ORDINANCE OF CITY OF SOUTH MIAMI, FLORIDA,
GRANTING VARIANCE AS TO SIDE SETBACK REQUIRE-
MENTS, LOT SIZE REQUIREMENTS'AND LOT COVERAGE
REQUIREMENTS, SO AS TO PERMIT CONSTRUCTION OF
A NON-CONFORMING LOT DESCRIBED AS LOT -6,
BLOCK 3, AMENDED PLAT OF HAMLET, PB 4/48.
WHEREAS, ALICE SHIPP, duly made application for variances
as hereinafter set forth so as to permit construction of a
duplex residence on said lands, and
WHEREAS, the Plan—ni—ng Board -of-the City -duly held a
public hearing on said application on August 22, 1967, and
recommends that the variances be granted, and
WHEREAS, the C1ty_'Co-'d'n6il, I after ter the holding of a duly
advertised public heai�inI4, finds that the exist'i'n'g-zaning
regulations create a uriiique and undue h- rdAlt;'as applied to
the .subject lands and concurs in the recommendation of said
Board,
BE IT ORDAINED BY THE MAYOR AND City COUNCIL 'OF CITY OF
SOUTH MIAMI, FLORIDA:

fron't.setback of 15 feet; rear se-tback'bf 22 'feet; North
side setback of 5 feet and-South 91ae street setback of
5 feet, with a maximum lot coverage of 31% on the non-con-
fokming lot legalW described as, to'-wit:
-Lot 6, Block 3, AMENDED"PLAT`'OF HAMLET,
according 'to the Plat thereof _as recorded
in Plat Book 4 At Page 48 Of , the Public
Records of Dade County, Florida.
The variance heeby grant4E�d.shail`be applicable only to setback

ments.
