordinate space requirements and installation of
mechanical and electrical work that are indicated, detailed, or implied grammatically on drawings.
Unless specifically noted, provide and pay for labor, materials, and equipment, tools, construction equipment
and machinery, and other facilities and services necessary for proper execution and completion of work,
including permits.
G.C. shall purchase and maintain insurance coverage in accordance with the requirements of the landlord and
the tenant. Verify and coordinate with tenant's project manager for any additional requirements.
G.C. to furnish all required temporary facilities and temporary utilities immediately after receipt of notice to
proceed for use in convenience of all those engaged in the project work.
All contractors to stay behind the barriers and maintain access to such areas clean and free of construction
materials and debris.
Coordinate all construction and scheduling with owner, reviewing all scheduled activities at outset of
construction.
Allowable tolerances unless otherwise noted or indicated. The following tolerances shall apply to all work:
- All vertical surfaces shall be plumb or constructed to the exact slopes or angles indicated.
- The maximum deviation from the true plane for vertical and horizontal surfaces shall not be more than 1/8" in
10' -Was measured by a straight edge placed anywhere on the surface.
- All horizontal surfaces shall be level or constructed to the exact angle indicated or intended.
- Wall and soffit intersections shall be 90 degrees or the exact angle indicated or intended.
- All corners and edges shall be straight and true without dents, waves, bulges, or other blemishes.
- All joints shall be tight, straight, even, and smooth. - All operable items shall operate smoothly, without sticking
or binding, and without excessive play or looseness.
The following materials shall be left at the job site. They shall be taken from the same material, lot or run used
to construct and finish the project:
- One full quart of each paint color in a clean, tightly closed can, and clearly marked.
- One carton of restroom and floor tiles
- One carton of each type of acoustical ceiling tile.
Materials shall be left in one location upon owner's representatives direction and approval.
The owner or owner's subcontractors may occupy portions of the project during the final stage of construction.
Coordinate and cooperate with the owner to minimize conflict and facilitate the owner's operation.
All dimensions finishes shall a be verified and coordinated with existing conditions and construction,
fabrication or purchasing. In case of conflict between the project requirements and / or existing conditions, the
one having the most stringent requirements shall govern as approved by the owner. Architect is to be notified
of all discrepancies and conflicts.
Perform all work in accordance with acceptable trade practice to insure the highest quality finished product
expressed, or implied. All work to be performed by skilled personnel in accordance with established standards
of workmanship in each of the various trades.
Coordinate blocking requirements with adjacent or related trades, accessories, equipment, and fixture
installation that require blocking at no additional cost to the contract.
Repair property damaged by the installers to a like new condition or replace damaged surfaces and materials of
previously installed work by other trades, installers, and subcontractors. Where requested by the owner to
certify conformance to trade standards or the project requirements, the contractor shall enlist a testing
laboratory at the owner's expense. If the requested test shows nonconformance to generally accepted trade
standards or the project requirements, the contractor shall correct the deficiency at no additional cost to the
owner and reimburse all costs of the testing to the owner, unless the contractor has used products incorrectly
labeled by the manufacturer or has made previously approved changes.
G.C. to provide security of the work, including tools and uninstalled materials. Protect the work, stored products,
construction equipment and owner's property from theft and vandalism, and from entry by unauthorized
personnel until final acceptance.
Maintain a fully charged fire extinguisher at the project site at all times.
Do not use any material or equipment for any purpose other than that which it is specifically designed or
specified for. All materials and equipment that are similar shall be the same type, model, and style for the same
use throughout the project, or they shall be rejected,
When the project requirements require that the installation of work shall comply with manufacturer's instructions,
perform the work in strict accordance with the most current written manufacturer's instructions. G.C. to supply
owner with all manufacturer's written material.
All products and equipment to be delivered in an undamaged condition and stored in accordance with the
manufacturer's instructions to avoid disruption of the work or damage to the items. Replace damaged or unfit
materials at no cost to the owner.
