The property was platted in1921and consists of several abutting Lots within Block2 of the Amended Plat of the Solovoff Subdivision.In1946 the existingbuildingwas constructed across the various abutting lotson the property;however,anofficialunity of title has not been recordedforsuchproperty.Therefore,the applicantsuppliedthisrequestto the City to meet thecoderequirementsforunifyingpropertyanddevelopment.During staffreview,nounity of title wasfoundin the city's records,hence the acceptance of this application to memorialize andrecord this unity of title with the appropriate legal instrument. Thesaidpropertyislocatedin the Specialty Retail (SR)zoningdistrictandwithin the Hometown District Overlay (HD-OV).Pursuant toSection 20-7.30(A)(l)of the Hometown District Overlay,if thedevelopmentprojectistobebuiltontwoormoreabuttingplattedlotsthenaunity of title isrequired.Additionally,Section 20-5.16(C)of the City's land development coderequires that the City Commissionreviewand approve the unity of title.ThePlanning&Zoning Department and the CityAttorneyhavereviewedtheattacheddocumentastoformandcontent.Approval oftheunityoftitledoesnotimply approval of the development project.All development on thissiteshallcomplywiththe requirements of the City's land development code.
