1967-568ORDINANCE NO. 568 OP,JINANCE OF CITY OF SOUTH MIAMI, FLORIDA, AMENDING CODE OF ORDINANCES-OF CITY OF SOUTH MIAMI, FLORIDA, BY ADDING THERETO.A T N TO BE "' SECTIO DESIGNATED D SECTIOU N 20-16­1.5; THEREBY PROVIDING FOR -AN ADDITIONAL ZONING USE CLASSIFICATION- TO -BE- DESIGNATED RU-5P; PROVIDING CONDITIONS AND RESTRICTIONS APPLICABLE TO SUCH ZONE USAGE, PROVIDING FOR SEVERABILITY; PROVIDING FOR EFFECTIV_' DATE. WHEREAS, the Planning Board of the City duly held a public hearing to consider recommending amending` "the Code of`Ordinances by adding thereto a section °'to'be numbered 20- 20.1.5, thereby providirig':for an RU -5A zone classifica- tion and therefore recommends that the Code of Ordinances be so amended as hereinafter set forth, and WHEREAS, after the holding of a duly advertised public hearing, the City Council finds that it is to the r best interest of the City to follow such recommendations and that the proposed RU -5A zoning classification is a necessary and proper classification; 1 BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF' CITY OF SOUTH MIAMI, FLORIDA: 1. The Code of Ordinances of City of South Miami, Florida, is hereby amended by adding thereto a section to be designated Section 20- 20;1.5. Said section to read as follows- SEC. 20-20.1.5. (B) MINIMUM LOT wIDTH AND AREA. (1) Minimum lot width (in RU -5A districts) shall be seventy -five feet. (2) Minimum lot area shall'be 10,000 square feet. (c) LOT COVERAGE; SETBACK REd IREMENTSj ACCESSORY BUILDINGS• TYPE 'OF BUILDING PERMITTED, (1) Lot Coverage, There shall be no maximum lot coverage requirements: The structure, however, must comply with all minimum setback require- ments. (2) Principal Building Setbacks. (a) Minimum front setback shall be twenty -five feet. (b) M.iriimiim side street setback shall be 15 feet. (c) Minimum setback from interior side property line shall be fifteen feet. (d) Minimum setback from rear property line shall be twenty -five feet. (3) Accessory buildings. No accessory building shall be permitted. (4) Type of building permitted. The building to be erected shall be residential`-in exterior appearance and of masonry con- struction without store fronts or display windows. -3- C ..A >r� P (D) CUBIC CONTENT AND HEIGHT OF BUILDINGS. (1) ,Cubic content. The following minimum cubic content I content shall apply -in this district: (a) Office building . . . . . . 10,000 cu. ft. (2) Height. The maximum height of any structure shall be two stories but not to exceed twenty- four feet above finished grade, except where ground floor of building is to be used only for parking and service area, in which case the building may be two stories above ground level with maximum height of thirty -six feet. (E) OTHER SPECIFIC REQUIREIMENTS. (l) Parking. one car space (10' x 201) must be provided for each 300 square feet 'of floor �. space in the building, and 'in addition thereto the parking area shall nclde'`adequate interior driveway and ingress and'e-gress driveways to connect the parking space to the public street or alley. The parking area and ' driveways -must be paved and drained. No parking- shall be per - mitted in front of the front ' bui ldi:'iig line. (2)' Landscaping. All setback areas exclusive of parking ' area and driveway mu' §t be' grassed and su ably tan' sc`aped with shrubbery and 'frees so that the same shall be pleasing "`to' "the eye. Sprinkler system shall be installed to insure proper maintenance of all landscaped areas. (3) Signs. Roof, pro`ject'ing, neon, rotating and revolving' sign's shall be str"icfl`y p g perm roYiibited. One sign will be fitted, , -, said sign shall not exceed 12 square"-feet in in area and shall be mounted 'on•bu'ildigV wall or on a cantilever parallel with the wall or may be detached and located not less than 10 feet from the zoned street line. (4) Wa ��11. A decorative wall of masonry, rein- forced concrete, precast concrete, or other like material that will be compatible with the main structure, five feet in` height shall be e'r -e'd ed along all interior property lines "including the rear property Tine; provided however, in the event that the rear property line abuts a secondary road, said wall shall be set in 10 feet from the official right -of -%way of the secondary road and sa1a 10 'foot strip 'shall be landscaped; provided further, in the event that the interior side property line abuts property zoned RU -5, RU -5A, or a more liberal zoning district, the requirement for the wall along said common interior property line shall not apply. -4- f' i that the interior side properC`t line abuts property zoned RU -5, RU -5A, or a more lib - eral zoning district, the requirement for the wall along.said common-interior property line shall not apply. (5) Through Lots. Where the building site is on a through lot, the structure shall front on the principal road, and if there is any question as to which of the two roads is the principal road, the decision of the zoning Director shall be adhered to. (6) Sidewalks, Curbs and Gutters. No certificate of -occupancy shall be issued until such time as sidewalks, curbs and gutters are installed in accordance with the City requirements. 2.
