Pursuant tothe regulations listed inthe Permitted Uses,Section 20-7.12(A)ofthe Land Development Code (LDC),a special use permit is required for the operation ofa general restaurant.Currently the building is operating asa dry cleaner,the building will be subdivided into two (2)general restaurant uses that will operate independent ofeach other and will front SW 71st Street. Site Location Analysis: As shown in Figure 1,the existing one-story building will be divided into two (2) restaurant spaces. Figure 1:Proposed Floor Plan Pursuant tothe Special Use Conditions,Section 20-3,4 ofthe LDC,a special usemaybe approved and permitted bythecity commission ata public hearing,after a recommendation bythe planning board and that such use complies withthe general requirements,special requirements,and any other conditions that thecity commission mayconsider appropriate and necessary. When reviewing the project,the following items are noted: •Thesiteis currently being operated bya dry cleaner and has a total square footage of 5,357 square feet.Commercial Space -102 will occupy 2,756 square feet which isa separate application and resolution. •The proposed location is near similar restaurant uses tothe north,(Akashi and Rice: Houseof Kabob)aswellastothe south,(Old Lisbon,Station 5,andTemple).
