SOUTH MIAMI,FLORIDA.
WHEREAS,the Planning Board of the City of South Miami,
Florida,has considered the variances herein requested and made their
recommendations thereon,
NOW,THEREFORE,BE IT RESOLVED BY THE MAYOR AND THE CITY
COMMISSION OF THE CITY OF SOUTH MIAMI,FLORIDA:
Section 1.That Moises Gorin be,and he is hereby granted
the following variances:
1.Variance to relocate 5 feet of landscaped strip on
the Northeast side of the property.
2.Variance to allow 23.5%landscaped area on RO portion
of the site when 30%is required.
3.Variance to allow a landscape planter with a 23 foot
rear setback on RO portion of the lot where 25 feet is
normally required.
4.Variance to allow a Floor Area Ratio (F.A.R.)on RO
portion of site of .645 when .495 is normally allowed.
5.Variance to allow 52%lot coverage on RO portion of
site when 30%is normally allowed.
6.Variance to allow a parking deck of no more than 4'6"
elevation with a front setback of 9'when 20'is
normally required
as to certain described property located at the Southeast corner of South Dixie
Highway and Southwest 62nd Avenue,South Miami,Florida,and legally described
as:
Lot 15,in block 1,of LARKIN PINES,according to the plat
thereof,as recorded in Plat Book 24,at page 20,of the
Public Records of Dade County,Florida,less a strip of
land 16 feet in width off the Northwesterly side thereof
heretofore conveyed to Dade County,for Highway purposes;
and the North 7.5 feet of a 15foot strip of land lying
and being between Lot 15,in Block 1,and Lot 25 in Block
2,of LARKIN PINES,according to the Plat thereof,as recor
ded in Plat Book 24,at page 20,of the Public Records of
Dade County.Florida,which land is also described as lot
15-A of a revised Plat of part of Blocks 1 and 2,of LARKIN
PINES,according to the Plat thereof,as recorded in Plat
Book 53,at Page 41,of the Public Records of Dade County,
Florida;and lot 25 and North 1/2 of lot 26,in Block 2,of
a revised Plat of part of Blocks land 2,of LARKIN PINES,
according to the Plat thereof,as recorded in Plat Book
53,at page 41,of the Public Records of Dade County.Florida,
subject to plans as submitted anddrawnbyLawrenceA.Simon,Architectural
Design Unlimited,Inc.,dated February 28,1983,which plans are on file with
the Building and Zoning Department of the City of South Miami,Florida.
