considered the requested variance herein and made their recommendation of
approval thereof;and
WHEREAS,StaffoftheCityof South Miami,Florida,has considered the
variance herein requested andmade their recommendation thereon;
NOW,THEREFORE,BEIT ORDAINED BYTHEMAYORANDTHECITY COMMISSION OFTHE
CITYOFSOUTHMIAMI,FLORIDA:
Section 1.That a variance from Article 9-8 of Section 1
Buildings Nonconforming As to Height,Area of Bui Ik Provision,of Ordinance
No.20-71-724,heretofore adopted as the Official Zoning Ordinance of the City
ofSouth Miami,Florida,for Michael J.Chi Ids,applicantfor Skidmore Enter
prises,Inc.,to allow the increase in area ofa nonconforming building where it
is ordinarily not permitted in accordance with latest plan by Scott B.Arnold,
datedSeptember6th,1984,markedexhibit "A"as tocertaindescribedproperty
located at 6600 S.W.62 Ave.,South Miami,Florida,and more particularly
described as:

TERRACE ADDITION,as recorded in

Section 2.This ordinance shall take effect immediately at

Variance to allow ten parking spaces where thir
teen are normally required.

MOTION:By Ronald Smith to approve.
Seconded by Edward Coburn.
The Board noted that the variance must be sought only because of
the plans to enlarge the building.At the present time the park
ing is adequate.Mr.Prentiss suggested that if the proposed
storage area were eliminated and the office area retained the park
ing would still be adequate and the building would be consistent
with the CI zoning.The Board agreed.
Mr.Smith withdrew his motion to approve.Mr.Coburn withdrew his
second.
MOTION:By Mr.Prentiss to deny approval.
Seconded by Ronald Smith.
VOTE ON MOTION:Yes -6
MOTION CARRIED UNANIMOUSLY.
STAFF RECOMMENDATIONS
HEARING //84-14
Staff recommends denial.
There is no hardship inherent in the land.Staff does,however,encourage
the revitalization of this site and commends the applicant's efforts to
improve this site.The plan as propscd,represents a major improvement
over existing conditions.
