Parkside Village Phase II Final Plat_CM report 10-1-13ÐÏࡱgle-family residences, while preserving the existing Shaw residence on Tract B. This application is the second and final phase of the development consisting of four new single
family residences to replace the Shaw residence.
On July 9, 2013 the proposed waiver of plat application PB-13-023 was presented to the Planning Board, and following a public hearing
the Board recommended approval of the proposed waiver.
Subsequent to the Planning Board hearing the applicant was informed by Miami-Dade County that this property was ineligible for
a waiver of plat, and it would be required to go through the County's plat review process pursuant to Chapter 28-4 of Miami-Dade County Code. The applicant withdrew the waiver of plat
request and proceeded to submit for tentative plat review by the County's plat division.
On August 23, 2013 the Miami-Dade County Plat Committee approved the application No.
T-23406
for the creation of four lots on Proposed Parkside Village Phase 2, Track B, for the construction of four new single family residences, which is the final phase of the previously approved
PUD-R. The "notice of action" on this application is attached for your reference.
The four newly created lots will be accessible from SW 57th Court that leads to a private road. To
facilitate this final phase of the development the existing one-story concrete block structure with concrete driveway and swimming pool, will be demolished. This is stipulated in the
adopted Resolution No. 136-97-10106 that the second phase consisting of four homes would replace the existing Shaw residence.

ANALYSIS:
The proposed final plat creates four single residential properties (parcels 17, 18 19 and 20), zoned PUD-R Planned Unit Development - Residential,
located at 5570 SW 84th Terrace, Parkside Village Phase 2, Track B (Figure 1). The four proposed new lots average to 6,155.57 square feet each. The four parcels at this location are
consistent with the PUD-R Planned Unit Development - Residential within the Parkside Village zoning on the east, south, and the west. The properties on the north are zoned RS-3 Residential
Single - Family. The proposed final plat is consistent with the requirements of Section 20-4.2(B) of the City's Land Development Regulations, which states in part:
(B) Platted Lot
Compliance. Every building or structure hereafter erected, moved or structurally altered within the city shall be located on a platted lot, except that the city commission may waive
platted lot compliance in accordance with section 28-4 of the County Code and the procedures set forth below.
The final plat is creating parcels that are consistent with the adopted
Resolution No. 136-97-10106 and single-family character of the Parkside Village PUD-R, Phase 1, which consists of detached two story residential single family units (Figure 2).
