Analysis The proposed waiver of platis intended tocreate two single familyresidential properties (parcels "A"and "B"),zoned RS-3"LowDensity Residential/'locatedat5980 SW 80th Street.The two parcelsatthislocationare consistent with the RS-3 "Low Density Residential"zoning on the north,south,eastand west. The minimum lot size within the RS-3 zoning use district is 10,000 square feet.The proposed wavier of plat would create lots that are17,388 square feet and14,038 square feet respectively. Pursuant to Section 20-4.2 of the City's Land Development Code (LDC), subdivision of land is governed by Chapter 28 of the Miami-Dade County Code of Ordinances.However,waivers of plat are subject to the provisions of the City's LDC,including Section 20-4.2(B)(2)(a)of the City's Land Development Regulations, which states inpart: (2)City Commission Findings.Priorto approving a waiver-of-plat,the city commission shall usethe following guidelines: (a)The building site created by the proposed waiver-of-plat will be equal toor largerthanthe majority of theexistingbuilding sites and of thesame characterasthesurroundingarea(thisshall be demonstrated using copies of theofficial plat maps forthe subject property and surrounding neighborhood).
