CHANGING THE ZONING OF CERTAIN DESCRIBED PROPERTY
REQUESTED BY DENNIS JENKINS AND LOCATED AT
5813SOUTHWEST68TH STREET,SOUTH MIAMI,FLORIDA,
FROM C-3 (ARTERIAL COMMERCIAL)TO RO (RESIDENTIAL
OFFICE)AND AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF SOUTH MIAMI TO SHOWSAID CHANGE.
WHEREAS,the Planning Board of the City of South Miami has
considered the Change of Zoning herein requested and made recommendations
thereon,

Chairman Smith stated thepublic hearing wasopenandaskedifthere
was anyone present caring tospeakfor granting the request ofthe
applicant.
Mr.Stanley B.Priceof 2401 Douglas Road,Miami,Attorney,representing
Mr.Dennis Jenkins and Mr.Jenkins addressed the Board and explained the
reasonsforthe request.
There being nooneelsecaringto speak for oragainstthe request,
ChairmanSmithdeemedthepublichearing closed.
In responsetoChairmanSmith's request,Mr.McDowell statedthatstaff
recommendsapproval.Thisrequestrepresentsa down-zoning from C-3,
Arterial Commercial,to RO,Residential Office.It is in keeping with
theintentofthe Comprehensive Planto establish atransitionalland
use in this area,and will also serve to resolve an on-going dispute
about fire flow requirements for the development in question.in response
to a question Mr.McDowell al$o noted the existing structure would be
nonconforming a,nd that the applicant and his attorney understood this and
the implications of nonconforming status,
MOTION;By Mr,Coburn,seconded by ReverendStandifer,to approve
the change of zoning from C-3toRO.