Notify the owner when the work is substantially complete and ready for inspection. Upon inspection, provide
written operation and maintenance instructions and guarantees for all equipment and materials installed.
Provide written guarantees for a period of one year from the date of final acceptance of the work.
Provide final clean up and damage repair kit at the project conclusion. Leave premises neat, clean, and clear of
tools, equipment, and surplus materials. Unless requested by the owner, clean up shall include, but not be
limited to:
- Power vacuuming the entire space.
- Hand dusting and cleaning of all shelving, cabinetry, casework, glass and mirrors both installed under this
contract and existing walls ceilings, fixtures, etc.
- Repair or replacement of property damaged during final completion of the project.
The general contractor shall submit Dade County product approval for all exterior doors, windows, roofing, and
glazing to the architect for review and approval.
The owner, owner's representatives, and the architect may visit the site periodically to conduct site inspections
in order to insure that all work performed is in accordance to the plans and specifications. Photographs of the
project may be taken at any time for documentation of the construction progress.
The general contractor, owner, and architect may post their corporate identification on the job site for the
general public's interest. The size of the signs must conform to local code and signage specifications.

On all surfaces with a slope greater than 6 %, provide a slip resistant finish. Verify type with architect prior to
work.
Do not allow any cross slopes to exceed 1/4" per foot or 2 %.

Metal Fabrication
Provide all miscellaneous metal items including materials, fabrications, fastening, and accessories, required for
finished installation as indicated and specified.
Provide all miscellaneous material accessories, tools, methods, and equipment required for fabrication and
installation of miscellaneous metal items as indicated on drawings.
All ferrous metal items shall be shop finished. Touch up or repair damaged areas prior to installation with same
material.
Provide contact surfaces with concrete, masonry, or other dissimilar materials with a minimum of one point zero
(1.0) mil. dry thickness of an approved zinc chromatic primer.
Provide all steel blocking and bracing in metal stud framed partitions necessary for a complete installation as
required for support of all wall- mounted equipment and fabrications as indicated on drawings. Provide supports
at doorjambs and elsewhere as required.
Fabricate all miscellaneous framing and bracing items to detail of structural shapes, plates and bars. Weld
joints where practical. Provide bolts and other connection devices as required. Include anchors, clip angles,
sleeves, anchor plate, and similar devices whether supplied or indicated. Set accurately in position as required
and anchor securely to building construction with fasteners appropriate to the installation.

Sealant and Caulldna
Provide non -sag sealant complying with requirements of Federal specifications TTS -1543 of FS TT -S -230 Type
"I I "class "A ". Provide acoustical sealant which shall be non - hardening, non -drying synthetic rubber sealing
compound with minimum 90 % solids. Use at all interior joints, at intersections between planes, around door
and window frames. Primer shall be made or recommended by sealant manufacturer for the specific
conditioning and substrates. '
Provide backing material by Dow - Ethafoam - or approved equal. Apply sealant over backing to uniform
thickness in continuous beads filling all joints and voids solid. Superficial pointing with skim bead will not be
accepted.
All surfaces shall be adequately cleaned and prepared in accordance with manufacturer's written instructions
prior to installation.
Wood and Hollow Metal Doors and Frames
Provide welded metal doorframes at all G.C. provided doors, free from scale and pitting and other surface
defects, unless otherwise noted.
Provide hollow metal door as required on plans constructed with the following materials:
- Minimum 18 gauge for face sheets of interior doors.
- 16 gage for edge channels.
- Minimum 22 gauge for face stiffeners - Minimum 20 gauge for interior frames
Provide doors of sizes and types indicated on drawings, fully welded seamless construction with no visible
seams orjoints on faces or vertical edges. Thickness is as scheduled on drawings.
Face stiffeners, edges, and hardware reinforcement shall be of the highest quality workmanship and materials.
Provide in accordance with the best trade practice and manufacturer's written recommendations for the use
intended.
