RESOLUTION NO.56-14-14150 A Resolution relating to the review and approval of a Unity of Title request by Manaca South Miami Center,LLC,to unify the property located at 6138 -6144 South Dixie Highway. WHEREAS,Manaca SouthMiamiCenter,LLC,submitted a request forunity of titlefor propertieslocatedat 6138 through6144SouthDixieHighway;and WHEREAS,theUnity of Titlerequestisinconjunctionwithaproposedrenovationsand improvements of existing structures and property;and WHEREAS,thePlanning&Zoning Department reviewedtheunity of titlerequestand findsitincompliancewiththerequirements of Section20-5.16and20-7.30 of theland development code;and WHEREAS,theunity of titlemustbeapprovedbytheCity Commission and approved bytheCity Attorney astoformandcontent,andshall then be recorded inthe public records of Miami-Dade County prior tothe issuance of any building permits. NOW,THEREFORE,BE IT RESOLVED BY THE MAYOR AND CITY COMMISSION OF THE CITY OF SOUTH MIAMI,FLORIDA: Section 1:TheCity Commission hereby approves the Unity of Title document for: Lots 10 and 11 less the northwesterly 16 feet in Block 1 of Larkin Pines,according to the plat thereof;as recorded in Plat Book 24,Page 20;andLots 10A and 11A Block 1;and Lot21 Block 2 of the revised plat of part of Blocks 1and 2,Larkin Pines,according tothe plat thereof;as recorded in plat book 53,Page 41,of the Public Records of Miami-Dade County,Florida. BACKGROUND Theowners of thepropertylocatedat 6138 -6144SouthDixie Highway submitted aunityof titlerequesttounifytheparcels depicted inExhibit "A"ofthe backup material.Thesite consists oftwo abutting parcels withtwo folio numbers,located within the GR -General Retail zoning district.The main parcel fronts South Dixie Highway;the parcel totherearofthe property fronts SW 61st Avenue andis utilized for parking.The applicant indicated thatthey would be making parkinglotandbuildingrepairstoupgradetheexisting facility.
