A RESOLUTION OF THE MAYOR &CITY COMMISSION OF THE CITY
OF SOUTH MIAMI,FLORIDA,RELATING TO A REQUEST FOR A
TENTATIVE PLAT,PURSUANT TO SECTION 20-4.2(B)OF THE LAND
SUBDIVISION REGULATIONS IN THE LAND DEVELOPMENT CODE,
AND SECTION 28-4 OF THE COUNTY CODE.REGARDING THE
PROPERTY LOCATED IN THE RT-6,"TOWNHOUSE RESIDENTIAL
DISTRICT,"LOCATED AT 6523 SW 56 STREET,SOUTH MIAMI,
FLORIDA 33143;PROVIDING FOR BONDING PURSUANT TO SECTION
17-9 OF THE CODE OF ORDINANCES,PROVIDING FOR A LEGAL
DESCRIPTION,AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS,the subject property is located at 6523 SW 56
Street,and is legally described as follows:
The East 228 Feet of The West 624 Feet of The South %
of the SW hi of the SW K of the SW M of Section 24,
Township 54 South,Range 40 East,Less The South 50
Feet Thereof,Lying and Being in Miami-Dade County,
Florida;and
WHEREAS,Cesar E.Molina,owner of the property,
submitted an application requesting a tentative plat,
pursuant to Section 20-4.2(b)of the Land Subdivision
Regulations;and
WHEREAS,Planning &Zoning staff have recommended
approval of the application for said tentative plat,which
is based upon (a)the merits of the application as it
relates to requirements in the Land Development Code and
(b)the application's consistency with the City's adopted
Comprehensive Plan;and
NOW,THEREFORE,BE IT RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF SOUTH MIAMI,FLORIDA:
Section 1.That the application submitted by Cesar E.
Molina requesting a tentative plat,pursuant to Section 20-
4.2(b)of the Land Subdivision Regulations,is granted;and
Section 2.That drawings submitted by the applicant,
as part of the record for this City Commission meeting,
prepared by Narciso Jose Ramirez,dated January 11,2000,
project number T6367,shall be the guiding plan for
deve1opment;and

Section 3.That this resolution shall take effect
immediately upon approval.

thedevelopment.Dedicated utilityeasementsareshownonthe tentative plat,includinga
twelve-foot (12')water easement anda ten-foot (10')easement forFPL.Theninelotsare
onseptictank.ThelocationisconsistentwiththeRT-6zoningonthenorthandwest
abutting properties.The east andsouth of MillerDriveare zoned RS-3 Single Family.
The proposed tentative platiscreatingtractsthatarelarger than required bytheland
development regulations forRT-6.Thedevelopmentisboth consistent withtheland
development regulations andthe Compressive Master Plan.