Provide custom made welded units with integral trim, sizes and shapes as indicated on drawings. Fabricate
units square, true and free from defects.
Hardware reinforcement and anchors (erection, floor and jamb) shall be as required for secure installation and
shall be in accordance with trade requirements for the specified hardware and intended use.
After fabrication, dress, fill, and sand exposed surfaces. Body putty holes and imperfections. Apply uniform coat
of manufacturers standard prime coat to all exposed surfaces. Leave ready to receive finish paint.
Install frames accurately in locations indicated on drawings. Install ridge plumb, level, and true. Align with
adjacent construction. Secure floor anchors to floor constructions with approved mechanical fasteners. Anchor
to adjoining walls with specified anchors. Brace frames to retain position and continually check alignment
during construction of adjacent walls. Adjust frame locations as necessary using shims before fastening. Leave
ready to receive sealant where indicated on drawings. Install wood doors, frames, and trim at sizes and
thickness specified on drawings.
Prepare doors for finish hardware. Obtain templates from hardware manufacturer and confirm type, location,
and special requirements of hardware for each door before cutting.
Hang doors as scheduled on drawings in accurate locations with 1/8' clearance at tops and 3/8" clearance at
bottom unless specifically noted for undercuts or other deviations in fit. Verify clearances required for floor
finishes. Make no "fit in" cuts on job site unless approved. Hang pairs of doors as specified with 3/32" clearance
at meeting edges. Demonstrate that doors open freely without binding, and latch properly when closed.
Access doors, where required, are to be provided by general contractor. Doors to be by Milcor or equal. Use
style DW at walls and ceilings, (at exterior stucco soffit) and size as indicated. Frame shall be galvanized steel.
Panel shall be 14- gage steel with sprint type concealed hinges, opening to 175 degrees. Locks shall be flush,
screwdriver operated with metal can. Prime coat shall be factory applied.
Hardwa Q
All finish hardware for complete work shall be furnished and installed in accordance with drawings and
specifications. Quantities listed in any instance are for the contractor's convenience only and are not
guaranteed. Items not specifically mentioned, but necessary to complete work shall be furnished, matching in
finish and quality of the items specified. Contractor to be responsible for proper operation and fitting of hardware
in locations specified. Contractor is to supply a room under lock and key to store all finish hardware. Store as to
description and location of installation in accordance with approved plans. Exposed surfaces of hardware shall
be covered and well protected during installation so as to avoid any damage.
Provide hardware for fire rated openings in compliance with requirements of NFPA 80. These requirements take
precedence over other requirements for such hardware.
Hardware finish shall be as noted or specified.
Use templates and other supplies supplied by hardware manufacturer for proper installation
Each item of hardware shall be packed separately with all necessary screws, fasteners, and templates. Deliver
packages clearly identified and labeled.
Install each hardware item in accordance with manufacturer's written instructions and recommendations, and
locate in accordance with recommended locations. Set items level, plumb, and true to line and location. Adjust
and reinforce attachment substrate as necessary for secure installation. Space fasteners and anchors as
indicated or in accordance with industry standards.
Make final adjustment and check of hardware during the week immediately prior to acceptance. Clean and
lubricate operable items as necessary to restore proper functioning and finish of hardware and doors. Make
final adjustment of locksets and closers to compensate for operation of heating and ventilation systems under
supervision of manufacturers representative.
Lubricate all moving parts with graphite type lubricant unless otherwise recommended by manufacturer.
Replace all hardware that cannot be lubricated and adjusted to operate freely and smoothly.
Partition Walls
Provide channel shaped roll formed steel members conforming to ASTM C640, hot dipped finish where
exposed to moisture, not less than 25 gage. Provide 16 gage or 25 gage doubled at doorjambs.
Provide cold rolled steel channels not less than 16 gauge.
Provide rolled roll hat shaped channels minimum 25 gauge, 7/8" deep with 1/2" hemmed edges, hot dipped
finish where noted.
