ANALYSIS The subject property is located between Southwest 63rd Avenue and Southwest 63rd Court and two lots north of Miller Road.The property has an area of 43,320 square feetandis zoned RS-2.ThiszoningprovidesforLargeSingleFamily home sites with a minimum sitearearequirement of 15,000squarefeetand 100'of streetfrontage. Theapplicantproposestosubdividethelottocreate two back tobackbuildable lots with same zoning classification.Theproposed home sites would be28,320square feetand15,000squarefeetinareaand would havestreetfrontage of 138.55feeteach. Theproposed home sitesareincompliance with thecode requirements for RS-2 andare compatible with the surrounding area. The street frontageforpropertiesalongthe south side of Miller Drive varies between 49'and 110'with sitearearanging between 6,000squarefeetand 13,000 square feet.ThepropertiesalongtheNorthside of Millerhaveafrontage of about 100'with an area of about 13,000 squarefeet. The properties tothe west andnorth of the block containing thesitein question are located in Dade County and have varying streetfrontagesandsiteareas. In reviewing theproposedrequestithasbeendeterminedthatthewavier of plat meets the applicable sections of theLand Development Codeandthe Comprehensive Planandthatthisrequestisconsistent with previouswaiversandre-plat developments in the sameblock.
