BACKGROUND: This property in the past was operating as a restaurant with an approved special use doing business as Trattoria Sole Italian Cuisine. The special use approval has expired for the prior restaurant because it has been closed for more than six month s. There are two parking spaces and a large awning in front of the building along Sunset Drive to provide cover for outdoor dining. '. ANALYSIS: (A) General Requirements . l. The proposed special use approval is determined to be of a compatible and complementary nature with the existing or planned surrounding uses. 2. The approval of this special use will have no future adverse effects that will harm the health or safety of persons residing or working in the vicinity of the proposed use, or be detrimental to the public welfare, property, or improvements in the neighborhood . The special use approval may be modified or revoked by the City Commission upon notification and public hearing. 3. The proposed special use approval shall allow only inside dining. If the business owner wishes to provide outdoor dining along the right-of-way of Sunset Drive or Dorn Avneue, the owner must seek the review and approval of the City Manager. 4. The proposed special use approval will not provide services thru a drive-in and of a fast food nature shall not be permitted. PLANNING BOARD ACTION: At the August 11, 2015 Planning Board meeting and following a public hearing, the Board voted 5-1 to recommend approval of the special use application PB-15-009.