Provide galvanized hangers of steel wire in accordance with ASTM C754.
Provide jack studs between bottom track and window and / or relief sills, between lentils and headers in top
tracks.
Walls with wall hung items, stub 20g or 25g doubled @ 16" O.C.
Provide channel shaped blocking support or galvanized strip support of wall -hung cabinets, equipment, fixtures,
and accessories of not less than 22 -gauge material. Provide support in wall or partition framing system
wherever wall hung cabinets and equipment are indicated on drawings, and where required for mounting
miscellaneous items that require backing.
Provide blocking and framing for all wall mounted finish hardware and equipment, including doorstops.
Provide double bead of butyl sealant at floor tracks, ceiling rack, and studs abutting other construction.
Set floor tracks in accurate locations and securely anchor in accordance with AMST standards. Erect studs at
16" o.c. or as indicated, and secure to track. Install head track in accordance to details. Install blocking, bracing,
and anchor strips. Leave ready to receive finishes materials.
Erect all components for ceiling and soffit framing in accurate locations as indicated, true to line, level and
plumb, and in accordance with applicable ASTM standards as referenced above. Use a laser level to adjust
supports, spans, or otherwise for installation within specific tolerances.
Provide kick bracing in accordance with industry standards for wall studs, ceiling members, draft or smoke
stops and curtain walls.
Painting
Provide paint finishes for building and other surfaces for exterior and interior of building as specified on
drawings. Provide putty and or sealant at aluminum windows.
Protect the work of other trades from damage and defacement caused by this work. Repair any damage caused
by the work of this section. Remove electrical outlet and switch plates, mechanical diffuser grilles, and other
such hardware, fittings, and fastenings prior to commencing the work. Store, clean, and replace upon
completion after final paint coat has dried.
Paint contractor to notify general contractor if any surface to be painted or stained is unsuitable to produce a
proper finish. Apply no finish to the surface until it has been made satisfactory.
Finish work shall be uniform, of approved color, smooth, and free from runs and brush strokes. Make ends of
paint adjoining other materials or colors sharp and clean. Where high gloss enamel is used, lightly sand under
coat to obtain a smooth finish coat.
Provide all newly painted surfaces with one coat tinted primer and two coats of final color unless otherwise
recommended by paint manufacturer.
Deliver all paint to job site in unopened containers bearing the manufacturer's label showing paint type, sheen,
and color.
Paint types shall be those specifically recommended by the manufacturer for the material for which they are to
be applied. Painting contractor to follow manufacturer's instructions for proper application of the paint.
All surfaces to be painted shall be thoroughly cleaned and prepared for painting prior to paint application.
Provide ventilators as required to prevent build up of fumes.
Sandpaper all wood to a smooth and even surface, and dust off. Apply primer coat, fill nail holes and other
imperfections with putty tinted with primer or stain to match wood color. Sand all woodwork between coats to a
smooth surface.
Back prim all exterior and interior wood ant trim to be painted prior to installation. Thoroughly clean and apply
no finish unless surface in clean, dry, and ready for application.
At completion, touch up and restore any damaged surface. Leave all surfaces in good clean condition. Provide
for multiple site visits as required for touch up and refinishing.
Other paint manufacturers may not be substituted without owner's approval.
Finish all surfaces as specified on drawings except as modified and supplemented hereinafter and upon written
owner approval.
Domall1
Provide drywall panels manufactured in accordance with the requirements of ASTM 336
Provide type "X" fire retardant drywall panels as indicated on drawings 5/8" thick, tested and qualified for
one -hour fire rating. Taper and round edges.
Provide metal edge and corner beads at ends, edges, and corners.
For control joints, provide U.S. gypsum #093 or approved equal. Install in locations as recommended by
industry standards and in compliance with U.S. gypsum wallboard standards.
