WHEREAS,the Planning Board of the City of South Miami,
Florida,has considered the requested variance herein and made their recommendation
of approval.thereof;and
WHEREAS,Staffof the City ofSouth Miami has considered the
variances herein requested and made their recommendation of approval thereof;
,THEREFORE,BEITORDAINEDBYTHEMAYORANDTHECITY
COMMISSIONOFTHECITYOFSOUTH MIAMI,FLORIDA:
Section 1.That the following variances to Target Development
be,and the same hereby granted:variances to allow a lO'O"side corner setback
where 15'0"is normally required;variance from Article 8-5,Section 1of
Ordinance No.20-71-724,heretofore adopted as the Official Zoning Ordinance of the
City of South Miami,Florida,Lot of Record provision,to allow a single family
residence on a lot with 45'0"frontage where 50'0"is normally required as to
certain described property located at S.W.66th Street and S.W.59th Place,and
legally described as:
Lot9,Block2,LARKINSTOWNSITESUBDIVISION,
as recorded in Plat Book 2at Page 105 of the
Public Records ofDadeCounty,Florida.
Section 2.This ordinance shall take effect immediately at
thetimeofits passage.

Mr.Ed Bonkowsky,of Target Development,addressed the Board and explained
thatthis is the last of nine lots,puchased through HUD,to be developed in
thearea.
Mr,Cooper arrived (7:35).
Chairman Michelson asked if there were any present to speak either for or
against the application.There were none and Mr.Michelson declared the Public
Hearing closed„
MOTION:By Edward Coburn to approve the application.
Seconded by Ron Smith.
In response to questions by the Board Mrs.Wheeler explained that the variance
is required because the requirement of a dedication of fivefeet to provide
for widening the street leaves only 45*instead of the original 50'.She
further pointed out that should this variance not be granted the lot would
remain vacant as it is zoned residential.
Mr.Cooper asked that the Motion be split and each request for variance be
voted on separately.The Board agreed.
Further discussion followed concerning the original package of nine lots and
whether this lot was included in that transaction.
Chairman Michelson asked Mr.Coburn and Smith if they would be agreeable to
amend the motion to allow a separate vote on each part of the application.
MOTION:By Edward Coburn to amend the previous motion by dividing
it into two:The approval of a variance to allow a 10'
side corner setback and the approval of a variance from
article 8-5,section 1 to allow a single family residence
on a lot with 45'frontage.
Accepted and seconded by Ronald Smith.
Chairman Michelson asked that the second request be voted on first
agreed.The Board

section 1 of ordinance 20-71-724,City of South Miami Zoning
Ordinance,Lots of Record Provision,to allow a single
family residence on a lot with 45'-0"frontage where 50'-

Seconded by Ronald Smith.
Rev.Standifer asked for the Staff recommendations before
Diana Wheeler noted that staff recommended approval stating that precedent had
been established for 45»,and even 40',frontage lots and that it was felt that
as desireable a property as possible should be created at this busy intersec-
