No. 206-09-13015RESOLUTION NO. 206 -09 -13015 A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE CITY OF SOUTH MIAMI DIRECTING THE LOCAL PLANNING AGENCY (PLANNING BOARD) AND THE PLANNING AND ZONING DEPARTMENT TO INCLUDE IN THE 2010 -2012 COMPREHENSIVE PLAN EVALUATION AND APPRAISAL REPORT A PROPOSED AMENDMENT TO THE COMPREHENSIVE PLAN CREATING A NEW FUTURE LAND USE MAP CATEGORY ENTITLED "RELIGIOUS INSTITUTION (TWO STORIES)" AND A CHANGE IN THE FUTURE LAND USE CATEGORY FROM PUBLIC AND INSTITUTIONAL (FOUR - STORY) TO RELIGIOUS INSTITUTION (TWO - STORY) FOR PROPERTIES LOCATED AT 6750 SUNSET DRIVE AND 6781 SUNSET DRIVE PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, the Future Land Use Map (FLUM) of the Comprehensive Plan contains a category entitled "Public Institutional" which permits uses such as public schools, municipal facilities, churches, temples, synagogues and hospitals and sets forth a four story maximum height limit for buildings; and WHEREAS, there is concern that religious institutions which are located in and abutting single family residential areas may be constructed to a height of four stories; and WHEREAS, a solution to this concern would be to create a new Future Land Use Map category specifically for "religious institution" which would be limited to two stories in height and which category should be applied to religious institutions located at 6750 Sunset Drive and 6781 Sunset Drive; and WHEREAS, pursuant to Florida State Statues all local governments must begin the preparation of the 2010 -2012 Evaluation and Appraisal Report which is a complete analysis and update of the Comprehensive Plan and includes recommended amendments to the document text and to the Future Land Use Map; and WHEREAS, the Planning and Zoning Department and the Local Planning Agency (Planning Board) are responsible for preparing the new 2010 -2012 Evaluation and Appraisal Report and are hereby directed to include in the 2010 -2012 Comprehensive Plan Evaluation and Appraisal Report recommendations creating a new Future Land Use Map category specifically entitled "religious institution" which would be limited to two stories in height; the new category is to be applied to religious institutions located at 6750 Sunset Drive and 6781 Sunset Drive. NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF SOUTH MIAMI, FLORIDA: Res. No. 206 -09 -13015 Section 1. The Planning and Zoning Department and the Local Planning Agency (Planning Board) are hereby directed to include in the 2010 -2012 Comprehensive Plan Evaluation and Appraisal Report a recommendation creating a new Future Land Use Map category specifically for "religious institution" which would be limited to two stories in height. Section 2. The new "religious institution" land use category is to be applied to religious institutions located at 6750 Sunset Drive and 6781 Sunset Drive. Section 3. This resolution shall be effective immediately upon being approved.