Provide fasteners in accordance with ASTM C646 unless otherwise noted or indicated. Provide type "S" bugle
head screws for attachment of wall board to metal framing, and type "S" plain head screws for attachment of
framing to door frames.
Provide all incidental and accessory materials, tools, and equipment. Use methods required for satisfactory
completion of drywall construction including access doors and panels.
Apply continuous bead of sealant at all joints of drywall abutting adjacent construction including around all
framed openings and other protrusions through drywall. Provide Pally - sulfide sealant. Where unexposed,
provide acoustical sealant.
Apply pre -fill compound to joints in accordance with industry standards. Apply embedding compound and
reinforcing tape centered over joint. Apply skim coat after taping and embedding compound is dry. Apply
second coat, filling, and tapering flush with surface.
Provide final finish that is smooth, without divots, bumps, bows, or any other surface blemish, and ready to
receive paint.

Wall 130�
Install cove base in bathrooms. See drawings.
Provide pre - molded inside and outside corners. Job mitering shall be permitted upon owner approval.
Use adhesives only as recommended by the manufacturer of the material to which it is applied.
Carefully inspect all surfaces to receive base prior to installation. Repair damaged surfaces prior to installation.
Upon completion, immediately remove all surplus adhesive from adjacent surfaces in accordance with the
timing recommended by the manufacturer, using materials that they recommend for that purpose.
Glass and Goa =ins
Provide glass as specified on drawings.
All exposed glass edges shall be ground smooth and polished.
General glass shall be q3 in accordance with federal specifications DD -6 -451 and FGMA glazing manual.
Glass shall be required for the sizes and conditions detailed in the drawings. Refer to elevations for frames.
Frames shall have a factory applied finish. See drawings for type and color.
Provide resilient neoprene blocks 70 to 90 shore a durometer hardness and resilient accessories designed for
positioning glass in rabbits.
Provide clips of non - corrosive metal with rounded edges designed for contact blocks, not glass.
Provide standard preformed glazing tape, stanlocke 400 or approved equal.
Provide non - shrink elastomeric tape where required.
Use silicon Dow #795 or GE silpruf, clear or approved equal. Use only if required by local building codes.
Otherwise, all interior storefront glass shall have a 1/4" vertical clear space between glass panels.
All edges, drilled holes, and notches shall be factory cut and / or factory formed.
Install in accordance with FGMA recommendations unless noted otherwise.
Verify that frames to receive glazing are square and true, that perimeter clearances are sufficient to prevent
point loading, and that surfaces are clean and dry, and ready to receive glazing materials. Remove all protective
coatings from frame surfaces.
Center glass in rabbits and position as to maintain clearances on all sides, indoors, and outdoors in accordance
with FGMA recommendations. Shim as required to position against fixed stops and frame bars.
Set all extrusions in correct locations. They shall be level, flush, square, plumb in alignment with other work.
Upon completion, remove all excess sealant and materials from surfaces. Wash 'and clean all glass and glass
framing members.
Toilet Accessories
General contractor shall provide the following: - toilet paper dispenser - sanitary napkin disposal - liquid soap
dispenser - electric hand drier or paper towel dispenser with waste receptacle - handicap grab bars - mirror
Deliver inserts and rough in frames to job site at appropriate time
Fasten toilet accessories with all required mounting devices, fastenings, and accessories as required for a
finished installation. Properly package and tag fixtures for ready identification. Fasten all items with screws or
bolts extending at least one inch into solid backing if no other fastening is specified.
Installation of toilet accessories shall be in accordance with drawings, reviewed shop drawings, and the
manufacturers instructions and recommendations.
General contractor shall supply and install adequate backing for secure installation of all accessories
Locations and heights shall be as shown on drawings and in accordance with ADA ordinances
Fire extinguisher shall be furnished by G.C. See drawings for location.
Fire extinguishers shall be 10 pound capacity, with UL labels, enamel steel container and pressure gauge for
class A, B, or C fires.
Provide additional fire extinguishers as directed by fire marshal.
THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR ALL PERMITS AND APPROVALS
REQUIRED BY THE GOVERNING BODIES HAVING JURISDICTION.
THE GENERAL CONTRACTOR AND ALL SUBCONTRACTORS SHALL BE REQUIRED TO FIELD CHECK
AND VERIFY ALL EXISTING CONDITIONS AND DIMENSIONS AND SHALL BE RESPONSIBLE FOR THE
COORDINATION OF SAME. IF, AT ANY TIME DURING CONSTRUCTION, DISCREPANCIES ARE FOUND,
THE CONTRACTOR MUST NOTIFY THE ARCHITECT. AFTER SIGNING OF THE CONTRACT, NO EXTRAS
WILL BE ALLOWED FOR CONDITIONS THAT WERE NOT BROUGHT TO THE ATTENTION OF THE
ARCHITECT OR OWNER.
ANY CHANGES MADE BY THE GENERAL CONTRACTOR WHICH DEVIATE FROM THE CONSTRUCTION
DOCUMENTS MUST BE REPORTED TO THE ARCHITECT OR ENGINEER OF RECORD.
THE ARCHITECT DOES NOT HAVE CONTROL OR CHARGE OF, AND SHALL NOT BE HELD
RESPONSIBLE FOR CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND
PROCEDURES OR FOR SAFETY PRECAUTIONS OR PROGRAMS IN CONNECTION WITH THE WORK.
THE ARCHITECT IS NOT RESPONSIBLE FOR THE ACTS OR OMISSIONS OF THE GENERAL
CONTRACTOR, SUBCONTRACTORS OR ANY OTHER PERSONS PERFORMING ANY OF THE WORK, OR
FOR THE FAILURE OF ANY OF THEM TO CARRY OUT WORK IN ACCORDANCE WITH THE CONTRACT
DOCUMENTS.
ALL DETAILS AND SECTIONS IN THE CONSTRUCTION DOCUMENTS ARE INTENDED TO BE TYPICAL
AND SHALL BE CONSTRUED TO APPLY TO ANY SIMILAR CONDITION ELSEWHERE ON THE PROJECT
EXCEPT WHERE A DIFFERENT DETAIL OR NOTE IS INDICATED.
IT IS THE INTENT OF THE CONSTRUCTION DOCUMENTS TO PRODUCE A COMPLETE AND FINISHED
PROJECT. ANY ITEM REQUIRED TO COMPLETE THE PROJECT NOT SPECIFICALLY INDICATED, BUT
GENERALLY UNDERSTOOD TO BE REQUIRED TO COMPLETE THE PROJECT, SHALL BE PART OF THE
CONSTRUCTION DOCUMENTS.
DO NOT SCALE THE DRAWINGS! THE CONTRACTOR SHALL VERIFY ALL DRAWING DIMENSIONS.
SHOULD THERE BE ANY INCONSISTENCIES NOTIFY THE ARCHITECT. CONTRACTOR SHALL OBTAIN
THE LATEST SET OF DRAWINGS, INCLUDING ANY REVISIONS, BEFORE STARTING THE JOB.

HIS APPROVAL.
ALL METAL SHALL HAVE A GALVANIZED FINISH
CONTRACTOR TO VERIFY ROUGH MASONRY OPENINGS WITH WINDOW MANUFACTURER PRIOR TO
FRAMING OUT WINDOW OPENINGS.
CORNER BEADS AND CASING BEADS SHALL BE APPLIED TO ALL CORNERS AND EDGES TO
PRODUCE STRAIGHT & TRUE LINE CORNERS.
PROVIDE CONTINUOUS BEAD OF SEALANT /CAULKING AROUND EXTERIOR/] INTERIOR PERIMETERS
OF ALL DOORS AND WINDOWS.
NEW INTERIOR TOP OF SLAB ELEVATION HAS BEEN REFERRED TO AS +0' -0" (UNLESS OTHERWISE
NOTED), AND SHALL MATCH EXISTING INTERIOR TOP OF SLAB ELEVATION, IF ANY. CONTRACTOR
SHALL VERIFY EXISTING FIELD CONDITIONS.
ALL RAINWATER AND OTHER LIQUID WASTES SHALL BE DISPOSED UPON PREVIOUS GROUND
WITHIN THE PROJECT'S PROPERTY LIMITS, AND SHALL NOT FLOW OR CROSS ANY ADJOINING
PUBLIC PROPERTY.
ALL PLUMBING FIXTURES SHALL MEET THE REQUIREMENTS SET FORTH IN TABLE 46 -R2 OF THE
SOUTH FLORIDA BUILDING CODE.
THE CONTRACTOR SHALL LEAVE THE SITE IN A CLEAN ORDERLY MANNER BY REMOVING ALL
DEBRIS, ETC. AT THE END OF THE PROJECT.
CONTRACTOR SHALL COORDINATE THE A/C DUCTWORK ROUTES THROUGH SLABS AND WALLS.
PROVIDE ACCURATE OPENINGS FOR OUTSIDE DIMENSIONS OF ALL DUCTWORK.
GENERAL CONTRACTOR SHALL COORDINATE ALL FILL MATERIAL, ALL EXISTING AND NEW GRADE
ELEVATIONS AND ALL GRADE SLOPES.
ROOF SUBCONTRACTOR SHALL PROVIDE ALL FLASHING, COUNTER FLASHING, TRIM PIECES, ROOF
VENT FLASHING AND ALL OTHER ACCESSORIES.
CONTRACTOR TO PROVIDE ALL REQUIRED TESTS AND PRODUCT DOCUMENTATION FOR
CERTIFICATE OF OCCUPANCY.
ALL MATERIALS T O BE DELIVERED RED TO THE SITE IN ORIGINAL

CONTRACTOR SHALL BE RESPONSIBLE FOR NOT ENCROACHING EASEMENTS AND SETBACKS
ALL CONTRACTORS' WORK SHALL BE PERFORMED IN A FIRST CLASS WORKMANLIKE MANNER,
MATCHING AND ALIGNING ALL SURFACES WHERE APPLICABLE TO AFFORD A FINISHED, NEAT
APPEARANCE. CONTRACTOR SHALL CLEAN ALL SURFACES FREE OF ALL DIRT AND REFUSE
CAUSED BY DEBRIS FROM INSTALLATION TECHNIQUES OF THE TRADE. ALL ADJACENT SURFACES
SHALL BE PROTECTED OR PATCHED AND REPAIRED IN THE CONDITION PRIOR TO THE
COMMENCEMENT OF THE CONTRACTORS WORK, ALL GLASS, LIGHT FIXTURES, FINISH SURFACES
AND HARDWARE SHALL BE THOROUGHLY CLEANED IN A MANNER ACCEPTABLE TO THE OWNER.
ALL EGRESS WINDOWS TO COMPLY WITH NFPA 101 OF THE SOUTH FLORIDA BUILDING CODE AS
FOLLOWS: AN OUTSIDE WINDOW OR DOOR MUST BE OPERABLE FROM THE INSIDE WITHOUT THE
USE OF TOOLS AND PROVIDING A MINIMUM CLEAR OPENING OF NOT LESS THAN 20" WIDE AND 24"
HIGH AND 5.7 SQ. FT. IN AREA. THE BOTTOM OF THE OPENING SHALL NOT BE MORE THAN 44"
ABOVE THE FINISH FLOOR. THE MODE OF OPERATION MUST NOT REQUIRE THE USE OF A KEY,
TOOL, SPECIAL KNOWLEDGE OR EFFORT TO MAKE AVAILABLE THE REQUIRED CLEAR OPENING,
AND NO PART OF THE OPERATION MECHANISM SHALL BE PLACED HIGHER THAN 54" ABOVE THE
FINISH FLOOR.
